When you need to know... talk to Mickey DeBernard

Dear Community,

Why It’s Time to Buy

www.NewHeritageRealty.com E-mail: Mickey@NewHeritageRealty.com

(According to the Wall Street Journal)

Despite all the gloom, there are indications that it is a good time to buy. Mortgate rates, which fell in the lower 4% range are near 50year lows. Homes have become more affordable than they have been in years. According to Moody’s Analytics, the ratio of home prices to income is now 20.9% lower than the 15-year average through 2010 and 12.5% lower than the 1989-2004 average. A historic glut of homes meanwhile has created a buyer’s market. Such conditions might not last long. Moody’s Analytics predicts that the number of distressed sales will begin to fall in 2013, and that prices will begin to edge upward then. Home building is at a virtual standstill, so the supply overhang is not likely to get much worse. The upshot: “While we might not see rapid growth in the next couple of years, there are a tremendous num-

ber of positive signs that could lead to a rebound.” Says Anthony Sanders, a real-estate finance professor at George Mason University. The short-term outlook is not encouraging. Job growth remains weak, foreclosure sales are making up more of the market, and economics are predicting that home prices will fall more in the coming months. BUT – the long term benefits of homeownership remain very much intact. For now, at least, you can deduct the mortgage interest on your taxes. You get to paint your walls any color you wish without having to clear it with a landlord. And assuming you can buy a home for about the same price as you can rent one, buying will give you the ability one day to live rent-free.

Sincerely,Arvilla Sheron

MOORE COUNTY HOME BUILDERS ASSOCIATION

FRIDAY, FEBRUARY 3, 2012 By Bob Van Houten Moore County Home Builders Association President

Creating a Home Office that Works for You

Janet is pulling on her jacket and grabbing her briefcase and keys in a mad rush for the front door. Jim is letting the dog out, pouring a cup of coffee and heading down a back hallway of his house. Which one is going to work? They both are! Home offices are becoming less of a luxury and more of a necessity with more people

telecommuting or running their own businesses from their house. The number of Americans who work from home is in the millions, and with the rising cost of gas and increased traffic causing longer commutes, that number is likely to grow even more every year. Work space is no longer relegated just to the kitchen table or a

corner of the guest bedroom; it has been promoted to a room of its own in the home. A consumer preferences survey by the National Association of Home Builders found that a home office was the third most desired specialty room, following the laundry and dining rooms, respectively. If you are looking to create a home office, or revamp an existing one, keep the following points in mind: Separate Your Space Although you are physically working in the house, it is important to set up your home office so that the lines between your home life and your work life do not get blurred. By creating a barrier, you will be less tempted to take

a television break in the middle of your work day or work on spreadsheets when you are supposed to be “home from the office.” Design Your Office to Match Your Work Style When choosing the furniture and layout of your office, make sure if fits the way you choose to work. For example, if you believe in “a place for everything and everything in its place,” be sure to allot enough space for adequate storage and file cabinets. If you work on several different projects, set up separate, smaller work stations dedicated to each task.

Show Off Your Style There is no such thing as “one design fits all.” While one person may prefer the look of dark woods and rich colors, someone else may favor a more whimsical look with bright colors and clean lines. This is your chance to bring in designs and items that best reflect your personality and interests. Don’t be restricted by what you think a home office should look like. Make it your own since you will be the one spending the most time there. Make It Comfortable When choosing the furniture and amenities

for your office, make sure that you are physically comfortable and that your work space is conducive to productivity. Your chair should be adjustable with adequate seat cushioning. Add a couch or armchair to the room to allow for additional seating for guests or to provide a place to read away from your desk. Install recessed lighting which is less harsh, and buy smaller desktop lights focused on task areas that are used for reading and writing to reduce eye strain. For more helpful tips on how to make your home office best fit your style, contact the Moore County Home Builders Association at (910)9442992 or visit online at www.mchba.com.a

THE PILOT — SOUTHERN PINES, N.C.

<Southern Pines, NC> <January 18, 2012> — In keeping with the real estate franchise’s core values, the Keller Williams Realty Pinehurst Market Center recently teamed up with GodSent Angel Ministries in a drive to collect coats and blankets for Moore County. “We really love working with local agencies that support our communities and GodSent Angels Ministries is a great organization to work with,” says Team Leader Donna Campbell. “The work they do is truly inspiring.” GodSent Angels Ministries was

founded by Brenda Burt to care for the needs of the homeless in Moore County. Through support in the community and local drives for coats, blankets, and other household items, Burt is able to give away items to those she knows need them, as well as work with 43 other agencies in Moore County to get the items into the right hands. Keller Williams Pinehurst drive brought in several hundred coats and blankets for the program, some of which have already been distributed. (ARA) - The attic accounts for a tremendous amount of lost energy. This space can reach up to 165 degrees in summer months. When this heat makes its way into the rest of the building, energy efficiency drops and cooling costs rise. While building a new home, a radiant barrier is a proactive solution to energy loss, reducing monthly cooling costs in the process. Consider adding a radiant barrier Radiant barriers can help reduce summer heat gain and hold in heat during the winter months. An independent study in 2010 by ConSol indicated that radiant barrier sheathing is one of the top three energy-efficient technologies in new home construction in terms of performance, cost and return on investment. The U.S. Department of Energy recognizes radiant barriers as a way to lower cooling energy usage during the summer. Correctly installed, the foil surface of the radiant barrier sheathing can block up to 97 percent of the radiant heat in the roof panel from entering your attic. This can lower the attic temperature by as much as 30 degrees and reduce

