WELCOME! On behalf of the Marin Builders Association Board of Directors, thank you for opening our 2019-2020 Marin Home Resource Guide. In this guide, you will find a combination of inspiration, ideas, and professional resources to help make any upcoming home or business project a success. Since the association's founding in 1958, our organization has changed and grown in many ways. Today, we have over 540 members guided by an all-volunteer Board of Directors comprised of 20 dedicated, local, and community-minded professionals. In 2018, we celebrated working together with our community for 60 years.

Today, we are addressing the concerns of the building community over the insufficient supply of skilled and trained workers. In partnership with several community organizations including the Mario Ghilotti Family Foundation, College of Marin, and the Marin County Office of Education, we are helping high school students and adults prepare for careers in the construction workforce. With our partners at the Marin Economic Forum, we are striving to improve and simplify the construction permit process for contractors and homeowners across Marin. Additionally, our community-wide scholarship program is approaching the $1 million mark in scholarships awarded over the past three decades. Over the next few years we will continue to upgrade our operations, including our physical and online resources, to best serve the needs of our members, our industry, and our community.

BUILDING THE FUTURE CAREER READINESS PROGRAMS Marin Builders Association is committed to creating life-changing opportunities for young people in Marin. In addition to our annual Scholarship Program, we've collaborated with the Marin County Office of Education, College of Marin, Canal Alliance, CareerPoint Marin, and the Mario Ghilotti Family Foundation to help students gain invaluable experience in the trades. NORTH BAY CONSTRUCTION CORPS - Marin Class Sponsored by Mario Ghilotti Family Foundation This program places well-trained and prepared high school seniors directly into the construction industry with local Marin Builders Association firms at the end of each class cycle. Students receive 50 hours of instruction and project-based learning opportunities. Each cohort concludes with a 2-week, on-site construction bootcamp followed by a hiring fair and possible job placement.

COLLEGE OF MARIN E2C PARTNERSHIP PROGRAM A partnership between the Marin Builders Association, College of Marin, Canal Alliance, and CareerPoint Marin In response to the North Bay’s high demand for skilled construction workers, the Marin Builders Association and our partners launched a new construction training program in late 2018. This construction training program targets entry-level prospects and provides the basic skills for success in the construction industry. In addition to technical skills, the program also provides job placement services and career, financial, and personal support to help ensure long-term career success.

Training the future leaders in our industry has never been more important. Mario Ghilotti’s vision was to encourage and assist the next generation to get into construction and the trades. We are so pleased with our partnership with Marin Builders Association, helping to bring the North Bay Construction Corps to students in Marin. – Mike Ghilotti, Ghilotti Bros.

But making your vision a reality requires due diligence, smart planning, and open communication. To get the results you truly desire, put yourself in the mindset of a project management professional to navigate the conversations, negotiations, and inevitable disruptions that come along with any remodel. Here are some ways to navigate the processes step-by-step:

PUT YOUR INSPIRATION BOARD TO WORK

A lot can be interpreted from a single photo, so take the time to articulate exactly what you love. Revisit your Houzz profile and/or Pinterest board and spend the time putting in detailed notes with each photo. This way your designer or contractor will be clear on your aesthetic and preferences.

MUST HAVES vs. NEED TO HAVES

What are you trying to accomplish? Besides scoping the area(s) of the home you want to renovate, make a list of the features, products, and spaces that you can’t live without. Then add a section of things that you’d like to have (but aren’t deal breakers). Create a ‘Must Have’ and ‘Need to Have’ list in a spreadsheet and start filling in with features. After you complete the first pass at this, re-evaluate it at least twice with a real budget in mind.

BUDGET BREAKDOWN

Most homeowners looking to remodel for the first time experience sticker shock, especially in the Bay Area where the cost of living drives up labor rates. In Marin, a complete kitchen remodel with mid-range finishes may start at $100,000 for basic cabinets and finishes without moving walls. If you’re changing the footprint of the kitchen or using top-of-the-line materials, the cost can easily exceed $200,000. Bathrooms are less expensive but still significant: A master bathroom remodel can range from $60,000 to $130,000 or more. It helps to get informed before you dive in for a reality check, and access the tools you need to keep costs from creeping up: • Talk to friends and neighbors about their experience – how much did they spend and who did they use? When it comes to costs, it’s best to ask for a range so you’re not putting anyone under the spot. • Be frank about your budget when seeking bids. Reputable contractors should be willing to share information

about their recent remodels and major drivers on costs. If you try to be evasive with what you actually have to spend, they can’t accurately guide you on what’s feasible, realistic, or idealistic. • Narrow your selection to between two or three licensed contractors when getting bids. For best results, select a contractor who specializes in your type of project and can walk you through a well-defined process. • If your budget doesn’t measure up to what you want to do, it may be better to wait. Go back to your Must Have / Need To Have list. If you find that you have to make too many concessions, it’s worth considering saving a little more to afford your vision, rather than compromising now and regretting it later. • Beware of the costs outlined on sites like Home Advisor, which tend to underestimate labor and include finishes which are lower in cost than what is typically chosen in Marin. You need to compare bids from reputable contractors that you’ve already screened.

