According to the National Association of Home Builders/Wells Fargo Housing Opportunity Index (HOI), 72.3 percent of all new and existing homes sold in the second quarter of 2010 were affordable to families earning the national median income of $64,400. At the end of 2007, only 46.6 percent of homes were affordable to families earning the median income.

What are some of the other benefits?

An immediate benefit is that interest rates

are at record lows and there is a wide selection of homes on the market to choose from. It’s a buyer’s market. Purchasing a home now will allow you to negotiate for more items on your wish list than when the housing market recovers and you may have to compete with others for your dream home.

A little further down the road, when filing your federal tax returns, you will be able to claim two deductions — the mortgage interest deduction and the property tax deduction.

Much of your

monthly payment, especially in the first few years after buying a home, goes towards the interest on the loan and not the principal. The federal government allows you to deduct those interest payments from your taxes in most cases.

State and local property taxes paid on the assessed value of the home are also deductible on your federal return.

For many home owners these combined tax deductions can result in a tax savings between $5,700 and $11,400, depending on filing status.

Mold is a relatively common household occurrence that can potentially cause health problems as well as damage to structures and surfaces. Although most molds are harmless, some can cause serious respiratory problems, especially in sensitive individuals, so it's important to be aware of potential mold growth in your home. As with most things, a little knowledge goes a long way - read below for information that will help you identify a mold problem.

Mold Basics: Mold enters your home as tiny spores, which need moisture to begin growing, digesting and destroying. Mold can grow on almost any surface, including wood, ceiling tiles, wallpaper, paints, carpet, sheet rock, and insulation, given the right conditions.

Identifying the Problem: Mold most often appears as small black or white specks in places like your damp bathroom or base-

ment walls. To the unaided eye, mold has a variety of appearances: fuzzy, velvety, leathery, powdery, and glassy. Mold colonies may appear to be black stains or patches of white, yellow, green, brown, black, gray, or even pink. Some mold may be hidden behind wall coverings or ceiling tiles, but is often visible to the naked eye.

Where to Look: Mold grows best when there is an abundance of moisture, so it is often found in areas with water damage or excessive humidity.

Saving energy might not be as difficult as you think

(ARA) - While saving energy and lowering your bills during the winter takes some personal sacrifice, it might not be as hard as you think. With a combination of changing your habits and a few simple fixes, it's possible to realize significant savings on your utility bills.

You could be well on your way to saving money and lessening your impact on the environment this winter by making a few simple changes: • Reduce your home's average temperature by a degree or two. You obviously don't want to make your house too chilly for you or your guests, but this is a case where a little can go a long way. For each degree, you may be able to save 1 percent on your heating bill, according to the U.S. Department of Energy. Over the whole winter, that 1 or 2 percent can amount to quite a bit in actual savings.

• Consider a programmable thermostat.

This allows you to set the heat at a lower temperature while you are at work or while you sleep, and then program the thermostat to reach comfortable levels before you arrive home in the evening or get up in the morning.

Using duct sealant to close up any exposed heating or cooling ducts can also offer significant savings.

• Keep curtains open during the day to let in natural heat energy.

Keep them closed at night to provide extra insulation around your windows.
