The fact that our office has, so far this year, shared over $67,000 in profits with our agents is a testament to the strength of our business plan, our leadership and our agents. Hardinger said " We have had a tremendous start up. We have come from nowhere to number one in both units and volume in our local market area. Professionally Speaking

Dear Community,

For a Prosperous New Year in Moore County Hello, I’m Elizabeth Childers, the 2010 President of the PinehurstSouthern Pines Area Association of Realtors®. I would like to wish you and your family a prosperous 2010. I have been a Realtor® in Moore County since 1987 and have served on many community organizations. I previously served as the 1995 president of the Realtor® Association as well as local and state committees. Several weeks ago the Pinecrest High School Air Force ROTC displayed the colors of our great country during our holiday luncheon. I would personally like to thank the Pinecrest HS ROTC for participating in our program. These young women and men are a great asset to our community. I think it’s important during this holiday season to say thank you to the many Moore County Realtors® and affili-

ates who reach out to help those in need. An important responsibility of being a Realtor® is to give back to the community. Many brokerages and offices choose to participate in raising funds to support specific worthy causes. Many of our members, like Affiliate Marty Hefner and Realtor® Carol Haney work very closely supporting the Sandhills Coalition for the Needy. Brokerages like Keller Williams, Prudential GOS and Weichart-LaRose have special fund raising activities for food items, toys for tots or a special need. Also, through the Realtor® Association programs like Bike Santa, Habitat for Humanity and Toys for the Needy are supported. One of the goals of the Realtor® Association is to work to support the local community needs.

First-Time Buyers Fuel Optimistic Outlook Aided by the government’s home buyer tax credits, the outlook for housing and the economy appears headed for a sustainable recovery, according to the National Association of Realtors® (NAR). The association’s recently released 2009 Profile of Home Buyers and Sellers shows that first-time buyers accounted for a record 47 percent share of home sales over the past year, up from 36 percent in 2006. Paul Bishop, NAR’s vice presi-

dent of research, said “It’s interesting to note that the last cyclical peak of first-time homebuyers was during the last noteworthy economic downturn, with first-time buyers starting the chain reaction that led the nation out of recession.” Even though unemployment remains a concern in some areas, existing-home sales are expected to rise 13.6 percent in 2010. New-home sales are projected to increase 38 percent from 2009 levels.

“I will provide an outstanding mortgage experience from application to closing” NAR’s study also reveals positive trends for sellers. In 2009, 42 percent of sellers offered incentives to attract buyers, such as home warranties or assistance with closing costs. This approach clearly paid off, since the typical home sold for 95 percent of the listing price and netted the owner an equity

increase of 27 percent. For a free consultation to discuss which type of mortgage loan will work best for you, call Victoria Spannaus at Wells Fargo Home Mortgage at (800) 741-7813 or 910-692-6225. Reprinted with permission of The Printer, Inc.

Keller Williams Realty Ranked as Top Real Estate Franchise by Industry Leader and Entrepreneur Magazine AUSTIN, TEXAS (December 21, 2009) — Keller Williams Realty joined the ranks of the top franchises in the world last week, when the company was ranked as the No. 1 real estate franchise on the 31st Annual Franchise 500 list by Entrepreneur magazine. During the same week, the company was also voted the Most Recognizable Brand of Real Estate Franchises for 2009 in an industry-wide survey for the Swanepoel TRENDS Report. “The Swanepoel TRENDS Report is a respected source for the real estate industry and beyond, as is Entrepreneur magazine, and we are excited to see our agents honored in this way for all of their hard work,” said Mark Willis, CEO, Keller Williams Realty. “We certainly wouldn’t have been included on either list without the dedication and resolve of our agents.” According to the ranking in Entrepreneur magazine, the most important criteria to determine the top franchises included financial strength and stability, as well as growth rate and size of the franchise system. The magazine also looked at the number of years the company has been in business and the length of time it’s been FRIDAY, JANUARY 1, 2010

franchising, in addition to start-up costs and financial data. Additionally, Keller Williams Realty made an impressive showing on the overall list, placing higher than any other real estate franchise. The Swanepoel TRENDS Report is published by Stefan Swanepoel, a real estate industry speaker and insider. The survey was crafted to determine the Most Recognizable Brand for Real Estate Franchises for his report out in February 2010. The survey included votes cast by 11,000 plus real estate agents, who cast 390,000 votes to select the top 10. Earlier in the year, Keller Williams Realty also received the highest overall satisfaction ratings from home buyers among the largest full-service real estate firms from J.D. Power and Associates for the second year in a row. “We are extremely proud that our associates and company are being recognized for our strength and stability during this time in our industry,” said Mary Tennant, president and COO, Keller Williams Realty. “We attribute our success to being in business with phenomenal people and to our core business models, which have allowed our franchises to thrive during any market.” Special Ad Section - The Pilot
