A little bit of this and that in the Real Estate Market Today

Here are some thoughts on the real estate market in March, 2010 • Moore County real estate home sales continue to improve. February sales were 51 units in February as compared to 49 units in February 2009. Average sale price was $253,700 about the same as in February 2009. • Is it time to rush out and buy a house before mortgage rate go up? According to some analysists mortgage rates will jump to around 6% by year end from around 5% in recent weeks. Other analysts see only a slight increase. • What happens to interest rates over the rest of this year depends on many factors that are hard to predict, including the strength of the US economy, Fed policy and foreign investor willingness to buy US debt, according to many economists. • According to Karen Blumenthal, Wall Street Journal Columist, the Home-Credit Tax derby has its price. She believes that the federal tax credit for home buyers is some of the best deals around. However, she also believes that realistically, given the cost, hassle and potential home-price gyrations, you should plan to own the home for five years or more. • The housing market is complicated and the future unknowable, according to Damon Darlin, business writer for the Wall Street Journal. More predictable is the interest rate. A good rule of thumb is "Before you buy the house, buy the money (interest rate)". Instead of betting on home prices, make a bet on whether money will become cheaper or more expensive. • No one is sure that home prices have bottomed out, however, it is an agreed theory that the cost of money will increase. So given these theories and predications from nationally renowned

housing market experts what should the buyers and sellers in Moore County do? First, take advantage of the federal tax credits for first time home buyer and move up buyers before April 30, 2010. For more information on the first time home buyer credits go to www.realtor.org. Second, take advantage of the historically low interest rates. Don’t Fall For Credit Scoring Fallacies

If you’re among the millions of Americans hoping to qualify for a home loan this year, be sure you know what does — and does not — hurt your credit score. Following are the most common myths to watch for: 1. Closing accounts can help your credit score. To the contrary, closing accounts can hurt your credit rating. Credit scoring compares your available credit against the amount you use. By shutting down accounts, your available credit shrinks and actual balances loom larger in comparison. Credit scoring also tracks the age of your credit accounts. Closing older accounts can

make your credit history appear more “immature” than it actually is. Instead of closing accounts, it’s generally better to pay down your existing debt. 2. Checking your credit score can damage your credit rating. Applying for new credit, missing payments, or spending to your available credit limit can lower your credit score. Ordering a copy of your credit report does not. 3. Credit counseling will hurt your credit score as much as a bankruptcy. This is false. The widely used FICO score (created by the Fair, Isaac Company) ignores any reference to credit counseling

Volunteering for Habitat for Humanity of the NC Sandhills

In a change of pace for this week’s column; I wanted to share a great experience -that while building related, isn’t one of my usual topics. This past weekend I participated in a Habitat for Humanity Build Day with the members of the Sandhills Cycling Club. Instead of my usual day on the job running multiple crews, worrying about permits, plans, codes, budgets, and schedules – I had the chance to be a simple carpenter and hammer nails all day on the job site. It was a great reminder of what is really

important in terms of our homes and what is so great about our local community. Many of you may not be aware of the numerous organizations like the Moore County Home Builders Association, our churches, and local businesses that have on going relationships with Habitat. The Sandhills Cycling Club is a great example. The SCC works with Habitat each year to promote the Tour de Moore Century (a 100 mile charity bicycle ride held annually on Labor Day Weekend) to raise funds for Habitat. In the past few years, the SCC has raised over $10,000 dollars for Habitat. In addition to their fund raising efforts; the members of SCC volunteer each year for a build day. The SCC build day had a great group of volunteers that included people from all walks of life, as is so common in our community: business executives, tradesmen, attorneys, school teachers, surgeons, retirees, and local small business owners. Under the leadership of Volunteer Coordinator Judie Wiggins and Construction Supervisor Steve Sims, our build day was extremely well organized, productive, and rewarding. The SCC members were able to frame the entire home in a single day. The Habitat Staff has done a

fabulous job in the past few years organizing and coordinating their efforts with local volunteer groups. Typically a build day starts at 8AM and the Habitat Staff provides lunch for your volunteer group. (Our lunch was donated by St. Joseph’s of the Pines) The work day ends promptly at 2PM so you will still have much of your Saturday left to accomplish those nagging weekend chores and errands. I have volunteered for Habitat as part of the Moore County Home Builders and now with the Sandhills Cycling Club. If you or your group has never volunteered for a build day with Habitat; I strongly encourage you to consider organizing a volunteer build day in conjunction with your organization, church, or club. It is a great cause and your members will enjoy the experience. Here are some interesting facts you may not be aware of regarding Habitat’s programs: In its twenty-two years of existence, Habitat for Humanity of the NC Sandhills has sold over 180 homes to low income families. Habitat normally builds 12-14 homes per year. It takes between six and ten months to build a Habitat home.

Habitat currently sells Habitat homes for between $64,000 and $68,000. Habitat homeowners pay approximately $360 per month for principal, insurance and taxes. Homes are sold with zero interest. The mortgages are no-profit and go into a Fund for Humanity that enables us to continue building homes. The average cost to build a Habitat home in Moore County was $66,500 last year. This includes land, infrastructure and all house costs (except for staff, program and administrative expenses. These funds are raised separately). In 2008 Habitat homeowners paid over $80,000 in property taxes. Habitat builds homes for families between 30% - 60% of the Annual Median Income.
