Attorney fees, taxes and prorated costs may come into play. Your Realtor® can provide you with estimated proceeds (net sheet) under different scenarios. Get pre-approved for your next move. If you’re looking to buy another house, make sure you know your financial situation. Under the Extended Home Buyer Tax Credit, as long as a
written binding contract to purchase is in effect on April 30, 2010, the purchaser will have until July 1 2010 to close. There is also a $6500 Extended Home Buyer Tax Credit for existing home owner. Stage your home. Start with the front door and landscaping. Is it going to attract buyers to further want to inspect the home? Consider having a professional stager give you some suggestions. Simple items like, cleaning the windows, opening the curtains, turning on the lights, displaying fresh flowers can make a great first impression. Complete any repair work prior to listing with a Realtor®. A bright house with curb appeal is a welcoming house. It’s show time. Be ready and willing to have your home shown any day, even with short notice. Making it difficult to see will also make it difficult to sell. Existing-Home Sales Surge in Most States
Thanks to strong gains in existing home sales, the housing market ended 2009 on a high note, according to the latest statistics released by the National Association of Realtors® (NAR). Compared to third-quarter 2009 totals, sales rose in 48 states, while 32 states saw double-digit gains and many metro areas posted year-overyear price increases. Lawrence Yun, NAR’s chief economist, explained that record-low interest rates and the first-time homebuyer tax credit were dominant factors fueling this growth. Because
the nation’s surplus housing inventory is shrinking, prices are also expected to rise in many more areas of the country. NAR President Vicki Cox Golder also commented on the government’s expanded tax incentives, which now include repeat byers. They’ll have to accelerate their buying plans since contract must be in place by the end of April. The best advice is to contact an agent now about qualification criteria and options.” A purchase offer must be signed by April 30 and finalized by June 30 to claim the $6,500

Five Tips for a Successful Home Remodel
As spring approaches, many home owners grow eager to start remodeling projects to update and refresh their surroundings. Before getting started, it’s a good idea to hire a professional remodeler for a workable plan and better results, according to the National Association of Home Builders (NAHB).
A professional contractor knows how to translate a home owner’s dreams and budget into a beautiful reality. They have the expertise and skills to work with a home owner and make sure factors such as resale value, future uses for the space, whether the materials selected are appropriate for the family’s lifestyle, and other factors that a home owner may never have considered are fully evaluated. Here are five tips for planning a successful home remodel that you can enjoy for many years to come: Compile a list of home remodeling ideas and draft a budget for the work. You likely have some projects in mind, such as modernizing the bathroom, renovating the kitchen, replacing windows or repairing the roof. Prioritize your wish list: Maybe you don’t have the budget for your dream remodel, but professional remodelers can maximize your dollars by doing the work in phases, suggesting budgetfriendly products and materials, and implementing creative design solutions. Asking friends and neighbors for names of qualified contractors will also help you find a match for your project. After you start speaking with contractors find one or two who match your project’s needs, be sure to conduct some background research by talking to their references and asking if they are a trade association member, such as NAHB, MCHBA, etc... Remodelers with these qualities tend to be more reliable, better educated, and more likely to stay on top of construction and design trends. Agree on a contract. Talk over the details of the home remodeling project and begin reviewing the contract. You’ll want to check the contractors, license (if required), insurance coverage, ask about any warranties on their work, know who is responsible for obtaining any building permits, and understand the process for making any change orders after the contract is signed.
