If you are meticulously planning to build your dream home or simply replacing damaged boards on your deck you will have to find a contractor to execute your plan. Don't cut corners when you make the decision on your contractor. Thoroughly re-

search and get bids from several contractors. It is worth the effort to find a builder that meets your budget requirements and makes you feel confident in them. Here are some helpful tips for accepting proposals from contractors: • Never base your

choice solely on lowest price. • Don't hire a contractor you are already uncomfortable with. You can't always fall back on legal remedies if you have problems with them later. • Be sure to thoroughly interview the contractor candidates. Ask about their worker's compensation insurance and get their policy number and insurance company contact information so you can verify everything. If they aren't covered, you could be liable for any work-related injury incurred during the project. • Make sure the contractor has an umbrella general liability policy. • If the contractor

only suggests changes that are lower cost or only higher prices, do not hire them. Choose one who suggests both. Your chosen contractor should consider quality factors along with price reduction. • Base your choice on past work of the contractor. If they are good, they will gladly provide referrals. Get names of the referrals. Call and if possible, drive by. • Local business owners can also give a good point of view of the contractor. Talk to people the contractor deals with such

as bankers, material suppliers, or local officials. • The contractor should be knowledgeable with a helpful attitude. They should consider things that are in your best interest. • Last, but not least, use your common sense. Don't rush into a decision no matter how competitive the market may seem. (ARA) - Winter may cause many homeowners to contemplate a new heating system or other major investments, but some small, smart investments can often go just as far toward protecting your home and saving you cash. Through the proper home maintenance techniques, you can keep typical damage caused by snow, ice and rain at bay and avoid major home repairs. One of the best ways to protect your property from the elements is by sealing surfaces where rain, ice, wind and melting snow can intrude. You can save thousands in repair costs when spring arrives by sealing windows, doors, the roof and even the driveway now, before the damage occurs. Seal from the top down Winter elements from temperature extremes, ice and snow, to wind, rain and water intrusion - can cause extensive damage to roofs, exterior walls, garages, windows, driveways, patios and pavers, sidewalks and other exposed areas. Sealing cracks in these areas can keep out winter's intrusive, damaging elements and prevent costly problems. Fall sealing prevents spring leaks Many expensive, major spring roof repairs start as simple leaks that could have been solved through sealing. The most common roof leaks begin around chimneys, skylights, pipes, flashing and vents. As part of your fall maintenance routine, seal these potential problem areas by troweling on asphalt cement such as Leak Stopper or All-Weather Roof Cement. Or try a new product - Black Jack Neoprene Flash-

ing Cement, a 100 percent rubber formula that gets tougher over time. For flat or low-slope asphalt roofs that are cracking at the seams, reseal with Black Jack Roof & Foundation Coating. Take the chill off winter energy bills Heat loss is a major cause of high winter energy bills. But according to Energy Star, you can save up to 20 percent on heating and cooling costs or up to 10 percent on your total annual energy bill - simply by sealing and insulating. Sealing your driveway, sidewalk and patio can help prevent damage. To avoid expensive problems, caulk cracks in asphalt or concrete with Black Jack or Gardner crack fillers. Criminals, however, see the holiday season as full of opportunities - the perfect time to take advantage of seasonal chaos. "With everything going on, the holiday season is no time to let your guard down when it comes to home security," says Jim Boots of Protection 1 (www.protection1.com), the largest privately owned security company in the U.S. "Criminals know that our holiday habits can leave our homes, belongings and personal information vulnerable. It's important to be vigilant throughout the year, and especially during the holidays. According to the FBI, there's a burglary every 14 seconds in the U.S. And, with homes and cars filled with new gifts and gadgets, the holidays are an especially lucrative time for thieves." Fortunately, by taking some simple precautions, you protect your home, purchases and identity from predators this holiday season. Secure your home "Burglars know many people travel during the holidays, and many more will leave brand-new, valuable merchandise in their homes when they're out," Boots says. "A criminal is more likely to target a home that looks vulnerable. The best thing homeowners can do to protect their homes is to make it clear to burglars that their house won't be an easy mark." Reduce the risk of burglary by: * Putting inside and outside lights on a timer to make your home look occupied

while you're away. * Keeping bushes, trees and decorations from obscuring the view of your front door from the road. * Suspending newspaper and mail delivery if you'll be away for several days. * Arranging for snow removal in case of a fresh snowfall while you're away. Consider installing a cost-effective home security system, provided by a trusted company such as Protection 1, that allows you to control everything remotely from a mobile or Web-based system such as a smart phone or laptop. A home without a security system is two to three times more likely to be burglarized, according to a study by Temple University. Remember, never leave candles burning and don't

overload electrical sockets with decorative lights. When holiday shopping, keep these safety tips in mind: * Never leave shopping bags, wrapped gifts or other valuables visible inside the car. Always place them in the trunk. Leave your Social Security card at home or in a secure place. * Be aware of who might be looking over your shoulder as you type a PIN number. * Never allow a store clerk to take your credit card out of your sight. * Enroll in an identity theft protection service like LifeLock, which monitors your credit and can alert you if a piece of your personal information is used incorrectly in an application for credit or services. "By taking some precautions, homeowners and shoppers can ensure the holidays stay bright for themselves and their families - and not for criminals," Boots says.
