What are comparable sales?

Over the last few weeks we have been looking inside the world of automated valuation models (AVM's) as they are used by internet websites to answer the question "What's my home worth-now? Now let’s look at what is called in the real estate industry “comparable” sales. We’ve all heard the word “comp.” However, the word means different things to different people. Professional Appraisers and Realtors® use the word "comp" to mean a comparable sale, they are looking to compare apples to apples. A real estate professional sees the total market and how a property fits (or compares) within that market. When you pull up a property on an Automated Valuation Model you’ll generally find a list of top “comparable sales.” Their idea of a "comparable sales" property is all about Proximity. What does that mean? Automated Valuation Models select comparable sales based on their distance from the

subject property. A selected "comp" based on proximity may be a home built earlier or later than the subject property, or it might be new construction. It can even be a townhome or condo. AVM computer models see properties that have sold within the closest proximity to a property. Just because a home sold near your home does not automatically make it a comparable sale. In a unique market such as Moore County local knowledge and experience is mandatory in determining a "comp’s" fair value. If you compare a 1970’s brick ranch to a one year old two-story contemporary, it’s not a fair comparison. If you compare a golf course home with an in-town home, it's not a fair comparison. It all comes down to understanding what makes a comparable a usable comp. If you really want to know what your home is worth now, call a real estate professional, call a Moore County Realtor®.

A study conducted by the National Association of Realtors® (NAR) reveals that four out of ten recent homebuyers financed their purchase with an FHA-insured loan, and the same number of buyers made a downpayment of only 3-6 percent. Clearly, the economic recovery act signed into law last year has helped millions of American families purchase or refinance their homes

using affordable FHA mortgages. NAR’s survey also shows that the number of prospective homebuyers increased 45 percent from November 2008 to November 2009, even though the number of home sellers stayed at about the same level. Heat Your Home Efficiently This Winter Season

As the temperatures drop this winter season, one thing inevitably rises — your home fueling costs. Like many of you I just received my utility bill for the month of December and received a bit of late holiday surprise. My heating bill (electric) was almost twice the amount normal for this time of year. My first thought was all the Christmas lights; but even that didn’t explain the large bill. I then remembered slightly opening the flu on our old brick chimney to let out some of the heat from the gas logs during a Christmas party we hosted last month. What I didn’t remember was closing the flue after the party – because I didn’t. The lesson learned was that just a one to two inch wide gap to the outside can cost you hundreds of dollars each month. Now you might say I don’t have any two inch gaps in my home… but do you have an eight of an inch under your front door? Do you have a slight gap between window panes? Are the external electrical outlets on your house well insulated? How well insulated is your crawlspace? It can all add up quickly to the equivalent of a window being half open all winter. According to the U.S. Department of Energy (DOE), families spend on average $1,400 a year on home utility bills — with home heating and cooling making up roughly half of the cost. With this winter’s chilly forecast, ensuring your home is energy-wise is essential for your comfort and your budget. Here are some ways PAGE 12

that you can keep the cold out and the costs down this winter: Caulk and seal air leaks in your house. By reducing air leaks, an average household can cut 10 percent of their monthly energy bill. While sealing windows and doors can help, usually the worst culprits are utility cut-throughs for pipes (plumbing penetrations), unfinished spaces behind cupboards and closets, and gaps around chimneys and recessed lights. Your local builder or remodeler can recommend an energy auditor to help spot the inefficiencies. Check your insulation. The DOE recommends you check and replace insulation in your home if you have a home built before 1980. A great place to start is the attic. For attic insulation, make sure the R-value falls between 30 and 60. What many homeowners don’t realize is that even if your home’s attic was blown to R30 when is was built; over 10 to 15 years it is very common for the insulation to compress with time down as low as R10. Local insulation companies can “overblow” your existing compressed attic insulation with a R19 blanket to return your home to a R30 rating for around $700 dollars for a 2,400 square foot single story home. This represents one of the best values for you money in terms of insulation. Upgrade your thermostat. If your own a heating system that is older than 10 or 15 years, you may be able to lower your utility costs by upgrading to a programmable thermostat; which automatically lowers the

heat at night or when you are not home, which can save up to 10 percent on your annual heating bill. However, be warned many newer very high efficiency systems actually are less efficient when controlled by a programmable thermostat. So consult with your heating and cooling technician for advice on your system. Perform routine maintenance. Clean or replace filters on furnaces once a month, or as indicated by the manufacturer. Make sure radiators, baseboard heaters and warm-air registers are clean of debris and are not being blocked by furniture or draperies. Also be advised that many of the new and expensive “hypoallergenic” filters can actually make your system less efficient. Most central heating and cooling system were designed for normal filters. The more expensive “allergy filters” contain a finer filter material and by their nature can reduce the amount

of return air flowing into the system from the house thereby reducing its efficiency. As an added benefit, some energy-efficient improvements may qualify for a federal tax credit.
