The New Home Search

There was a time in the not too distant past when your search for a new home began with driving around and looking at different neighborhoods. You looked for “For Sale” signs in yards. You would pick up the Sunday paper and search the Real Estate section. If you were from out of town, you may ask the clerk in the hotel about the area. You may guess at what price range you would like to buy in based on current or previous home ownership and current salary. Then you would call the local Realtor® and set up an appointment to meet at their office. In the office you would discuss your wants and needs, look at some large books, then head out to look at homes. Today, thanks to modern technology such as the Internet and Smart Phones the new home search begins in a much different manner. According to the National Association of Realtors®, nine out of ten buyers begin their home search online. Realtor.com is the number one site used. There are many websites such as Zillow and Trulia, Craig’s List and more. Most major real estate brokerages have corporate as well as local internet presence. Newspapers such as The Pilot have websites. The local Board of Realtors has a website www.move2moore.com. So how do potential buyers really find the perfect home? Many buyers begin their search many months in advance. They research the area and the market to see what is available in their price range. During this process they may have hit on a website where a Realtor® has responded to them and begins to assist them in understanding the local market. The buyer may contact several realtors while searching. The key for both the buyer and Realtor® is choosing a Realtor® to work with exclusively. The buyer should look for the best, most professional Realtor® they can. Although realtors are traditionally paid by the seller, as a buyer you want to have someone you feel will

represent you to your best advantage in your home buying process. Realtors® usually have their own websites on which you can search the entire area. They may have newsletters they email out; they may have a service to provide you with the latest listings in your price range and well as a list of mortgage lenders and other service providers. Realtors® will help you find the perfect lender to get pre-qualified so that you know what price range is best for you. You always have a stronger offer when you know your credit rating and take proactive steps to improve your scores ahead of time. Now you begin your search in earnest. You drive around neighborhoods, look for “For Sale” signs, visit “Open Houses.” Wait a minute that sounds like the old days! What is new is that technology has now made it possible to pull up to a home and call a toll free number and hear the latest information on the home. Even newer ways to retrieve information is the role of the new Smart Phones. Now you can download an app like Realtor.com and stop in front of a home, click on the app and it will use the GPS in your phone to pull up the home you are in front of, plus any homes in the neighborhood that are for sale. Look for signs that use texting such as KWKLY. This allows you to receive information as a text message about the home. Our sources of information are constantly changing but the one constant in the real estate process is the knowledge and skill of a professional local Realtor®. The search is just the beginning; the real process begins once you have found the perfect home. From contract to closing, a Realtor® assists in navigating the negotiations, inspections, repairs and unexpected issues that can arise. Happy home hunting. Homeownership Tax Change Would Harm Seniors

For many Americans, getting married, buying a home, having children and providing them with an education, then being able to retire comfortably without financial worries is the embodiment of their American Dream.

Homeownership has long been the foundation of a family’s ability to achieve their American Dream. For more than a century, Americans have counted on their investment in their homes to be able to pay for their children’s

education and to enable them to live where and how they want to after they retire. But those expectations are in jeopardy for the nation’s 75 million home owners. Policymakers seeking to reduce the federal deficit are considering eliminating or reducing the mortgage interest deduction. Changes to the deduction would not only harm home owners who currently rely on it to manage their household expenses, it would also hurt millions of seniors who no longer claim the deduction but still depend on its existence to secure their future. According to most

economists, eliminating or scaling back the mortgage interest deduction would trigger a drop in home values. This would cause more home owners to be saddled with mortgages that are larger than their property’s value, which would lead to even more foreclosures and place even more downward pressure on home prices. Seniors looking to use the proceeds from the sale of their home to relocate to a different part of the country, to move into

a retirement community, to help defray health care costs or to fund other longterm obligations would find they have a much smaller retirement nest egg than they’d planned on. They may be forced to keep working for many more years, or to postpone or cancel moving to a new home because they can’t afford or are unable to sell their current home. Changing the rules now by eliminating or curtailing the deduction would be unfair. It would take money out of the pockets of those home buyers

who counted on the deduction being there when they needed it, and it would penalize millions of baby boomers nearing retirement and seniors who own their homes outright. Seniors have played by the rules and made sacrifices to get where they are, and they don’t deserve to have the rug pulled out from under them. Ten cold-weather plumbing tips for homeowners

(ARA) - That first chilly autumn morning is the perfect reminder that when winter arrives it can be sudden, often leaving homeowners unprepared for the plumbing problems associated with cold weather. The number of frozen pipe claims nearly tripled nationally from 2008 to 2009, to more than 26,000 claims. This hassle and extra expense is easily prevented with a couple hours worth of weekend chores or a quick call to your local plumber. People in northernmost states should take preventive action to protect their plumbing systems by late October. Southerners should follow by late November. Failure to prepare early might prove costly when pipes freeze, which is why the plumbing experts at Roto-Rooter recommend taking these winterization precautions early, when time is on your side, instead of waiting until cold weather arrives.

These 10 tips that can save you a bundle are easily managed in between raking leaves and carving pumpkins. * Disconnect outside water hoses. If left connected during freezing temperatures, water in hoses will freeze and expand causing connecting faucets and pipes to freeze and break. * Inspect outside faucets. If dripping or leaking, make the necessary repairs or call a plumber before a freeze. * If your home is equipped with interior shut-off valves leading to outside faucets, close them and drain water from the pipes. * Cover outside faucets using an inexpensive faucet insulation kit. * Insulate pipes in unheated areas. Apply heat tape or thermostat-controlled heat cables around exposed pipes. * Make sure your furnace is set no lower than 55 degrees during the win-

ter to prevent pipes from freezing. Note that when pipes freeze, water pressure builds causing cracks, whether the pipe is made of plastic, copper or steel. Even a tiny crack can unleash 250 gallons of water in a single day. * Your water heater works harder during winter months. Drain corrosion-causing sediment from the tank, which reduces energy efficiency if it's not removed. * Set water heater thermostat to 120 F for optimum performance without risk of scalding. * Clear any leaves and debris from roof gutters and downspouts to ensure proper drainage throughout the winter season. * Inspect and clean sump pit. Remove any rocks and debris from pit then dump a bucket of water into the sump pit to test the pump. If it turns on and pumps water out then turns itself off, it is operating properly.
