Recently we have been part of unprecedented change in our neighborhoods, our schools, and in our industry. We have all faced uncertainty at unforeseen levels.

BUILDING THE FUTURE TOGETHER Marin Builders Association is committed to creating life-changing opportunities for young people in Marin. In addition to our annual Scholarship Program, we've collaborated with the Marin County Office of Education, College of Marin, Canal Alliance, and the Mario Ghilotti Family Foundation to help students gain invaluable experience in the trades. We provide a collaborative, local approach to construction workforce training that includes recruitment, training, and placement. College of Marin e2c Partnership Program A partnership with College of Marin and the Canal Alliance In addition to technical skills and job placement services, this program provides Canal Alliance clients with career, financial, and personal support to help ensure longterm career success.

Our Education to Career (E2C) construction skills program provides our students with the basic skills and confidence to enable them to join the workforce as productive team members. Our Scholarship Program offers an opportunity for high school seniors pursuing a college, university or trade school education to apply for a financial scholarship award. We emphasize the need for trained professionals in the construction industry. However, scholarship applicants may choose to pursue any advanced course of education in any field.

ROP Construction Technology Program A partnership with Marin County Office of Education Nearly three decades ago, the Marin Builders Association helped to create the Regional Occupational Program Construction Technology Class to help introduce high school students to the construction industry.
"At the ROP Construction class, we are building skills in construction. High school students and adults are learning tool safety and job site safety. We put power tools in the hands of teenagers. They are learning residential framing techniques, while building custom garden/ storage sheds from the ground up. MARIN BUILDERS NOW Who We Are and What We Do The Marin Builders Association is a group of dedicated professionals from over 560 local firms actively engaging the construction industry. We work with our dynamic team of volunteers, partners, and staff to responsibly build and improve our local community. We are helping our community build smart, build safe, and build local during a time of change and recovery for all of us.

We provide essential resources for our members including construction specific guidance and access to business building programs. We provide opportunities to connect with local industry professionals through our Building Women Group, Marin Remodelers Forum, Member Mornings, and our signature events.
In addition to our construction training partnership programs, we offer college and trade school scholarships to local students annually to help them pursue their educational aspirations.

We work with the Marin Economic Forum and local municipalities to help improve the permit customer experience for homeowners and building professionals. To date, our Customer Experience Measurement and Improvement Program (CEMIP) has engaged the cities of San Rafael and Novato, Town of Tiburon, and County of Marin. All reports are published at marinbuilders.com We take positions on issues of importance to our members; we monitor legislation that could reduce choice and increase costs for homeowners, taxpayers, and building professionals.

45th Annual Golf Classic: Luau on the Links Join us for our 45th Annual Golf Classic at Indian Valley Golf Club on Friday, August 27, 2021. Enjoy a day of golf, networking, good food and camaraderie. A large portion of the event proceeds supports our Scholarship & Workforce Training Fund with the goal of developing a qualified workforce to serve our community and to provide scholarships for deserving high school seniors as they continue their education in colleges, universities, or trade schools.

BEFORE HIRING A CONTRACTOR Check to see if the contractor is a member of the Marin Builders Association in good standing at marinbuilders.com. Check the contractor license number at cslb.ca.gov to make sure it is current and in good standing. Ask to see the contractor’s pocket license and a current photo ID. Ask for a list of current contact information (telephone number and business address) for the contractor, subcontractors, and suppliers. Find out from your local building department whether your project needs a building permit and confirm that your contractor will obtain all necessary permits. Get at least three contractor bids and references, and check out, in person, each prospective contractor’s recent similar projects.
Make sure all project materials and expectations are spelled out and signed in a written contract, including clean-up, debris removal, and site security. Ask your contractor if he or she understands your project expectations. Schedule and document each phase of your project and the corresponding payment schedule. Do not let payments get ahead of the work. Pay no more than 10% down or $1,000, whichever is less. Avoid paying in cash. Keep all of your project documents, including payments and photographs, in a job file. Try researching your contractor’s name online for additional reviews.
Ask whether your contractor carries general liability insurance for employees in case accidental damage occurs during the project, and workers’ compensation insurance for employees.