4 SEEK THE RIGHT PROFESSIONAL

If you’re not moving walls and working within the same footprint, you can probably hire one or more of the following: general contractor, design/build contractor, kitchen designer or an interior designer. For most kitchen or bath remodels, it’s best to start with a designer or design/build contractor, which has a designer in-house. A general contractor needs drawings provided to them in order to bid the project. If you’re moving walls, windows or plumbing, then you likely need engineering. If you’re affecting the footprint of the home, then an architect is beneficial. A contractor or designer can bring in these experts for you. Bear in mind that if you forego working with a designer and solely go with a contractor, you’re missing out on a critical point in the process. A designer will make sure that materials are properly specified, fit together logically to meet code, and can help to avoid delays. For simpler projects with a strong, logical vision, you may be able to go directly to a draftsperson instead of a designer who can do the drawings to provide a general contractor.

LEAD WITH DESIGN IN MIND Think of Your Project as One Being Visualize your project as having a personality. Name it! It’s important to think about the big picture and determine the overall atmosphere and impression you would like to achieve. Choose a starting point from which the space can evolve and unfold. Begin with one piece as a focal point and work out from there to inspire all products, finishes, and fixture selections.

Design is not a Race, it’s a Process Begin the process early to allow for educated not rushed decisions. Waiting until the last minute for planning and design may result in choices made based upon availability rather than suitability.

Use Caution When Shopping Online The benefit of shopping in-store is the luxury of expert consultation to help you make informed and lasting decisions. If you find a discount for a product online, ask yourself these critical questions before you click "buy": • Do you have all the product information you need? • Does it include all the necessary components for installation? • Are you buying from a reputable seller? • Do you have refund, repair, or replacement options? MAKE UPFRONT DECISIONS

Fixed bid contracts are the law in California to protect both the homeowner and the contractor. By design, the law requires decisions on finish details up front so that your contractor can accurately estimate project costs. Make as many decisions at the beginning so that the bid can be as detailed as possible. Doing so will avoid problems during construction.

ANTICIPATE CHANGE ORDERS 6

Change orders come into play when something happens that alters the scope of the project. Frequently these arise when a homeowner adds a feature that wasn’t in the original plans, such as adding a wine refrigerator to a kitchen. Other times they are triggered by something that is discovered when the walls are open, such as asbestos or dry rot. Occasionally a change order occurs when a contractor makes an error, such as miscalculating the effect of a load-bearing wall on the design. Regardless of who has to pay for it, the project timeline is adversely impacted. As for costs associated with a homeowner making a change, expect to sign a physical change order and be ready to pay up front for the additional costs. 7

TIMELINE TRIGGERS

In this day of HGTV and Instagram, remodels seem to happen quickly. In reality, the process is arduous and sometimes painfully long. Many variables come into play that impact how long a project should take. Here are some timeline triggers to be aware of: • Planning with a contractor can take 2 to 4 weeks depending on the scope of the project and how quickly you can make decisions. • The permit process can be surprisingly quick or illogically long depending on the scope and location of the project.* • Material specification – it’s best to choose your finishes up front so that the delivery of items won’t hold up the timeline. 24

• Custom materials can take a lot longer than anticipated. Lead times will help you decide if they can even be considered. • Subcontractors are extremely busy. “What’s the fastest way to get a permit?” It’s a question that faces most homeowners looking to do work on their home. According to the California Building Standards Code, “No building or structure may be erected, constructed, enlarged, altered, repaired, moved, improved, removed, converted or demolished unless a separate permit for each building or structure has been issued.” Getting a building permit can be a daunting process involving multiple agencies and many weeks of review. Here are four tips to make the permit process easier.

STEP 1 Find out if you need planning department approval first It’s not uncommon for homeowners to invest thousands of dollars in design specs only to learn about code restrictions later. Before you start dreaming about and designing your new space, head down to the planning department in person to disclose the full scope of your project. They can help identify what the zoning requirements are including setbacks, lot coverage, and development limits, or if your project requires special planning approval (i.e. design review, use permit, variance, etc.).

