What It Takes To Be a Home Builder

Today’s new homes reflect changing market preferences and integrate elaborate designs and consumer desires into the floor plans and construction of the homes. And successful home builders have the knowledge, organizational skills and drive to build them. But what does it really take to build a house? Like a CEO, a home builder relies on a number of workers to get the job done right. A home builder guides dozens of skilled artisans and professionals, including carpenters, architects, engineers, plumbers, electricians, painters and landscapers. The builder must

understand all of the home’s complex systems and know enough about each contractor’s trade in order to coordinate this skilled team to build and sell a quality product. Some home builders develop the land on which the homes are built. In this capacity, they act as the land surveyor. They look at a piece of land to determine whether it complies with zoning regulations, local planning laws and environmental restrictions, and whether it is suitable for development. The home builder studies the lot’s topography, searching for rock outcroppings, shallow depth bedrock,

shallow groundwater, natural drainage sources and dense vegetation. Landscaping options and erosion control also have to be considered. Once a builder determines that a site is suitable for construction, they must navigate the permitting process. Home builders serve as liaisons with their communities and local government officials. They research and study local building codes to determine what can be built in a given location. In most localities, building codes govern building, plumbing, heating and air conditioning, electrical systems and fire safety. After studying the building codes, the builder collects all the required permits from various authorities before proceeding with construction. Once the permits are obtained, the builder

will prepare the site and select how the home will be situated on it. The home builder then oversees the entire construction process, which includes—but is certainly not limited to— laying the foundation; erecting the framing, roofing and siding; building the walls; and installing the plumbing, heating and electrical work. A home builder acts as an inspector. The local building department will inspect the construction site for code violations throughout the home’s construction. But a professional home builder will make certain the home meets both code and warranty guidelines long before and after the officials show up.

Once the house is finished, the builder informs the appropriate municipal departments that it is ready for final inspection and the approval that the home is safe for its new owners to move in. Professional home builders strive to deliver a home that will make their customers happy. To meet this objective, they act as public relations professionals. The builder will discuss the construction process and building schedule with the buyer, and plan times when the buyer can tour the building site and ask questions about the status of their new home. Home builders are also businesspeople who establish a network of reliable and quality materials suppliers and

trade contractors with whom they conduct business on a regular basis. Home builders are schedulers and record keepers. They must think on their feet, keep complex construction timelines and tackle multiple tasks simultaneously in order to keep the construction process moving forward and ensure the home is completed on schedule. All in all, home builders must wear many, many hats in order to deliver a home where the new owners can hang their own hats, raise a family and build lifelong memories. Tips for choosing the right water heater for your home

(BPT) - If all is working well, most homeowners put little thought into their water heater. But when this critical appliance fails, it can be a nightmare that halts a home's productivity completely. With no hot water for washing dishes and clothes - let alone for bathing - homeowners are left scrambling to find a new water heater as fast as possible. While waiting until an emergency occurs to take action isn't uncommon, more and more homeowners are taking the proactive approach by making updates before the life expectancy of their current heater ends. Newer units have many benefits, including better efficiency and lower operating costs, if you choose the right one for your home. Because heating water is the second largest energy drain in a home, according to the U.S. Department of Energy, many people are choosing modern options that heat water much more efficiently, which helps save money and is better for the environment. Here are the three main types of water heaters and their many benefits. Traditional tank models Most homeowners

have a traditional tank water heater. This option works by continuously heating water in a holding tank throughout the day, providing hot water to the home when there's a demand. If you already have a maintenance closet or storage area where a tank heater is located, you may select a modern tank heater to replace the old one since the space is already set up for one. The good news is today's tank heaters are more efficient than ever, providing more hot water while using less energy. For example, the Rheem XR90 gas water heater can be retrofitted into an existing tank area, but takes up less space because it's a 29gallon tank. This compact unit heats water 42 percent faster than a standard 50-gallon gas water heater (0.58 EF and 40,000 Btu/h). It provides 90 gallons of hot water in the first hour following the heater's initial firing; so, homeowners get three times the amount of hot water in an hour than what the tank actually holds. Tankless options Although tankless water heaters have been used for more than 50 years in other countries, only in the past decade have they become more popular