What You Should Know Before Choosing Your Team •
Whether you are building on a parcel of land or forging ahead on a remodel, building a complete dream team early on and with all players on board is the best way to ensure success, especially with budget and time in mind.

As with any other project, a big part of the success factor is liking the people with whom you are collaborating, both professionally and on a personal level.
•
Avoid letting cost drive all your decisions. Determine a list of nice-to-haves, want-to-haves, and must-haves so your team knows precisely where your priorities lie.
•
As opposed to competitively bidding the project, prepare to negotiate a bid with your chosen contractor to address the budgetary, scheduling, and design solutions together and to reach a plan that works for you.
Who Should Be on Your Team? GENERAL CONTRACTOR. Your contractor or project management firm should drive the entire construction process. Their involvement is essential to understanding the scale, scope, timeline, and cost of a project. They are ultimately responsible for the coordination and execution of all phases of construction, from inception to completion. DESIGN PROFESSIONAL. Typically, your design professional will be an architect. The architect you choose will depend on the scope, size, and style of your project. Your project management team can help you work through that process to find the best fit. Your contractor and architect will work together throughout the design and permitting process to ensure feasibility of construction, permit, and budget. STRUCTURAL ENGINEER. If your home design calls for changes in openings, such as windows or doors, or the relocation of a loadbearing wall, then you will need to engage a structural engineer, who will account for safety protocols and provide drawings for permit approval. Your project management team can and should help you navigate those decisions. INTERIOR DESIGNER. Projects often benefit from an interior designer, who controls the color palette and soft goods. Building a Dream Team
Which traits should you look for in a dream team member? A good meld of personality and working style. Maybe you have a good working history, or maybe you've only met briefly, but you can tell early on that you will have success working together on a project from a philosophical standpoint as well as personally. There’s trust and respect on both sides. Communication, transparency, and collaboration. On the ideal dream team, everybody is moving in the same direction. Look for team members that are strong and consistent communicators, are willing to be transparent about cost and timing, and have shown that they are willing to work with others to create solutions for their clients. Clear delineation of responsibilities. Sometimes there is crossover in roles—for example, this often happens with interior designer and architecture teams. Team members who have overlapping responsibilities need to be able to address those overlaps at the project’s beginning and work through them so that everyone is clear on who is doing what, as well as preventing tasks from falling through the cracks. Experts who know their area of expertise—and that is what they bring to the table. Everyone on the team should know their role and how it fits into the bigger picture. For example, at Cook Construction, we don’t try to be interior designers or architects. We are definitely there to build. But we love the opportunity to collaborate with others who have those skills and knowledge to get a project to its final phase successfully.
How to Choose Your Team Interview first. Look for people with whom you get along and whose values you agree with. When they talk about how they will approach your project, it makes sense to you. Look at the team member’s website for examples of their work. Does it resonate with you? Does their work fit with the result you are hoping to achieve? When you get to your “finalists,” ask for a couple of references. The references you receive should be closely aligned with your own type of project. For example, if you are doing a remodel, talk to other homeowners who have done similar remodels in scope and size.

What Makes a Building Project Go Smoothly A well-documented set of drawings. Contractors love highly specific and drawn out plans. The more accurate and precise, the better. This includes project scale, fixtures and finishes.
Smart and timely decisions on fixtures, finishes and other details. It's best if the clients choose everything up front, and do it in a timely manner so the contractor has what is needed to get started. A solid, but flexible budget. While the budget should be clearly laid out, there needs to be some built-in flexibility to compensate for unforeseen circumstances. For instance, discovering noncompliant structural issues, conditions that need be abated—such as mold or asbestos—or unexpected construction modalities that need resolving before the project can move forward. Changing course during the process. While clients can and do change plans mid-project, just be aware that changing a design in any way will ultimately increase the cost.

