Have you ever overdressed for an event? Perhaps you understood the dress to be formal, but you arrived in your sequin dress or black tuxedo, everyone else was wearing jeans and turtlenecks. You may recall how everyone stared as you entered the room, looking a bit out of place. That happens to homeowners too, but it’s not called overdressing - it’s called over-improving. It happens when property owners remodel a home to the point where its new value far exceeds all others in the neighborhood. Let’s say that your family has grown, and you begin your improvements by adding a wing with two more bedrooms and another bath. You expand to a three-car garage, and install an
outdoor deck. In the process, you add $55,000 in improvements to your $100,000 home. As long as you continue living in the home, that’s not a problem. When it’s time to sell, however, you’ll face an unexpected challenge. You’ve spent $55,000 on improvements, but buyers are unlikely to be impressed as they compare the prices of other homes in the area, and expect yours to be in line. Before beginning a major project, determine the impact on your home’s value. Consider “upgrading” to a larger home vs. remodeling, getting advice from a lender and a trusted REALTOR®. Transforming Your Basement from Bleak to Chic
The days of the dark and dank basement, strewn with boxes, dusty exercise equipment and tangled holiday decorations are rapidly becoming a thing of the past, replaced instead by luxurious media and game rooms, European-style pub rooms, second kitchens, wet bars and guest rooms. Home owners by the droves are reinventing their formerly stodgy basements in search of more livable living space and are finding that basements are just too valuable to leave rough and unfinished. According to National Association of Home Builders (NAHB) researchers, creating an upscale downstairs is a burgeoning trend. Among new-home buyers, the two things they want to do immediately are install a deck and finish the basement. So while basements are not the top remodeled space — kitchens and baths remain the
leaders — they are a sizeable chuck of the $215 billion U.S. remodeling industry. Not bad when you take into account that only 68 percent of all U.S. homes even have basements. Half the Hassle, Lower the Cost Remodelers conclude that economics, psychology and land restrictions are some of the reasons why basements are achieving a higher remodeling profile. Finishing a basement usually costs about half of what upstairs improvements run, and basement remodeling is unlikely to trigger the regulatory dance or neighborhood fuss of a building addition. Prices for lower-level remodeling can start at about $15,000 $20,000 for basic drywall, wiring, and paint and carpet, depending on the square footage. For contractors who oversee the entire project, prices typically begin at $20 - $25 a square foot. From
there, prices can swell into the six figures based on the complexity of the job. Reclaiming — and Taming — Basement Space Now that more home owners realize the potential for their basements — stylishly referred to as the “lower level” — the design opportunities appear to be endless. “If the level of finish (comprising thoughtful and creative design, quality materials and top-notch craftsmanship) is equal to, or exceeds, the level of finish on the existing main levels of the home, this space is no longer considered ‘second class,’ ” says Stephen M. Schmitt CGR, of Timberline Custom Homes, Inc. in Highland, N.Y. “Clients often are willing to spend whatever it takes to do the job right.” “The uses for this space are as varied as the families seeking to remodel,” Schmitt noted. “Often the proj-
ect is initially thought of as a playroom for the kids, but once the clients see the possibilities and get a feel for the finished product, they find ways to reclaim the space for themselves and keep the kids upstairs.” Another remodeler notes he’s reinvented large, extravagant basements, complete with stone fireplaces, full kitchens, hot tubs, full baths and steam areas, and lower-level transformations for growing families that wanted fun, color-filled basements with amenities like built-in forts and slides. While fun and innovative, many of the latest trends may be out of reach or over-the-top for the average home owner looking to spruce up and use their basement space. The lower-level amenities consumers generally focus on include drywall ceilings with recessed lighting, home entertainment systems and interior design elements such as sofa
sectionals, silk window treatments, crushproof carpet and brighter wall colors. Pricing Your Vision While the possibilities may seem limitless when renovating the lower-level space, so can costs, depending on the original structure. Remodelinghappy home owners need to consider the design options carefully. A basement project does not require an increase in the building’s footprint, thus saving on building elements such as footings, roof systems, floor systems and ceiling systems. But, potential savings can be easily offset if the scope of work includes a new bathroom, wet bar or the relocation of mechanical systems or the laundry to a new space that hasn’t been roughed in. Further, building codes can have significant requirements for
basement living spaces, including a second egress for the living area and for each bedroom. Other considerations may include ensuring enough property easement to allow for an adequate well and including the required smoke detectors. According to Remodeling Magazine's Cost vs. Value report, a basement remodel ranks in the top ten of projects that have the highest percentage of costs recouped from the remodel at 72.9 percent. Protect large investments with small home fixes
(ARA) - Today's consumers are under mounting financial pressure at every turn, and are forced to be much smarter in buying decisions, especially for major investments. One big investment every consumer needs protected is their house and property. This is especially true as warmer weather arrives. From simple preparations like servicing your heating and cooling system units (HVAC), to protecting yourself against unexpected home emergency repairs, many homeowners often overlook simple measures that can end up having costly consequences. However, homeowners often don't know where their utility company's responsibility ends and theirs begins. Many are surprised to find out they are typically responsible for repairs to the pipes and wires in and around their home (as the local utility is usually not responsible for these emergency repairs). Look closely at your home insurance policy and check if your utility offers an emergency service contract. If not, consider signing up for an emergency repair service plan that covers gaps in your home insurance policy, which can range from exterior water and gas lines to plumbing and drainage systems to complete electrical and heating/cooling configurations. Home improvement retailers offer a variety of inexpensive (less than $15) insulating foam sealants that homeowners can apply to gaps and cracks around the home to literally "seal" against unwanted airflow to reduce energy bills. As you start slathering on sunscreen this season, think about not only protecting your skin, but protecting your home with simple fixes that can keep it as healthy as can be.

By completing a few easy tasks, you can spend more time soaking up the sun and less time on interior projects. Here are five ways to spruce up your home this spring to prepare for a relaxing summer - and give your home that "spring cleaning" feel without spending the entire spring, well, cleaning. 1. Let there be light Nothing makes the house feel drab like dirty windows. Make any room feel bright and fresh by cleaning the inside glass of your windows. A quick once over with a paper towel and glass cleaner should do the trick. Look for a "streak-free" formula and the insides will be sparkling in no time.
Get the outside just as clean - without the hard work - by using a cleaner that attaches directly to your garden hose. All you have to do is point and spray to remove the dirt and grime left behind from winter. It's safe to use on plastic siding and can help you easily reach second story windows. Plus, while you're outside, quickly rinse off patio furniture, jungle gyms or your children's outdoor toys to make them look good as new. 2. Pick up a paint brush To freshen up any room for springtime, pull out your paint. Don't try to redo the whole house - pick the room where a fresh coat of paint will make the biggest impact.
