Once upon a time…about 17 years ago a celebration was enjoyed when a baby entered the world. The nervous and excited parents had planned for this precious baby.

Now 17 years has passed, and soon that precious baby will graduate high school. Now the nervous and excited parents are thinking about the expenses college!

These parents had a plan and bought a house that has been rented for the last 18 years. When they bought the house, they obtained a 15 year mortgage which was paid in full 3 years ago. The tenants paid their rent every month.

The parents paid their mortgage and taxes and made needed repairs. Beyond the expenses paid by the tenants, the parents aver-

aged money in excess of the expenses of at least $167.00 per month.

That equates to a positive cash flow of $2,005 per year.

After the mortgage was paid in full, the cash flow was $10,500 each year!

Over the 17 years, the Cash flow savings amounted to $51,073.

According to the plan, it is time to sell that house. 17 years ago, the parents paid $102,500 for this house. The house just sold for $223,745.00. Since the house is debt free, the parents have $274,818 available to them after the sale of the house to pay for college expenses.

This story is not about anyone that I know, but it very well could be a true story.

This is for your Realtor to do.

Sit back and let them do their job.

Final Preparation: All we are missing is to determine how much “pricing” we are going to add.

Add too much and the indigestion and heartburn will stay with you longer then you can imagine. All the preliminary work you did could all be for naught and leave a bad taste in your mouth. Honor the current market data by adding the right price to the mix and you increase the odds of a enjoying a satisfying and rewarding banquet.

Final Note of Caution: All ingredients are necessary to achieve the end result.
