Make an Informed Decision by Arranging a Home Inspection

You’ve finally found a house that’s just right for you and your family. But before you invest hundreds of thousands of dollars in that “perfect” home, find out what’s not so perfect about it. Houses include many complicated systems and other areas of concern for a buyer. Heating and cooling systems, electrical wiring, plumbing, a roof, siding, windows – you get the idea. No matter how observant you are, you’re probably not qualified to perform an assessment of all those items before you commit to the purchase. However, a licensed home inspector can give you a pretty good picture of the overall condition of the house and its parts. Armed with a report from a qualified inspector, you can make a better-informed decision about your purchase of a home. You can proceed with the transaction as planned, ask the seller to make some repairs or concessions, or terminate the sales contract. What is a home inspection? A home inspection is a visual examination of the structure and systems of your home. A typical inspection covers the electrical, heating, and air-conditioning systems; plumbing; roof; interior walls and ceilings; insulation; windows; doors; and foundation. It usually does not include septic systems, swimming pools and hot tubs. However, those separate inspections can be obtained for an additional fee. Keep in mind that if an inspector cannot access a particular area, such as a very steep roof, he won’t be able to inspect it. Timing is everything Buyers typically contact a home inspector right after they sign a purchase contract in order to schedule the inspection before the contract’s termination option period expires. This approach enables you to follow up on any problems uncovered by the inspector. And if you find something you can't live with, you're within your rights to terminate the contract without penalty. The time to find an inspector is before you sign a

contract on a house. Make sure you identify at least two inspectors in case one is unavailable. Ask friends and family for their inspector recommendations and follow up with some research of your own. Ask questions Once you settle on some potential inspectors, ask them questions about their services. Here are some suggestions: • What is your fee? • What will the inspection include? (Ask for a list of items that are included and excluded.) • How long will the inspection take, and can I attend it? (Be wary of an inspector who doesn’t want you around.) • What type of training and licenses do you hold? (Make sure he or she is licensed in Texas.) • Will you provide a written inspection report? • How do you inspect the roof? • Will you provide a list of references? • If repairs are made based on your initial inspection, is there an additional fee to have you re-inspect that the house? Talk to a specialist A home inspector’s job is to find problems, not fix them. If your inspector finds a problem with a house’s wiring, call an electrician. You can get an estimate of the cost and severity of the repair and decide how to proceed with your purchase. Watch out for any inspector who finds a plumbing problem and immediately tells you that he’s a licensed plumber. Speaking of specialists, your REALTOR® can advise you on the timing of your home inspection and answer any questions you have about the termination option in your contract. It’s unlikely that you’ll find a home without any problems – even newly constructed ones typically have flaws – but a home inspection can make you a better-informed homebuyer. Middle Class Would Suffer With Mortgage Interest Deduction Changes

Owning a home for most Americans is not only a place to raise a family and build a sense of stability and pride, it is also their single best long-term investment and a primary source of wealth and financial security. As the foundation of the American dream, homeownership has

long been a milestone that middleclass families strive to achieve and maintain. For more than a century, Americans have counted on their homes for their children’s education, for their retirement, and for their financial security. According to the 2007 Federal

Reserve Survey of Consumer Finances, the median net worth of a home owner is $234,600, compared to $5,100 for renters. But as policymakers seeking to reduce the federal deficit consider eliminating or decreasing the mortgage interest deduction, it is younger, middleclass families who would see their longer term financial prospects significantly and negatively affected. Tampering with the mortgage interest deduction would place more downward pressure on home prices, which would cause more home owners to have mortgage balances that are higher than their homes are worth, spur more foreclosures, and act as a further drag on

the housing and economic recovery. Millions of existing home owners who are struggling to make ends meet, but still manage to stay current with their mortgage payments, would face a big tax increase they cannot afford. And claims that the deduction benefits only wealthy taxpayers and that only a small number of home owners utilize the deduction are misleading. In reality, 70 percent of homeownership tax benefits go to

middle-class home owners who earn less than $200,000. And out of 75 million home owners, 35 million claimed the mortgage interest deduction in 2009. This doesn’t even take into account the millions of taxpayers who are renters and one day aspire to own a home of their own, and the roughly 25 million who now own their homes free and clear, but used the deduction in the past. Policymakers looking to create jobs

and boost economic growth need look no further than housing. According to data recently shared by economic experts at the National Association of Home Builders in testimony to Congress, building 100 single-family homes creates more than 300 full-time jobs. Ease your winter heating bill with a call to your plumbing and heating contractor THE PILOT — SOUTHERN PINES, N.C.

(ARA) - Winter will soon bring plenty of cold and snowy weather. Families will turn up the thermostat, add an extra blanket to the beds, and hit the local home improvement store for needed supplies to seal windows and doors. Unfortunately most won't call their local plumbing and heating contractor. While homeowners annually dread seeing those winter utility bills roll in, they don't give their heating system much thought until it needs to be repaired or replaced. Annual preventative maintenance is always better than dealing with the alternative. One "no heat" call can cost you $300 or more, just to diagnose a problem and if your boiler or furnace has out-lived its warranty, you'll be responsible for the full cost of parts and labor. "When we do annual maintenance, we clean and inspect the boiler and perform a combustion test to ensure the boiler is operating properly and safely," says Chris Bodek of Bodek Incorporated, Plumbing Heating and Air Conditioning of Johnson City, N.Y. If your contractor de-

termines that your boiler or furnace needs to be replaced, they will do a heat loss and sizing calculation to determine the size (BTU's) required to heat your home. Your contractor should be able to provide a good, better and best equipment choice to suit your budget and desired efficiency level. Be sure to use a reputable contractor and ask for references. When you weigh costs, understand that your investment goes well beyond the initial cost of the system. Your old low efficiency heating system could have an annual fuel utilization efficiency (AFUE) of 70 percent. That means 70 percent of the energy in the fuel becomes heat for the home and the other 30 percent escapes up the chimney and elsewhere. With the old inefficient heating equipment you have, you could be throwing away up to 30 percent

In doing so, the boiler uses less fuel to heat the home during mild weather.
