Tips For Purchasing Tankless Gas Water Heaters

Home water heating is number one in residential energy consumption second only to residential heating and cooling. Even as homes are designed to be more energy-efficient, the percentage of energy used in water heating is still a predominant factor. When it comes to

efficiently heating water, tankless water heaters are one of the hottest innovations to hit the industry in decades. The appeal of tankless water heaters is that you can save money by not constantly heating the water in your tank during periods when you are not using hot water.

Demand-activated technology translates into significant energy savings. A tankless gas water heater could help you save up to 55 percent annually on water heating costs compared to the operating costs of a standard 40-gallon-tank gas water heater. When building your new home you'll want to consider these purchasing tips, to ensure you select the right tankless water heater for your needs and lifestyle: • Examining your lifestyle. A strong tankless heater can pump about 5 gallons a minute of hot water throughout your whole house. But if your children enjoy taking 15minute showers while you run the washer, this might not suffice.

Calculating your flowrate demand is key in determining whether to install one heater for the whole house or multiple heaters for different appliances and bathrooms. In a busy household, all of these appliances running at the same time can challenge a tankless heater's ability to meet hot water demand. In addition, the climate conditions where you live can affect the performance of your heating unit. • Decide what size you need. While the capacity of gas storage water heaters is based on the number of gallons that will fit

in the tank, tankless models are rated by how many gallons of hot water they produce per minute (GPM). The more likely you are to have the shower, dishwasher, and clothes washer going at once, the larger the GPM you will need. You will need to consult with an experienced plumber to estimate the hot water demands in your home. • Check product availability. Find out what qualified tankless models are available. • Get a quote from a contractor or retailer. You may want to check a manufacturer or retailer's web

site to get a general idea of cost, but you will eventually need an installer to come to your home and give you a customized price. • Search for rebates and tax credits. You may be able to reduce your costs by taking advantage of rebates or tax credits. Be sure to review the eligibility rules before you make your purchase. It seems that Demand is exceeding Supply in one area of the real estate business here in Moore County. Due to many different circumstances, there has been a great increase in requests to rent homes in the last few weeks. In fact, the demand for rentals seems to be exceeding the supply here in Moore County. When Demand exceeds Supply, a basic economic rule comes into play. Prices usually go up. For that reason, now is a great time to consider the 5 X 5 Real Estate Investment Model. Here is a simple model for comparing the potential growth real estate offers versus that of mutual funds. How do the returns for each compare as a long-term investment? The idea is to leverage every five years five time, using the 1031 exchange to defer taxes, and see what an initial investment of $25,000 (5x5) would look like, assuming, of course 5% appreciation. Start by investing $25,000 in a $100,000 property (25% down

payment). In the 5th year, equity has grown to $52,628. Re-leverage into a $210,512 property (25% down payment). In the 10th year, equity has grown to $110,789. Re-leverage into a $443,156 property (25% down payment). In the 15th year, equity has grown to $233,224. Releverage into $932,896 property (25% down payment) In the 20th year equity has grown to $490,966. Re-leverage into a $1,963,864 property (25% down payment). In the 25th year, equity has grown to $1,033.545. Re-leverage into a $4,134,180 property. (25% down payment). In the 30th year, equity has grown to $2,185,743. This amount does not include the cash flow accumulated over time, which could be a substantial yearly income on top of the equity. The same $25,000 investment in a mutual fund yielding 10% interest over the same period of time yields $436,235, almost five times less.
