REQUEST FOR PROPOSALS FOR REAL ESTATE SALES AND BROKERAGE SERVICES The La Feria Industrial Development Corporation (LFIDC) seeks a real estate firm specializing in commercial and residential real estate to provide brokerage and sale services for real property owned by LFIDC, located in the City of La Feria. It is the intent of this Request for Proposals (RFP) to have the successful firm enter into a Professional Services Contract with LFIDC to supply real estate services as outlined herein. The initial list consists of various properties throughout the City of La Feria. The firm is expected to meet the redevelopment objective of LFIDC to sell properties to targeted industry sectors; therefore having a global reach will be important. The firm is expected to market the properties to budding entrepreneurs, existing firms and new firms seeking a new location.
Background The La Feria Industrial Development Corporation (LFIDC) is home to Our Lady of the Lake University is minutes away from Simon Properties Outlets Mall in Mercedes and nearby Downtown Harlingen, Texas. With properties made up of commercial and residential open space, LFIDC is committed to development that creates:
A vibrant live, work, learn, and play environment Centers of excellence for technology innovation, environmental sustainability, and “green” community development A variety of corporate, business, academic, recreational, and community services A strong sense of place based on smart growth principles Target Market Opportunities
As part of the overall planning effort, economic and market analyses revealed several potential land use opportunities and key market segments that are viable for the City of La Feria, including:

Request for Proposals To be considered, five (5) copies of the proposal must be received by the office of the La Feria Industrial Development Corporation, at 115 E. Commercial Ave., La Feria, TX 78559 by 4:00 p.m. July 6th, 2018; clearly marked on the outside should be “Proposal – Real Estate Brokerage Services”. Selection will be made by July 19th, 2018. The real estate firm will be paid strictly on a commission basis and will be expected to work closely with LFIDC-designated business attraction and economic development personnel and provide monthly reports to LFIDC leadership. LFIDC reserves the right to reject any and all proposals, or parts of proposals, when it is determined to be in the best interests of LFIDC. All questions should be sent to Jaime S. BROKER’S QUALIFICATIONS Respondents to this RFP shall have the following qualifications: Must be licensed and in good standing with the Texas Real Estate Commission Must have an excellent reputation in the real estate community Must be knowledgeable in the local real estate market and have a solid network of developers and site selectors Must be knowledgeable in the use of all public real estate records C. FEE SCHEDULE The proposed fee schedule shall include the following items: 6% Commission per property sold D. TERM OF CONTRACT The contract period for the successful broker/firm will be starting from the date of award, one-year (12 Months) with renewable options up to three additional oneyear terms, to be reflected in writing and signed by both parties within 30 days of completion of the previous term. The contract may be terminated by either party with 60 (sixty) days prior notice. E. EVALUATION AND AWARD PROCESS Issuance of the RFP and receipt of proposals does not commit LFIDC to award a contract. LFIDC reserves the right to postpone receipt date, accepting or rejecting any or all proposals received in response to this RFP, or to negotiate with any of the brokers/firms submitting an RFP, or to cancel all or part of this RFP. F. ORAL PRESENTATION/INTERVIEWS Firms submitting a proposal in response to this RFP may be required to give an oral presentation of their proposal. Additional technical and/or cost information may be requested for clarification purposes, but no way will change the original proposal submitted.