Permits for smaller jobs such as water heater replacements, electrical panel upgrades, re-roofs, window replacements, and furnace replacements may be available the same day with minimal plan submittal. However, be prepared to submit detailed plans and specialized information (such as structural calculations and energy calculations) for a multi-week review process by multiple departments for many projects.

Choose the Right Material Pick plant material that is suited to Marin’s long, dry summers. These “Mediterraneanzone” plants also include species that are native to California. Check with your local nursery for suggestions on what plants are best suited to your area and microclimates in Marin.

Permaculture Techniques Soil retaining site work, permeable pavers, and passive and active rainwater harvesting can go a long way to recharge aquifers and renew watersheds.

Drip Irrigation This slow and precise application uses 30-50% less water than traditional methods. It can be used for most landscape areas, including areas of dense and sparse plantings. A system is worth the investment; it provides your plants with ideal conditions and saves you time and money. 34

Limited Lawns Lawns require an extraordinary amount of water, are expensive to maintain, and are reduced or eliminated in most new landscape designs. Keep lawns to 25% or less of your landscape area, and avoid lawns on sloped areas or next to hardscapes that shed water into storm drains.

Smart Controller Once considered a luxury item, a smart controller is a valuable tool to easily reduce or shut-off water when appropriate. Install a controller that can make daily adjustments for length of day, temperature, rainfall, and other factors.

Use Mulch A covering of mulch will reduce weeds and moisture loss while helping to enrich the soil. There are various types of mulch to consider for different landscapes, so be sure to select the best for your needs.

Soil Preparation Work compost into any soil type to improve water distribution and retention. In clay soils, it allows for more water to soak in. In sandy textures, compost-rich mixtures help retain water.

Pressure Regulation Every irrigation system has a desired pressure for optimum performance. High pressure in sprinkler systems can increase overspray and runoff. Be sure you’re setting and maintaining consistent pressure monitoring.

To feel enlightened throughout the design process, here's a quick breakdown of what each stage looks like from an architect's perspective: Pre-Design Pre-Design is an analysis of the client's requirements, building codes, zoning regulations, field studies, and site data. This research and planning phase is vital to develop recommendations on the feasibility and smooth operations of a project and may come at an extra cost.

The basic goal of Schematic Design is to establish the shape and size of the building, with some basic plans of the spaces. Schematic Design is where we figure out more or less how the building will look and operate. This phase has a great deal of sketching and modeling with sufficient meetings to outline the entire project.

In Design Development, the architect and client work together to select materials, including finishes and products such as windows, doors, fixtures, appliances, and materials. Preliminary engineering will start on the structure as well as plumbing, electrical, heating/ventilation systems, energy analysis and any other projectspecific systems. While architects can give budget ranges, only a general contractor can scope actual costs.

This is the largest phase and what most people think of when they picture the work of an architect. The architect and engineers will finalize all the technical drawing and engineering. HVAC systems, plumbing, electrical, gas, energy calculations, and all products and materials are selected and/or scheduled. Building or Planning Department comments will often be addressed under this phase.

Construction Administration

Bidding is where the owner selects the contractor for the job and signs contracts to proceed with construction. Multiple contractors submit bids on the job or the client can directly hire a contractor without getting competitive bids. The architect's role here will be to assist the client, answer contractors' questions, and provide any additional documentation if requested or needed by the contractor.

The Construction Administration phase is the longest scheduled phase, although not the majority of the architect's work. On most projects, architects do not supervise construction but periodically visit the job site to see progress and ensure the contractor is following the plans per the architectural design intent.

Communication and exchange of accurate information between all parties involved are key. A written acknowledgment between the architect and client to proceed to the next phase should happen at each stage of the project to make your design dreams a reality. Due to a growing concern by consumers to avoid unwanted and harmful chemicals, recent California legislation has moved paint manufacturers to an entirely new Low-/No-VOC (Volatile Organic Compounds) standard. This is great progress for providing more accessibility to environmentally friendly products; thanks to the new law, Low- and No-VOC products are easier than ever to find.

2. If looking to go beyond the no-VOC label, turn to credible, third-party certifiers for guidance. Traditionally, VOC levels have been the gold standard for promoting better-for-you paint or furniture products, but the label can be misleading: While the VOC standard focuses on a product’s environmental impact, it is a poor measuring stick to determine a product’s impact on health and well-being. An increasing number of people are reporting hypersensitivity to certain chemicals still found in most mainstream paint products. Here are a few insights to keep in mind if you’re considering alternative paint sources:

1. Understand that most paints in the mainstream marketplace contain toxic ingredients. Many Low-/No-VOC products still contain known carcinogens such as formaldehyde and silica, or other chemicals that can trigger respiratory or allergic reactions. For children and sensitive populations, finding the best-suited products requires additional research and experimentation to find what works best for each individual’s needs. The symptoms of chemical sensitivity can resemble an allergic reaction or hay fever and may take years to identify.

