Should We Be Thankful For This Housing Market?

It is that time of year when we gather with family and friends and reflect on all that we have to be thankful for this year. While we typically think of family, loved ones, friends, and good health. I thought it might be interesting to see if we have anything economically to be thankful for here in Moore County. This past week I had the pleasure of participating and speaking before the County Commissioners economic retreat. The retreat featured many great speakers and focused on many different aspects of the national, state , and local economy. I was asked to give a presentation on the condition of the local new housing market. In preparing my presentation I analyzed many charts and

mountains of data regarding the national, state, and local housing markets. Truth be told, the past national housing data has very little to be thankful for… The silver lining in the dark cloud that has been the national housing market – is our local market has far out performed the national averages and is in fact one of the strongest housing markets in the nation. Keep in mind ‘strongest’ in today’s economic climate could be to say our market has decline far less than 96% of markets nationally. If you look at the national data for housing starts and housing values; central North Carolina has far out performed the na-

tional averages. In fact the three last regional new housing markets to slow down in 2008 as the housing bubble burst were Seattle, Portland, and central North Carolina. My favorite housing economist is Mark Zandi, PhD & Chief Economist at Moody’s Analytics. I had the pleasure of meeting Mark back in 2006 when he was a lone voice correctly predicting the severity and length of the current housing recession. (Mark went on to be Sen. John McCain’s chief economic advisor during his Presidential bid) Mark’s sober and negative economic forecasts earned him

the nicknames of “Doctor of Doom” and the “Dismal Scientist” amongst builders; as he correctly forecasted the housing declines in the housing market during the 2006-2010 period. But today even Mark Zandi – the “Doctor of Doom” is forecasting a housing recovery in the next 4-8 quarters. So while there are plenty of threats to the housing recovery of 2011 & 2012: Federal supports slowly being withdrawn from the residential mortgage market, possible deflation, possible inflation, a weakening US dollar, the European debt crisis, etc… It looks like a steady but measured housing recovery is a real likelihood in the next 6-12 months. As one of the fastest-growing segments of the housing market, first-time buyers are driving the demand for smaller, less expensive new homes. Between 2007 and 2009, 41 percent of the 8.4 million Americans who purchased a home were first-time buyers. The typical first-time homeowner was 34 years old and had a household income of $67,000. They purchased homes with an average market value of $184,000 compared to $297,000 for tradeup buyers. The large majority of first-timers purchased single family detached homes that averaged 1,874 square feet — well below the

Tips for winterizing your home against indoor allergies

(ARA) - Spring and fall are the most notorious allergy seasons, but as any of the estimated 50 million Americans who suffer from allergies know, winter can be just as uncomfortable. As we move our lives back indoors, we often seal up our homes to prevent the cold from seeping in. While that's good for energy bills and staying warm, if you don't take some precautions, it can cause problems for those with indoor allergies. To make sure that your home is a healthy one throughout the season, start taking action against allergens as you winterize your house. According to the Asthma and Allergy Foundation of America (AAFA), some of the most common indoor allergens are mold spores, dust mites and pet dander - so pay special attention to preventing those. As the weeks pass, keep to a schedule of cleaning that will maintain a lower level of allergens. Here are some tips to help you make your home a haven where allergy sufferers will feel comfortable. * Don't let towels pile up. Whether in the kitchen or the bathroom, it's important that damp towels aren't left to sit in a pile. The moisture they retain can create perfect conditions for growing mold or provide an ideal home for mites. Hang towels so that they can dry fully and launder them in your washing machine at least once a week to get rid of mold spores. * Stop the fur from flying. AAFA notes that cat dander is the most common pet allergy. But whether you have a dog, cat or other furry critter, they can cause discomfort for any members of your household with allergies, as well for any guests who come to town for holiday celebrations. To cut down on allergens from both dander and saliva, be sure to wash your pets' toys and beds regularly. Vacuuming up pet hair is also an essential step. A vacuum cleaner like LG's LuV300B Kompressor is a good option because its HEPA filter captures 99.97 percent of common household allergens. It has also been certified "asthma & allergy friendly" by AAFA. Giving your pets regular baths and brushings can also help to cut down on the amount of hair and dander that they shed. * Make your bed and sleep in it. If your sleep is being disrupted by allergy symptoms, you need to make sure that your bedding isn't part of the problem. Mite-proof bedding and mattress or pillow cases can help cut allergens, but you should

