Price and Size are Important

Over the last few weeks we’ve discussed how Automated Valuation Models (AVM) can be beneficial in tracking housing statistics and trends on a national basis. We’ve also talked about how AVM’s place more emphasis on the distance from the subject property rather than the actual comparability of the dwelling, which often leads to “apples to oranges” comparisons. Determining property values is an art more than a science. One more piece of the "What’s my home worth – now?" puzzle concerns a home’s size. Square footage offers a basis of comparison and is part of the simple, universally accepted formula which most people recognize and understand - "Price-Per-Square-Foot.” If you watch any HGTV® home show you can see this simple formula at work, which is based on two numbers; the sales price and the size (Square-Footage). If one of those numbers is wrong, then any value calculated based on those numbers is also going to be wrong. Appraisers and Realtors® are very familiar with the use and functioning of this formula. Appraisers and Realtors® use sales data and current home dimension data available exclusively through the local MLS. Automated Valuation Models typically have used the tax appraised square footage amount available on the county tax records. The county tax record appraised square footage amount is a num-

ber created through a mass appraisal process and was never designed to be used by the real estate industry for appraisal purposes, or to answer the question “What’s my home worth – now?” Computer generated valuation services often create “over” and “under” estimates of value and create confusion among consumers. To summarize the information that we have been providing over the last four weeks to help you answer the question "What's my house worth-now?” remember that creating accurate property values requires two key components first is a local real estate professional familiar with the subject property, the community and sales trends; and second is a professional who can select and interpret the proper comparables and information. Determining the price to buy or sell a home is not the time to turn to Automated Valuation Model technology. There is no substitute for a local, experienced, Realtor® professional. The home-buying process continues to change but you can still turn to a Realtor® as your local community and housing expert. Moore County Realtors® are here to serve you. Quelling Household Mold Mania

Mold: to home owners it is a four letter word that no ones wants to hear. The mere mention of the word strikes fear into home owners’ hearts. As with most problems prevention is easier and less expensive than correcting the problem once it has occurred. The first step to prevention is getting the facts on mold: what it is, why it occurs, and how to prevent it. The National Association of Home Builders (NAHB) has developed the consumer Web site, www.MoldTips.com, to provide accurate mold information and provide consumers with sound, practical advice on identifying, preventing, and options regarding cleaning up household mold. First of all, where does mold come from? Mold spores are everywhere around us and are too small to detect with the naked eye — we cannot avoid being exposed to them. Mold spores travel in the air and attach to people’s skin, clothing, shoes, shopping bags and belongings. Mold is simply a part of our natural environment. Once spores enter your home, they can settle onto carpeting, upholstery, curtains and other fabric. While you cannot keep spores out of your home entirely, regular home cleaning and proper maintenance can prevent these semi-dormant mold spores from growing and causing problems. Mold is most likely to find a place to grow in a humid area such as a bathroom, basement, crawlspace, or kitchen. Mold spores can only grow in areas PAGE 12

that provide moisture, warmth, and food — the three required conditions necessary for it to grow. Be mindful that mold spores can thrive in areas of your home that have had flooding or where leakage has occurred from roofs, pipes, or walls, or areas around house plants, especially ones that sometimes are over-watered. If you’re concerned about possible mold growth, pay close attention to keeping these areas as dry as possible, and periodically check the potential trouble spots to prevent or clean up any budding mold growth. These tips may help you get started: Vacuum and clean regularly to remove possible sources of mold growth. Pay special attention to areas of your home that are likely to generate a lot of moisture. In portions of your home that are susceptible to moisture, use area rugs or washable floor surfaces rather than wall-to-wall carpeting. If you use area rugs, clean them periodically. Do not store materials such as paper, books, clothes, or other possible sources of food for mold in humid parts of your home. Identify and repair water leaks in your roof, windows, foundation, or any other part of the home as soon as possible. Clean refrigerator drip pans regularly according to the manufacturer’s instructions. If your refrigerator and freezer doors do not seal properly, moisture can build up and mold can

flourish. Remove any mold on the door gaskets and replace faulty gaskets. Ensure that your gutters and downspouts are clear of debris that may block the flow of water from your roof. Properly grade the area under your downspouts or use drainage pipe, so that rainwater from the roof flows well away from your foundation. Splash blocks can help rainwater flow in the proper direction; but extension pipe as often better. Check the grading of other areas around your foundation, so that rainwater does not flow toward the house. Plant gardens and shrubs away from your foundation, so that water does not flow toward your house when watering them. If you water your lawn with a sprinkler, make sure the water does not hit your house or the area next to the foundation. In the kitchen and bathroom, open windows or use exhaust fans when engaging in activities that produce moisture. Exhaust fans should be vented to the outdoors and not to an attic or crawl space. Make sure that clothing dryers are properly vented to the outdoors and the ducting has no leaks. If you use a humidifier, check that it does not produce an excessive amount of humidity. Read the manufacturers directions for proper use. Consider using a dehumidifier if you have a basement. The

cool basement floor and walls can be a source of moisture build-up. Dehumidifiers can also correct crawlspaces which have elevated relative moisture levels Properly insulate and ventilate the attic of your home. If you have a crawl space under your house, cover all areas of soil in the crawl space completely with waterproof polyethylene plastic. Many local insulation companies can install plastic sheeting in your crawlspace for a very reasonable fee. If your crawl space is ventilated, close the vents in the summer and keep them open in the winter. Clean up and correct any water problems in your basement or crawl space as quickly as possible. Mold growth in your home is a potential problem — but one that can be prevented easily. Any problems can be quickly addressed and resolved.
