City council has passed a report that lays out the framework to give city staff guidance when it comes to considering applications for businesses on the west side of Roncesvalles Avenue. After a land use study of the area, staff recommended maintaining the existing zoning bylaw provisions and establishing a set of performance standards for the consideration of future non-residential use proposals in the area. The west side of Roncesvalles Avenue, between Marmaduke and Marion streets, is primarily residential with a few businesses including optometrists, a music school and a spa. However requests to permit non-residential uses, which are otherwise prohibited by the residential zoning designation, have slowly started to come in to convert the residential properties to commercial or mixed use and more are expected.
