Existing home sale prices in Moore County continue to be improve Existing home sale prices in Moore County continue to be improve, according to Realtor® Elizabeth Childers, 2010 President of PinehurstSouthern Pines Area Association of Realtors®. The average price for a single-family home sold in January in Moore County was $280,300 as compared to $266,048 in December 2009. Since the 1st Quarter of 2009,when single-family home prices reached their lowest point in several years, prices for single family existing homes has steadily increased. Moore County homeowners are seeing an appreciation stated Realtor® Childers. She expects these trends to continue as Moore County becomes the preferred relocation community because of excellent schools, outstanding health care facilities, recreation vari-

ety and business growth. Moore County home sales will also see an improvement as BRAC becomes a reality in the years ahead said Realtor® Childers. Home sales are also encouraged by historically low interest rates, great variety of inventory and home buying programs, such as, the first time homebuyer tax credit. FSBO Numbers Are Trending Down According to the 2009 Profile of Home Buyers and Sellers compiled by the National Association of Realtors, forsale-by-owner (FSBO) properties totaled only 11 percent of real estate sales between July 2008 and July 2009 — less than the previous year. In keeping with previous trends, the median price of FSBO homes was considerably less than those sold through a real estate professional — $172,000 vs. $215,000.

The primary reason sellers chose to go the FSBO route was to avoid paying an agent’s fee or commission. However, FSBO sellers also acknowledged that they encountered many challenges. Nearly one in five reported that knowing how to prepare their home for sale was difficult. Setting a realistic price and dealing with paperwork were each cited by 15 percent of FSBOs as the toughest task in selling their homes. Even successful FSBO sellers

Only 15 percent said they would sell a home themselves in the future, while 56 percent indicated they weren’t sure and 29 percent said they would definitely use a real estate professional for their next home-sale transaction.

Time is Running Out to Take Advantage of Home Buyer Tax Credit Over the past year and half, the federal government has enacted a number of special s h o r t-term incentives to buy a home. The $8,000 firsttime home buyer and $6,500 repeat buyer tax credits have inspired millions of Americans to buy homes. But the window of opportunity to take advantage of those tax credits is quickly running out—they expire on April 30, 2010. There’s no time to waste. But families who are thinking about buying a home may still be able to qualify. The IRS allows buyers who sign a sales contract by the April 30 deadline to still be eligible if they close the sale of the home by June 30, 2010. Potential buyers shouldn’t give up, there are still plenty of great homes in our market, including existing homes and — even though the inventory of move-in ready newly constructed homes has dwindled — many builders may still be able complete a home in time.” The National Association of Home Builders estimates that with the expansion and extension of the housing tax credits, close to 70 percent of all potential home buyers could qualify for some form PAGE 12

of the current credits. Many people may think they don’t qualify for a housing tax credit when in fact they might, so it is important to understand how the IRS defines the eligibility criteria for the credits as well. For example, if you owned and sold a home many years ago, you may still qualify for the $8,000 firsttime home buyer credit. The IRS defines “first-time buyer” as someone who has not owned a home in just the past three years. Or, if you sold your home a year ago, but you owned and lived in it for at least five consecutive years out of the past eight, you may still be eligible for the $6,500 repeat buyer credit if you buy a new principal residence before the deadline. Finally, the income limits of previous housing tax credits excluded many buyers in higher cost of living areas. But the current credits increased those limits, enabling single taxpayers with incomes up to $125,000 and married couples earning up to $225,000 to potentially qualify for the full credit. Partial credits may be available to home buyers earning up to $20,000 more than those limits.

Carol came to Pinehurst 9 years ago and for 8 years was with Coldwell Banker where she was also the manager. She has a wide range and long list of Real Estate accomplishments to her credit. She is a certified relocation specialist, certified property manager and accredited buyer representative. She was a founding member of the relocation group Home to Home. During her long career in real estate, she was President of the Hoboken Board of Realtors for 3 terms, and was responsible for merging two other boards with hers and creating a County Board of Realtors.