also remember that washing, cleaning and replacement are important. Some washing machines from LG feature the Allergiene cycle, a specialized steam cycle that helps to kill dust mites and their eggs; it's the only such cycle that has also been certified by AAFA. While you're washing your sheets and comforters, take time to vacuum your mattress with a HEPA-filter equipped vacuum. Pillows should be replaced every two years and it's suggested that mattresses be replaced every 10 years. * Don't forget decor. Vacuuming your floors is a given, but to really make an impact on the allergens in your home, you need to pay attention the rest of your decor as well. Area rugs in the living room or bedrooms, as well as kitchen and bath floor mats need to be vacuumed often and, if possible, laundered regularly. Cleaning the upholstery on your couches and chairs is another essential step - pet hair and dust mites can settle there and irritate people with allergies. Large capacity washing machines that are certified "asthma & allergy friendly" are ideal for large items like throw rugs and slip covers from your couch or easy chair. If they can't go in the washing machine, have them professionally cleaned. And while they beautifully frame your views, your window treatments might be making your life uncomfortable. Make sure that you vacuum and launder them as well. "It's important to remember that even in cold weather, allergies don't go away," says Mike Tringale, vice president of external affairs for AAFA. "And while cleaning your house to remove allergens won't eliminate your allergies, it will have a significant impact on your health, during the winter and throughout the year."

Money in the attic? How a simple project can lead to big savings

(ARA) - Most homeowners rarely venture up to their attics, but as winter approaches, many will make the annual trip upstairs to put away warmweather items and retrieve holiday decorations. While a home's attic is ideal for storage, smart homeowners realize that their attics also represent a great opportunity to save money. How? Similar to the human body, the largest source of potential heat loss in a home is through the top. Thankfully, attic insulation works like a thick winter hat - it traps the heat inside so your house stays warm and comfortable. More than 60 percent of U.S. homes are under insulated, and the average home needs up to 19 inches of fiber glass attic insulation for maximum energy efficiency. By using a tape measure to check the depth of their attic insulation, homeowners can easily see if their homes are up to par. Homeowners can reduce their homes' heating and cooling costs by as much as 20 percent through proper insulation and air sealing techniques, according to the U.S. Environmental Protection Agency. "Homeowners are always looking for ways to stretch their household budgets, and there's no better time than now to be proactive about reducing your home's energy use," says Kateri Callahan, president of the Alliance to Save Energy, a Washington, D.C.-based nonprofit dedicated to promoting energy efficiency. "Heating and cooling can account for nearly half of a home's energy bill, and there are many

smart, economical steps homeowners can take to cut their monthly utility bills and increase the overall comfort of their homes." Installing attic insulation and other simple steps After measuring the depth of their existing attic insulation, homeowners should estimate the current performance of their homes by utilizing an online energy-efficiency tool, such as the Home Energy Analysis test available at JMhomeowner.com. "One of the best ways to get started is to evaluate your home's potential for energy savings and then develop a game plan focused on the projects that will provide the best return on investment," says Mike Lawrence, vice president and general manager of Insulation Systems for Johns Manville, a manufacturer of building products. "An online assessment can help determine a home's insulation needs, such as the recommended amount of insulation for your region and the appropriate R-value for your project. Such tools even provide a product guide that can be taken to Lowe's to help identify the best insulation products for the job." Once the appropriate materials have been selected, DIYsavvy homeowners can install the insulation themselves by simply placing insulation batts or rolls into the floor joists of their attics, on top of any existing insulation. Not interested in the do-it-yourself approach? Hire an insulation contractor seek recommendations from friends or family or speak with a reputable retail outlet

about available installed sales programs. In many cases, additional attic insulation is one of the most effective ways to improve a home's energy efficiency. Homeowners looking to take it a step further should also take advantage of the following low- or no-cost opportunities: * Weatherize your attic: By using caulk, spray foam or weather stripping to eliminate any holes or gaps that may exist in the floor or walls of their attic, homeowners can stop costly air leaks. * Install a programmable thermostat: The EPA reports homeowners can save about $180 a year by properly setting their programmable thermostats and maintaining those settings. * Insulate your water heater: Adding a hot water heater blanket around older water heaters can reduce excessive heat loss. It's also a good idea to insulate the hot and cold water pipes extending a few feet from the water heater. * Mind your chimney: Fireplace chimneys are a source of heat loss. Keep your fireplace damper closed when not in use. * Take advantage of passive heat: Keep south-facing window blinds and drapes open while it's sunny to absorb solar heat during the day, and close your window blinds and drapes at night to retain the heat.