Organizations like Green Wise (www. greenwisepaint.com) or MPI Extreme Green (www.specifygreen.com) can help identify products that contain low chemical emissions. Often times these products are produced in LEED Certified manufacturing facilities and take additional, eco-friendly steps in packaging and recycling methods.

3. Understand the limitations of selecting these niche paint products. While the ecological and health benefits are many, there are significant trade-offs to consider. Many plant-based paint products aren’t as durable as mainstream options and can require more upkeep, or creative ways to reduce wear and tear. Since adding colorants increases VOCs, there are often limited color selections. To achieve a desirable look, Low-/ No-VOC paint requires additional costs and processes that can add up financially (and chemically). The demand for more rigorous standards is higher than ever. Until the market catches up, we can all take steps as consumers to vote for better-for-us paint products with our dollar.

BEFORE HIRING A CONTRACTOR Check to see if the contractor is a member of the Marin Builders Association in good standing at marinbuilders.com. Check the contractor license number at www.cslb. ca.gov to make sure it is current and in good standing. Ask to see the contractor’s pocket license and a current photo ID. Ask for a list of current contact information (telephone number and business address) for the contractor, subcontractors, and suppliers. Find out from your local building department whether your project needs a building permit and confirm that your contractor will obtain all necessary permits. Bring in a contractor early, but retain them with a contract with which you are comfortable. This will help you design a project that is low stress and within your budget. Get at least three contractor bids and references, and check out, in person, each prospective contractor’s recent similar projects.

Ask whether your contractor carries general liability insurance for employees in case accidental damage occurs during the project, and workers’ compensation insurance for employees. Make sure all project materials and expectations are spelled out and signed in a written contract, including clean-up, debris removal, and site security. Ask your contractor if he or she understands your project expectations. Schedule and document each phase of your project and the corresponding payment schedule. Do not let payments get ahead of the work. Pay no more than 10% down or $1,000, whichever is less. Avoid paying in cash. Keep all of your project documents, including payments and photographs, in a job file. Try researching your contractor’s name online for additional reviews.

MEET TOM BARR INAUGURAL PETER ARRIGONI AWARD RECIPIENT The future of Marin County’s building industry depends on the initiative and advocacy by today’s local leaders. In an effort to recognize outstanding individuals making a difference, the Marin Builders Association selected Tom Barr, vice president of estimating at Ghilotti Bros., as the inaugural recipient of the Peter Arrigoni Building Community Leadership Award. The newly-established annual award honors the late Peter Arrigoni who served as the General Manager of the Marin Builders Association from 1977–2003, and served on the Marin County Board of Supervisors from 1968–1976. In the spirit of Peter’s impact and local legacy, the award recognizes Tom’s industry leadership, commitment to education, and support of the Marin Builders Association.

Marin Roots Run Deep Tom is a fourth generation Marin County native whose career path brought him full circle with his familial roots. When his great grandfather first arrived in Marin, he started his own construction company in San Rafael. After Tom earned his degree in Civil Engineering from U.C. Davis, he joined the San Rafael-based Ghilotti Bros. Inc. where he has dedicated more than 30 years to construction and estimating ever since. Tom has a deep admiration and appreciation for this County he calls home. When he’s not working or volunteering his time, he can be found mountain biking on Marin’s infamous trails.

Leading With Resolve Tom has been a Registered Professional Engineer since 1992. Tom became active in the Marin Builders Association in 2010, the same year he also served as President of the Association of Engineering Construction 66

Employers. With encouragement from Peter Arrigoni, Tom joined the board of the Marin Builders Association in 2011. Three years later, Tom was elected as Vice President and in 2016, he served as President of the board. Throughout his career, Tom has experienced sizeable shifts in the industry and managed new challenges with considerable perspective.

Giving Back Since joining the Marin Builders Association, Tom has been actively involved in supporting all the organization’s committees, events, and initiatives to help advance the local industry and create deeper community connections. In addition to advocacy, Tom views the Scholarship program– the charitable arm of the association providing financial assistance for high school seniors– as a critical education platform for future generations to discover a rewarding career path. “Construction is a highly satisfying industry to be in.