in the United States. A tankless heater uses energy to heat water only as it is needed, so energy is used efficiently and utility costs may decrease. Plus, tankless water heaters can provide a steady stream of hot water that doesn't run out. These types of water heaters are about the size of a medicine cabinet and are hung on a wall, perfect for homeowners with limited space. Depending on what climate you live in, you might be able to put a tankless water heater on the outside of your home. Most tank-

less water heaters are gas fueled, such as the popular Rheem Prestige Series Condensing Tankless Water Heater. This model is easy to install because it is vented with PVC piping, and has a digital display for adjusting the water temperature as well as a self-diagnostic system that will display maintenance codes if problems arise. water heater with heat pump technology will save $286 annually on their electric utility bills, compared to those who have a standard 50-gallon electric model (with a 0.90 energy factor), according to U.S. Department of Energy estimates. How do hybrid water heaters work? These tanks are set up with a heat pump as well as electric technology. The units have three settings: heat pump only, electric only or hybrid mode which uses both. Depending on the demand put on the system, the home-

owner can select the most energy efficient means to heat water. With more people staying in their homes for longer, upgrades such as installing a new water heater are proving to be beneficial today and many years in the future. Lawn mower care - it's time to winterize Seasonal maintenance essential to long-term performance

(BPT) - Winter is here in many parts of the country, and even if your region is still experiencing relatively warm temperatures, you know Old Man Winter is on his way. Your thoughts may already be on preparing the snow blower for a long, hard winter, but before you break out the ice melt, don't overlook the importance of winterizing your lawn mower. After all, your mower worked hard this year and deserves a little care and attention, right? Luckily for you, appropriate seasonal maintenance is fast and easy, and will go a long way to ensuring your mower continues to operate properly from year-to-year. ing tips to help guide you through the process. Remove or stabilize the gas - Stored fuel is likely to break down over the winter months, which can damage the engine. The easiest and most popular way to remove unused gas is to simply start the mower and let it idle until the fuel runs out. As an alternative, you can add a fuel stabilizer to any remaining gas to help protect the engine from gumming, corrosion and other fuel-related damage. Simply follow the mixing instructions on the bottle and make sure you run the engine for several minutes to get the stabilized fuel from the tank into the engine. Change the oil Clean oil should coat the mower's engine during the winter months. The best time

to drain and refill oil is just after the last mow of the season when the engine is still warm. Check your mower's manual to see the specific oil type required by your mower as well as the best method to drain oil from the machine. Inspect the spark plug - Closely examine the area around the spark plug to ensure no dirt or debris enters the cylinder once you've removed the plug . Then, using a socket wrench, carefully remove the spark plug and inspect it for any black coating (carbon deposits) or other damage. If the plug appears worn, or has been used for several mowing seasons, replace it with a new one. Clean the air filter - A mower's air filter collects a significant amount of dirt, dust

and other debris over a typical cutting season. As a result, the filter needs to be cleaned or replaced every year. Again, refer to your owner's manual for instructions on how to remove the air filter from your specific mower. Inspect the blade When performing seasonal maintenance, it's also a good opportunity to inspect the mower blade. If the blade shows any cracks, nicks, bends or other signs of damage, replace it. Also, if the cutting edge of the blade is dull, have it sharpened. -You can use a standard file or take the blade to a local hardware store or small engine repair shop for sharpening. Clean the mower Remove all dirt and debris from the engine. A leaf blower, rag, and wire brush may be helpful. Also, thoroughly wash the underside of the mower . If necessary, you can use a putty knife to scrape away old grass. After you've finished with your seasonal maintenance tasks, store your mower in a safe, moisture-free environment. Be sure to cover it and place it where it won't be exposed to snow or other elements during the winter months. This

will help protect the mower against rust and other decay. mowers and other outdoor power equipment. Gasoline blends containing more than 10 percent ethanol such as E15 and E85, which are already available at some gas stations, should not be utilized. These blends can cause serious damage to small engines, which is not covered under warranty.
