Purchasing Your Land
Location, location, location! Your lot will be an actual part of your new home and where you plan to live. Be sure that you're completely happy with it. If you have doubts about how you'll feel 1 year, 5 years, or 20 years from now in this location, you may need to search some more for your new home's lo-
cation. It is a much better idea to find the ideal lot before you finalize the design plans of the new home. The land can play a large roll in how the design plans will work. The style, shape, size, foundation type, width, and etc may all need to be adjusted to certain land features and criteria. If
you have decided to purchase the plans first, be sure that you know what criteria to follow for the lot you select. Construction blueprints are non-returnable. There are building restrictions and protected covenants in many development areas. These are minimum standards for new constructions with more stable, controlled home values. If you want a large lot, consider the time and money it will require keeping it maintained. Be sure of the requirements on basements, crawlspaces, or slabs that you may choose to use as your foundation. Also, consider the orientation to the sunrise and sunset if you are concerned with interior heating and cooling consideration. If the requirements do not suit
your preferences, it may be worth the extra cost to find a different location, even if it is more costly. Be skeptical of "bargain lots". If the price is to good to be true it quite possible is. If the price is much lower than the communities normal price range, there is probably a reason. Look for problem areas. Check the drainage; low spots where water can lay can be the result of poor soil conditions. This can affect drainage, foundation design, sanitary disposal, topographical problems, difficult restrictive covenants or easements, availability of utilities [water, sewer, electric, gas]. It may be beneficial to

consult a local professional before making the decision to purchase. Be cautious, but be wise. It may be difficult to find a good lot, so if there are problems that you can work with or around you may still want to consider the purchase.
Make the best effort possible to build in an area with homes that will be comparable. The surrounding homes will have a major impact on the resale value of your home someday in the future. You shouldn't overbuild and have a high valued home in an area with homes of much less value as this will lower the value of your home. Even if you have built the most unique and
most beautiful home in the area, it will be difficult to sell later since it does not blend with the neighborhood. Look at the survey that was done on the lot. The seller should be able to provide you with a copy of the survey prepared by a registered surveyor. It should show all legal easements, setback requirements, baseline elevations, and possible wetlands, which you may not be able to build on. The last required step is to insist on and pay for a title search and title insurance. If there would ever be a dispute over the land ownership, the title insurance would be an asset. Most lending institutions will require a title that is 'free and clear' before they will negotiate on a loan.

How you can do your part - and save money by conserving water
(ARA) - Water may not be the renewable resource you think it is. In fact, 36 states anticipate shortages by 2013, according to U.S. government estimates. But the good news is there are multiple ways you can reduce the amount of water you use in the home, which in the end will save you money on your water bill. There are ways to cut back on the waste with every toilet flush, every time the shower runs or each time vegetables are washed in the sink. The Environmental Protection Agency promotes water efficiency and enhances the market for efficient products, programs and practices using the WaterSense label. Several manufacturers that actively support WaterSense are taking the federal mandate of 1.6 gallons of water per flush to a new level. Kohler Co. has developed toilets which use only one gallon of water, and there are several models available at the 1.28 gallons-perflush level. Dual flush toilets allow users to choose a level of
water -- 0.8 gallons for liquid wastes and 1.6 gallons for solids -with improved flushing technology, meaning consumers are not going to lose out on performance or design. If the average family of four people changes their old, 3.5 gallons-per-flush toilet for a high efficiency, 1.28 gallons-per-flush toilet, they could save 20,000 gallons of water a year. If every household did the same thing, more than 1 billion gallons of water would be saved. "Homeowners are wanting energy-efficient appliances to save money around the home, and they shouldn't overlook plumbing products," says Master Plumber and Contractor Ed Del Grande, host of "Ed The Plumber" on the Do It Yourself Network. "By replacing toilets with newer models that flush much less water, but still perform to expectations, an average family can save a lot of water. And we know that performance cannot be overstated. What good is a water-saving toilet if you have to flush
twice?" But toilets are just the start. The standard rate of water flow in the shower is 2.5 gallons per minute. That can be cut in third by installing a high-efficiency showerhead, and many showerheads can be adjusted to get the high-pressure power massage, if wanted. The third water-saving opportunity in every household takes the least amount of work. Faucet aerators are the screens water passes through as it leaves the spout. The replacement of a 2.2gallons-per-minute aerator with a 1.5-gallons-per-minute aerator reduces water usage by 30 percent. Added to her $20,000 downpayment, she’d be able to buy a lovely townhouse in the $185,000 price range. Worksheet #2 makes it plain, however, that Marilyn’s overall debt dramatically reduces her purchasing power. In reality, she can only afford a home priced at about $137,000. Even if she applies for an FHA loan — which permits a slightly higher debt load — she’ll have to sacrifice many items on her new-home wish list. While Marilyn could delay buying a home while she pays off the car loan and credit cards, she should also consider purchasing now. Even though she’ll pay a slightly higher interest rate on a low-
downpayment loan, using some of her $20,000 fund to eliminate those other debts may be the better option. Not only will she be locking in a home loan at today’s super-low interest ratesshe’ll be able to claim a sizeable mortgage interest deduction on her next tax return. Although your individual situation may vary, Marilyn’s example points out how it can pay to look at your home buying potential from every angle before the house hunt begins.