Once You Have Your Dream Team in Place It may sound obvious, but make sure that you are working together, cohesively, right from the start. Doing this will alleviate potential obstacles down the line. All team members should have regular meetings with everyone involved, especially at the beginning of a project, to discuss the project and how they will work together for the duration. Ask your team to provide a clear project schedule with very specific, defined milestones, including your own tasks and deadlines as the client. For example, the construction management company will need you to pick materials by a certain date so that they can be ordered on time. Ideally, the entire workflow for all involved parties is contained in one cohesive document and managed by your contractor. Define your budget up front with your dream team members. Ask what each member can do based on what you can realistically spend. A common misconception is that the construction will eat up your budget, but your contractor can work collaboratively to either prevent that, or meet the budget goal while also satisfying the needs of the project.
Tips to Make Your Dream Home Build Go Smoothly Establish trust with your team. Things can move quickly in the Bay Area, so trusting that your team can collaborate together and get it done is critical, as well as believing your team members have your best interest in mind when making decisions. It can be easy to get caught up in the emotional side of a project; after all, this is your home. While you will be involved, remember you have hired professionals for a reason. Try not to rush into the construction phase without first realizing how much is involved before any ground is broken or major deconstruction or demolition begins. Projects can go awry when the construction team is not involved with that first step. Take advantage of the ‘pre-construction’ phase to feel out your contractor more extensively and get into a nice rhythm before breaking ground. Remember, you are not required to stick with the same contractor for the project’s entirety.

IT’S FIRE SEASON IN CA: SOLAR POWER TO THE RESCUE Wildfire season in California is no longer a what-if, it is now a when-will-it-happen. Along with the certainty of wildfire season is the inevitability of power outages, including planned shutoffs designed to protect citizens from unexpected and potentially dangerous blazes.

Many homeowners may not realize how much of an advantage a solar powered home can have during a power outage, especially if it is properly set up at installation. Three local experts weigh in. Marin Home Resource Guide: How can solar power work in the event of a PSPS, or public safety planned shutoff? Elliott Jessup, Symmetric Energy: Solar power only works during a PSPS event if the system is designed to incorporate battery storage. With battery storage, the system can go into “island” mode, allowing you to access solar power through the battery. Jason Hamilton, Earthwise Energy Solutions: In fact, solar power systems without energy storage are mandated by electric code to shut themselves down in the event of a grid outage as a safety precaution to grid lineman. Phil Alwitt, SolarCraft: Aside from what we have today, there a number of renewable energy projects in the works that will come in handy during local power shutoffs and outages. For instance, future solar inverters, which are not yet available, will allow electricity to be used while the sun is shining and be instrumental during power shutdowns.

MHRG: How does battery backup work when combined with solar power? JH: The backup system consists of a battery, an auto transfer switch, meters, and load centers. Whether designed to back up only the critical loads of a home, or the entire home, a combined solar power plus battery storage system can detect a grid outage event and automatically transfer electric loads to the solar charged battery. EJ: It makes the most functional and financial sense to install solar and a battery backup system together. The solar panels will recharge the battery as long as the sun is shining. PA: Keep in mind batteries have a limited capacity, so during an outage, homeowners can extend battery life by turning off or limiting use of appliances and restricting the use of home systems, such as air conditioning. EJ: Also, battery storage is not just for backup, it can provide needed extra power to a home during peak use hours too. MHRG: What are advantages of using solar power vs. a generator in the event of a power outage? PA: Solar power paired with a grid-tied battery storage system offers a seamless transition to battery power—so seamless, in fact, that customers do not know an outage has occurred. While residential generators offer continuous power if fuel is available, they are noisy and require regular maintenance to ensure they will function when needed. MHRG: In general, what should customers know about switching to solar power for their homes? EJ: Three basics: solar provides resilience against local utility company reliance, it saves money over time, and it is better for the environment.