cooling costs by up to 17 percent. A cooler attic will benefit your attic-installed air handling system and in some cases reduce the tonnage required in an HVAC system. A year-long study performed by SGS U.S. Testing Company in the foothills of North Carolina of two side-by-side structures with and without radiant barrier sheathing shows that a radiant barrier can also help prevent attic heat loss during the winter, reducing energy costs by up to 5 percent. So no matter what time of year, a radiant barrier can help you save. How to choose the right radiant barrier When building a new home, talk to your contractor about adding a radiant barrier into your roof system. There are a number of radiant barriers available, but not all of these products are the same. One critical factor to keep in mind is how quickly the radiant barrier dries from potential moisture during the construction process. In order to make sure your contractor is using a radiant barrier that has been manufactured to help prevent moisture issues, it's important to understand just how a radiant barrier is

made. Radiant barrier sheathing typically consists of a structural OSB (oriented strand board) panel with a layer of aluminum adhered to the surface. Some radiant barrier panel manufacturers purchase foil materials that come pre-perforated. This may not necessarily allow the panel to breathe, because the perforations do not extend into the wood fiber of the panel. An added challenge is that the adhesive used to apply the radiant barrier to the substrate can fill in the perforations, decreasing the ability of moisture in the panel to escape. One product on the market, LP(R) TechShield(R) Radiant Barrier Sheathing, addresses the issue of moisture through the use of the patented VaporVents(TM) technology. This product features incisions that penetrate past the foil and glue and into the wood fiber, allowing the panels to breathe and moisture to escape. "Tests show that VaporVents technology allows the panel to dry almost as efficiently as OSB sheathing without a radiant barrier, while other products that use pre-perforated foil showed a significant amount of mois-

ture, in some cases more than 30 percent, still in the panel after 80 days of drying. Wood needs to stay under 19 percent moisture to avoid structural issues," says David Drew, OSB technical sales manager for LP Building Products. Understanding the options In an effort to reduce attic temperatures, your builder may recommend spray-foam insulation to seal the attic and create conditioned space for the HVAC equipment. While this can be an effective method with the right amount of foam, it can also be costly. "Oakridge National Laboratory recently

released a study showing that a roof system composed of cool roof shingles and radiant barrier roof sheathing can provide the same efficiency as a roof-applied spray-foam insulated attic at a substantially lower cost," Drew says. When building a new home, a radiant

barrier is an effective, smart way to achieve greater energy efficiency. However, not all radiant barrier products are created equal. Choosing the right radiant barrier brand can help protect against future hassles and costs associated with moisture damage.

Bathroom remodeling ideas: from small to total overhaul

FRIDAY, FEBRUARY 3, 2012

(ARA) - Ready to give your bathroom a facelift, but can't decide what changes to make? From tubs to toilets to tile, the sky is the limit when it comes to bathroom renovations, even if budget is not. Whether you are planning some small do-it-yourself changes, or a major overhaul, here are some fresh ideas for bathroom remodeling that will help you build the smart, stylish, and functional bathroom of your dreams. Start living large Feeling crowded in a small bathroom? For a small-budget fix-up, replace your old space-wasting vanity with a smart open-design style that maximizes storage, while visually opening up the room. If your project is major and you are opening the walls, replace your floormounted toilet in favor of a wall-mounted toilet, such as Porcher Solutions Dual Flush toilet, which stows the water tank behind the wall. The Porcher Solutions toilet is waterwise, as well as space-savvy, and the EverClean surface inhibits the growth of stain and odor causing bacteria, mold and mildew on the surface. Focus on your faucet If you have a small budget, making a simple change like updating a bathroom faucet and accessories can still have a dramatic impact on the style of the room. Faucets with the Speed Connect drain can be installed in minutes, and reflect any decor choice, from tradi-

tional to minimalist in popular finishes such as oil-rubbed bronze and polished chrome. Change light fixtures and drawer pulls to match your faucet, splurge on some updated colors for towels and rugs and you have a beautiful before-and-after makeover of your very own. Think accessible A bathroom remodel is a great time to invest in fixtures that will allow you and your loved ones to remain independent in your home through illness, aging or other unforeseen events. The best products also work great and feel terrific in the here and now. A taller, Right Height toilet is a luxurious comfort. If you rarely use your bathtub, it can be easily replaced with an acrylic seatedsafety shower unit that simply slides into your existing tub recess. Optional acrylic surrounds are easy to install and easy to keep clean, while the integral seat provides a safe option for both bathing and shaving. Go green to save green The cost of water will be rising, so get ahead of the curve by choosing toilets, faucets and showerheads that carry the EPA's WaterSense certification label. The label assures that you won't be sacrificing performance. Visit www.responsiblebathroom.com for a wide range of WaterSensecertified products and a handy calculator so you can watch your water, and money, savings add up.

This water-saving Porcher Solutions dual flush toilet allows the choice of 1.6 or 0.8 gallons per flush, while featuring wall-mounted installation that stores the water tank behind the wall, opening up valuable bathroom floor space.
