Nearly 8 in 10 Americans still believe buying a home makes good financial sense. Despite the recent Times magazine cover asking if it is still a good idea to own a home, the National Association of Realtors published their annual report October 14 which included their 2010 National Housing Pulse Survey. The report summarized that “nearly eight out of 10 respondents believe buying a home is a good financial decision” even in the current challenging economic situation. Despite economic uncertainty, 68 percent of those surveyed still believe now is a good time to buy a home. Lower home prices and record-low mortgage interest rates may be attracting buyers to the housing market—more than one-fourth of renters said they are thinking more

about buying a home than they were a year ago.

The good news is that Americans are seeing more stability in the real estate market. Nearly seven out of ten believe that home values have stabilized in their area; the same number expects home sales to remain about the same through the end of the year.

Advanced Framing Techniques: There are many construction techniques which can make large improvements in your homes efficiency. Just one example is placing a half inch thick piece of XPS insulation foam board between the two header boards above every window (typically an area which cannot be insulated) in a new house. This alone can create energy savings equal to leaving a small window open all winter. Another technique is to use foil

backed radiant barrier roof sheeting plywood. This product has a shiny metallic underside and prevents the heat from the shingles radiating into you attic and can lower the temperatures in your attic by 30 degrees in the summer. If you have air conditioning units in your attic this can create enormous energy savings on your cooling bill. Enhanced Insulation & Air Sealing: Everyone realizes the importance of insulation but what is commonly misunderstood is the importance of air sealing the home. If you went outside on a freezing cold windy day with just a sweater and no jacket; you would be cold as the wind cut through the sweater. Now if you put a windbreaker over the

same sweater you would be warm. Homes are the same way – insulation + air sealing = energy savings. Air sealing is something that must be addressed at every stage of construction and not just at the end with a tube of caulk. Heating and Cooling Units: Units are rated by their SEER rating (Season Energy Efficiency Ratio) think of this as the MPG sticker on the window of a new car. This number rates how efficient a heat pump or furnace is. SEER 13 is good and meets code requirements. Upgrading to SEER 15 equipment typically costs just a few hundred dollars more for an entire home, offers a quick payback on investment, and in my personal view is a “nobrainer.” SEER 16/17 equipment costs a bit more and is a bit longer on the payback – but still makes sense over 5-7 years. The fridge achieves efficiency through linear compressor technology that alters output based on demand from the refrigerator. This means fewer temperature swings, ultimately using less energy and saving you money. Small: Plant a garden, as the food out of your garden will be fresher and won't need to be transported to the store or to your home. Bedroom Big: Buy all-natural bedding that is made from earth-friendly materials. Small: Unplug gadgets like cell phone chargers and unused appliances before going to bed, since they can use energy even when they are plugged in and not in use. Laundry room Big: Buy an energyefficient washer and dryer. Consider a high-efficiency, frontload machine like a SteamWasher from LG. It uses more than 50 percent less water per load and is roughly 86 percent more energy-efficient than conventional topload machines. Small: Clean your dryer vent after each load, because even a partially clogged vent will hurt your dryer's efficiency. Energy center Big: Invest in a programmable thermostat, which can save you money by setting temperatures lower when you plan to be away or while you sleep. Some even can be controlled remotely