PA: It is important to hire an experienced solar contractor and not just any solar company—many companies are more marketing-focused than customer centric. Make sure to examine the company’s longevity in the solar industry and its ability to quickly respond to issues. JH: The 25-year lifespan of an average Marin residential solar power system will produce the electrical equivalent of planting 3,742 trees, taking 30.41 vehicles off the road and avoiding the consumption of 339.42 barrels of oil. MHRG: Anything else we should know about solar power and outages? JH: In addition to rate increases, utilities are proving to be a less reliable source of energy. Not only has solar decreased in cost since it was invented more than 60 years ago, but it is also proven to be an effective and steadfast source of clean energy. PA: Solar is a wonderful, clean, and quiet way to save the planet—and when combined with batteries, will help you keep the lights on during the next power outage.

ROOF MAINTENANCE Your roof is one of the largest parts of your house, protecting your entire home from heavy rains, strong gusts of wind, the sun’s heat and other weather hazards. WINTER Ice blockages are the main concern in winter. 90 percent of all emergency leak calls take place between December and February each year. • If you have a flat or low sloping roof, check it after each big rainstorm, making sure your drains are debrisfree and water can pass through. • Visually check your roof after high winds. Remove any tree limbs and other debris; inspect surfaces for defects. Check for shingles that have come loose or blown off.
SPRING Warmer days signal it is time to do another thorough roof inspection. Use the same Fall checklist, but also: • Inspect the interior of your home for visible signs of leakage in ceilings and attic space. Peeling paint, black mold spots and water stains are possible indicators of a roof leak. • Assess the overall health and serviceable life of your roof, especially if it is more than 15 years old.
SUMMER Many people tend to think about their roofs only when something happens, such as a water leak or hail damage, but taking care of your roof on a seasonal basis can prolong its life. The average lifespan of a roof is 15 to 30 years, but an unchecked roof can deteriorate in a shorter span of time. Here is a checklist of seasonal roof care tasks. Always enlist the help of a qualified and licensed professional, when needed.
FALL Fall is the best time to do a full inspection of your roof and take care of any repairs that might be needed before the rainy season.

Clear debris from gutters, downspouts, and drains. Inspect gutters for repairs needed at seams and tighten up brackets. Check shingles for damage. Hip and ridge shingles are more susceptible to wind damage, so pay special attention to these. Check for cracks in the chimney mortar and reseal with caulking. Brick chimneys are porous and should be water sealed every 6 to 7 years. Cut back overhanging trees and bushes to prevent damage to the roof surface and gutters. This also helps to prevent unwanted animals from accessing your roof.
Since you have been taking care of your roof all year long, you can: • Check for any signs of wear and damage to the shingles, gutters, soffit, fascia, flashing, chimney, and vents. If you have skylights, have these inspected by a skylight specialist. Have solar panels inspected by a solar specialist. • Summer is also an excellent time to schedule repairs from a local licensed professional, if needed.

Seeking escape and a little personal space, we begin daydreaming about reimagined spaces within our homes. Open floor plan designs, which have been highly desirable for the past 20 years, suddenly seem far less attractive and practical. We crave separation, but still want the balance of daylight reaching into every area of our home. As we work on our devices at the kitchen table, video conference in our bedrooms, and continue to feel trapped in spaces that are falling apart and are dated, inefficient, and have cluttered countertops, we reach out to remodelers to wave their magic wands and solve our work-fromhome woes.

Since the summer of 2020, the remodeling process has become a bit of a thorny mess. First, there is a backlog, dating back to when building departments and residential contractors were completely shut down from all new inquires, submittals, and in-home construction for several months. Building supplies have been scarce or completely unavailable, and when they finally returned to shelves, the prices were higher. Remodelers and construction businesses are now booked out weeks, months, or maybe even a year in advance. There is a shortage of trained remodeling professionals, with fewer younger people
Once you select your remodeling team, come up with a detailed plan and timeline, but keep it realistic. Your plan should include the following elements: • Schematic Design (approximately 4 weeks) • Design Development (between 4 to 10 weeks) • Pre-Construction (up to 6 weeks) • Materials Coordination (between 4 to 10 weeks) • Construction Administration and Permitting (anywhere from 6 to 20 weeks, including weekly meetings)

How do we find harmony with our need for more or better space and continue to live, work, and school together? It can be tricky, but it is not impossible. With some persistence, planning and a whole lot of patience, your dreams of a remodel that fits your new reality can come true. Start by making initial contact with several licensed remodelers, designers, and/or architects that catch your eye and set up your consultations. This process can take up to two weeks, depending on schedules.

