Realtor Tips When Buying a Home

With the changing real estate market and ever changing guidelines for obtaining a home mortgage, it is important for buyers to be prepared financially when they buy a home. Money matters. If you are considering a mortgage, shore up your outstanding credit. Get a copy of your credit report. You can obtain a free copy each year of your credit report at www.annualcreditreport.com, or call tollfree: 877-322-8228. Before you start looking at property you should get pre-approved and have a pre-approval letter from your lender. Determine how large your mortgage can be. This saves you time and grief of looking at homes you cannot afford. Explore different loan options to determine what is best for you. Talk with several loan officers to determine the loan product that best for your financial situation. Don’t be house poor but double and triple check to be sure you haven’t maxed yourself out of the cost of your home. Remember items like moving expenses, maintenance, insurance, home repairs, and

association fees, etc. Have a contingency fund for home emergencies. Decide what (and where) you want to buy. Prioritize your needs (i.e., location, schools and amenities). Consider your re-sale value. Even if you don’t have school-aged children, a strong school district is a good thing and adds value. A Moore County Realtor, through the MLS, can provide you with a report on neighborhood quality of life, schools, home values, and comparisons with other areas. Most importantly, working with a professional REALTOR can help you work through the mortgage process in addition to identifying properties within your criteria. Spring Maintenance Checklist

Even if you have no intention of selling you home this year, regular maintenance is essential for preserving your property’s appearance and value. If you do plan to sell, your wellmaintained home should fetch a higher asking price while avoiding last minute repairs before closing. This spring concentrate on these important fix-ups: • Inspect gutters and downspouts and check to see that splash blocks are properly positioned. To see if the weight of snow, ice and wet leaves has twisted your home’s gutters out of shape,

pour a large container of water into each one. If water pools in one spot or flows away from the downspout, the gutter may need to repair or replacement. • All homes settle a bit each year, which can stress the foundation. Look carefully for hairline cracks and repair them immediately with the proper sealant. • If your home has a brick exterior, inspect the bricks and mortar for any signs of wear or damage. If your home has wood or vinyl siding, look for loose panels and trim. Inspect the soffit and facia below the gutters for rot and insects.

Home Buyer Tax Credit Extended for Military Personnel

Although most home buyers need to sign sales contracts by the end of April to qualify for the $8,000 first-time and $6,500 repeat home buyer tax credits, qualified active military servicemen and women have an additional year to take advantage of these great incentives. Under a legislative provision

targeting active members of the military, the Foreign Service and the intelligence communities, the tax credit was extended for one year beyond the current deadlines of April 30, 2010 for a binding sales contract and June 30, 2010 for settlement and closing. The provision only applies to

an Earth Day advocate all year long. The Environmental Protection Agency estimates that the average family of four uses 400 gallons of water every day. To combat this, the agency suggests that you: Don't let the water run while shaving or brushing teeth. Take short showers instead of tub baths. Keep drinking water in the refrigerator instead of letting the faucet run until the water is cool. Scrape, rather than rinse, dishes before loading into the dishwasher; wash only full loads. Wash only full loads of laundry or use the appropriate water level or load size selection on the washing machine. Repair all leaks (a leaky toilet can waste 200 gallons a day). Water the lawn or garden during the coolest part of the day (early morning is best). Group plants according to their water use so you don’t overwater. Check with your local extension service or nurs-

Keeping your wood floor's natural shine

(ARA) - Wood floors are a beloved part of a home, and are also a great investment that can boost your home's value by up to $10,000, according to the Hardwood Information Center. The wood care experts who make Murphy Oil Soap have some advice on how to keep your floors looking shiny and beautiful. * The first key to maintaining your wood floors is to know what type of finish you have. Most wood floors installed after the 1960s are finished with polyurethane, which hardens into layers of solid plastic sheets on the surface of the wood. To find out, scratch the surface of the wood with a coin in an inconspicuous area. If the finish flakes off, a finish like varnish or shellac was probably used. If you think you have wax floors, apply a few drops of water and wait 10 minutes. If white spots appear under the droplets, then your floor has a wax finish. A

polyurethane finish will not flake after being scratched with a coin, and white spots will not appear after exposure to water droplets. * A finish with a dull and lifeless appearance can usually be revived with a good cleaning to remove accumulated dirt. For polyurethane-finished floors, use a cleaner like Murphy Oil Soap for cleaning. To give your floors the best shine, make sure you follow diluting directions properly when using the concentrated version of Murphy Oil Soap. * Other ways to help preserve your wood floor shine include regularly sweeping and vacuuming your floors weekly; placing area rugs in high traffic locations; using floor protector pads or soft felt on the bottoms of furniture legs; setting a humidifier or dehumidifier to maintain a level of 30 to 50 percent humidity in the home; and protecting your floors from direct sunlight. — Courtesy of ARAcontent
