It takes an innovative marketing plan to cause a home to sell, but to attract serious buyers, it must also be priced fairly. What else must be done to successfully sell your home? Buyers are in search of their dream home. If priced reasonably, they will purchase the home that best reflects their idea of that dream, and it’s the sellers who are in charge of making it happen. Experience has shown that buyers often reduce their offers by as much as $2.00 for every $1.00 in uncompleted repairs. Sellers won’t have to face those disappointing offers if attention is given to their home before it is ever shown. The best method for improving buyer appeal is a “walk-through” by the sellers’ REALTOR, who will assume the part of a prospective buyer, and then sug-
gest important upgrades, repairs, and cosmetic improvements. Then the sellers should complete all the work before the home is placed on the market. Neither a prospective buyer, nor another agent, should ever see the home until it is in 100% marketable condition. Excuses made at a showing are an open invitation to a reduced price. When a buyer is disappointed, no explanation will suffice to bring the price back up. When selling, contact a Moore County REALTOR. How Effective Are Your Energy-Efficient Efforts?
Energy efficiency is all the buzz right now — it is not only earthfriendly, but it can also be friendly to your wallet. But are you doing the right things to get the most out of your efforts to be “green”? A study by the Proceedings of the National Academy of Sciences shows that of the more than 500 people surveyed about energy efficiency most mentioned curtailing their energy use rather than investing in efficiency improvements as a way to live greener. While curtailment is a positive move, most people don’t realize that they can get more longterm benefits — both environmentally and financially — by investing in upgrades to the home. You don’t need to
choose one or the other, however. While investing in system upgrades provides a higher percentage of energy savings, combining curtailment efforts with system upgrades could yield up to a 30 percent savings on your energy bill. A study by Gerald Gardner and Paul Stern shows some of the most effective ways to save energy and money in both categories: Curtailment Curtailing your current lifestyle involves a continuous, active effort by household members. Like the suggestions listed below, they often involve very low to no cost to the home owner. What you can
do today: Replace 85 percent of your incandescent light bulbs with compact fluorescent ones. When heating your home, reduce the temperature from 72 degrees to 68 degrees during the day and even further down to 65 degrees at night. Wash your clothes in warm and cold temperatures, rather than hot. These three simple steps can save you more than 8 percent on your energy bill and cost little if no money to implement. Increased efficiency While curtailment is not only smart but low cost, investing in energy-efficient upgrades to your home
will provide the most significant changes to your energy bill — and to the planet. Upgrades involve some initial costs upfront but will give you a return on your investment tenfold over time. What you can do this week, month or year: Caulk and weatherstrip your home. By reducing air leaks, an average household can cut 10 percent of their monthly energy bill. Install or upgrade your attic insulation, particularly in homes built prior to 1980. Look for R-values between 30 and 60 — the higher the Rvalue, the better. Attic insulation can compact over the years and lose effieciency. Install a more efficient water heater. Consider a tankless water heater which

The Obama Administration recently announced two new programs designed to help unemployment homeowners avoid foreclosure. Through the Hardest Hit Fund, the U.S. Treasury has set aside $2 billion for borrowers struggling to make their mortgage payments due to job loss. In addition, the Department of Housing and Urban Development (HUD) will soon launch the $1 billion Emergency Homeowners Loan Program (EHLP), which will provide 24 months of assistance to those facing foreclosure because of involuntary layoff, underemployment, or a medical condition. Both programs are part of the government’s comprehensive efforts to stabilize a fragile housing market and give responsible homeowners the chance to reduce their monthly mortgage payments.

Federal tax credits set to expire by end of year THE PILOT — SOUTHERN PINES, N.C.
(ARA) - Putting off that home improvement project? Waiting too long could be detrimental to your wallet. On Dec. 31, the federal tax credit worth up to $1,500 for energy-efficient home improvements will expire, leaving procrastinating homeowners out in the cold - or at least chilly from their old, drafty windows. In addition to tax credit savings, many window sellers are offering savings on qualifying windows during October, which happens to be National Energy Awareness month. "The timing couldn't be better for value shoppers to make the investment into new energy efficient windows for their homes," says Erin Johnson, window expert for Edgetech I.G. "Special offers and tax credits will add up through December, but the long-term savings on energy bills will be long-lasting if consumers do their homework to find the right windows to meet all of their needs." Shopping for replacement windows The first rule of thumb when shopping for new sustainable windows is
to understand what the labels mean, and to read them carefully. Windows that bear the ENERGY STAR label are proven to reduce heating and cooling costs, and are National Fenestration Ratings Council (NFRC) approved for U-factor (the rate of heat loss through the window) and solar heat gain (how well the window blocks heat from the sun). To meet the federal tax credit requirements, windows must achieve a .30 Ufactor and .30 solar heat gain coefficient, and this information should be clearly marked on the windows. But to ensure the long-term performance of replacements, there are a number of other factors that should be considered, including condensation resistance. "The existence of condensation on windows is a sign that a window is inefficient," Johnson says. "This can even occur in newer, poorly constructed windows and will lead to other problems, including mold and damage to curtains, walls, carpet and the window itself. Most importantly, moisture can
lead to seal failure and the need to replace the entire window system." Some NFRC labels include condensation resistance (CR), which is reported on a scale from one to 100, and measures the ability of a product to resist formation of condensation on the interior surface of the product. The higher the CR rating, the better that product is at resisting condensation formation. While this rating cannot predict condensation, it can provide a credible method of comparing the potential of various products for condensation formation. This rating is not required to be
posted on new windows - so be sure to do your homework if it isn't there. The primary component to watch for to prevent condensation is the spacer - the window component that separates and seals the two panes of glass. According to the NFRC, an important step toward reducing the potential for condensation is the use of a warm edge spacer system that reduces the conductivity through the edge of the window. "Non-metal, dualsealed warm edge spacer systems, such as Super Spacer, are less conductive than metal spacers, which leads to less

condensation in insulating glass windows," Johnson says. "Because of its all-foam, nometal design, Super Spacer offers the highest condensation resistance in the industry." According to Johnson, all-foam spacers have other benefits that will ensure the longterm energy performance of replacement windows. "Rigid, metal spacers do not bend, so over time stress from wind, snow and barometric pressure changes can cause the seal to crack. A flexible spacer will expand and contract with weather changes, keeping the seal intact and
the window performing longer," she says. A survey conducted by the Alliance to Save Energy found that 64 percent of homes in the U.S. have single-pane windows, which contribute up to 35 percent of energy wasted in buildings. In cold climates, energy-efficient, dual-pane windows with low-e coatings can reduce heating bills by as much as 34 percent. In warm climates, they can cut cooling costs by 38 percent. Students are selected for the program with input from teachers, social workers, teacher assistants and administrators. The identified students receive food in their BackPacks to take home for the weekend. Volunteers meet at the Food Bank every Thursday at 1 p.m. to set up an assembly line of items that will be given to the children for the weekend. After they are filled, volunteers deliver them back to their respective schools.