Giving your project a longer leash to be completed will help keep you from feeling frustrated when things do not go exactly as planned. Keep in mind, even the big box stores and online retailers are out of stock of certain items and may not be able to promise a delivery date. Account for extended lead times for all stages of the remodel. Many vendors are backed up on projects. For example, the lead time for cabinet companies has jumped from 8 to 10 weeks to 18 to 20 weeks. Keep in mind that many building departments are still backlogged and working through multiple requests. They are human too, just like us. Be flexible with plans and decisions. If the materials you desire are on backorder, decide if you can wait for them, or compromise and choose something more readily available. JOHN POPE AWARDED PETER ARRIGONI BUILDING COMMUNITY LEADERSHIP AWARD The Marin Builders Association has selected John Pope as the recipient of the 2021 Peter Arrigoni Building Community Leadership Award. The award recognizes an individual for excellence in industry leadership and community involvement. Recipients are considered based on their dedication to industry, commitment to education, and their support of the Marin Builders Association goals and initiatives. The award was established in 2019 in honor of the late Peter Arrigoni who served as General Manager of the Marin Builders Association from 1977 to 2003 and served on the Marin County Board of Supervisors from 1968 to 1976. John is the Principal of Old Town Glass in Novato which he operates with his sister Michele. Old Town Glass is a secondgeneration, family-owned-and-operated business. As experts in the fenestration business, Old Town Glass, assists in design, code compliance, installation, and energy efficiency. John is a Marin native. In his teens, he attended Marin Catholic High School and worked at the City of Novato in community development. He also worked at Autodesk as part of the Marin County Office of Education's Schools to Career Program, a program still supported today by the Marin Builders Association. While attending the University of Colorado, John worked as a volunteer firefighter and emergency medical technician in Boulder County. Before John finished college he worked at Charles Schwab & Company at the Boulder Retail Branch and Denver operations center. After graduating with a degree in economics, he continued his work with Schwab and was relocated to San Francisco to work at Schwab International with a focus on the finance aspects of various subsidiaries. In 2003, John decided it was time to return to the family business at Old Town Glass, where he has been for the past 18 years. During his time with the family business, Old Town Glass has expanded its product offerings to include a robust selection of domestic and international products. 2021-2022 has the ability to provide clients with glass, windows, and doors from across Europe and Asia. Its team’s unique skill set allows product development through final installation of unique structural glass applications. John is passionate about providing bespoke solutions to designers and owners, working as part of a team to develop new products, and to provide specifically tailored solutions. When John returned to Marin in 2003, he quickly joined up with the Marin County Sheriff’s Office, Search & Rescue team (SAR) and Marin County Fire Department’s SAR team. Today, he serves as a Search Manager for Marin SAR. He is responsible for running incidents within Marin and throughout California. As a search and rescue leader, John has managed large-scale incidents for missing persons and filled operational roles in major disaster recoveries including the recent Santa Rosa and Butte County firestorms. Most recently, John was at the helm of the Marin Builders Association as the 2020 President of the Board of Directors. He worked tirelessly as a volunteer to help guide the association, its members, and the local construction industry through the challenges of the Covid-19 pandemic. With the exception of a few weeks in Spring of 2020, construction was deemed essential and firms needed to adapt to changing needs and requirements through the entire pandemic. As President, John prioritized helping association members and the industry by providing resources, connecting with county and local health & building officials, ensuring local construction firms and workers remained safe and productive. Rick Wells, Marin Builders Association CEO, shared this about working with John, “We are grateful to have had the right leader at the right time. John’s dedication and persistence helped us push through challenging times, and be there for each other as a team and as an industry. We’re thankful for his leadership.” John remarked, “I am honored to be considered for this award by a group that is fully committed to our industry and our local community. I hope to be able to give back in some way for many years to come.” The Marin Builders Association is honored to present the Peter Arrigoni Building Community Leadership Award to John Pope of Old Town Glass.
