Here are some thoughts on the real estate market in April, 2010 • April 30, 2010 is the last day for having a purchase agreement in place to use the home buyers’ tax credit programs. The regulations allow to June 30, 2010 to complete the transaction. Give your Realtor® a call for more details. • Nationally, existing-home sales rose 6.8% in March according to NAR, slightly more than economists had expected, to a 5.35 million annual rate. First-time buyers purchased 44% of all homes, lured by the government's tax-credit program. The supply of unsold homes fell to eight months, down from 8.5 in February. • Moore County real estate home sales continue to improve. March sales were 71 units as compared to 50 units in March 2009. Average sale price was $258,300. • First quarter 2010 home sales (units sold) and home sale prices in Moore County increased significantly from the same period in 2009. Average sale price increased 6% and units sold increased 32%.
• No one is sure that home prices have bottomed out, however, it is an agreed theory that the cost of money will increase. • According to recent business journals articles, mortgage rates have increased recently and will jump to around 6% by year end. • Many banks and mortgage companies are reentering the “jumbo” mortgage market. • Take advantage of the historically low interest rates. Lloyd’s story of the sale of his Hilton Head home and the purchase of his Pinehurst home speaks directly to the experiences of many of our buyers and sellers in Moore County today. “Five years ago, my wife, Libby and I decided the home I built in Hilton Head in 1991 was in need of some capital improvements. After making those improvements we decided to sell our home two years ago and move to Pinehurst where Libby’s family is from. At that time I decided to follow
the advice I had often given sellers. Have a home inspection done prior to listing the home and fix all the small problems to insure the home would be shown in its best light. I had priced our home at what I and fellow Realtors thought was reasonable for the current market at that time, but we received no offers, in spite of spending $50,000 on indoor-outdoor painting, granite counters, new appliances, flooring, etc. The market was not improving so I hired an appraiser to be sure that the home would appraise in the range of the house price. It did not, so the price had to change. Within a few months it sold and we came to Pinehurst. Bill Sahadi, whom I am now working with, was the listing broker for the Pinewild home we purchased. Like our previ-
ous home, it too had many recent upgrades, and Bill had priced it to sell. And it did and in a very short time in todays market. The old adage is even truer today….Do you want to list your home or do you want to SELL it? My “past life” in photography, advertising, marketing and publishing has served me well in the real estate business and no one appreciates the power of visuals and their importance in the marketing of a home as much as I do. We chose Pinehurst for its low key pace, location, price range, lot sizes, friendliness and of course, it’s golf courses, medical community and charm. I have been “accused” by clients of spending too much time and effort to satisfy their needs but they still come back and send

Over the next few years, millions of Baby Boomers will be moving because of retirement or a desire to downsize. Will they all be forced to buy newly constructed homes specifically designed for older homeowners? Definitely not. More and more professional remodelers are modifying existing home to incorporate universal design features such as walk-in showers and exterior ramps. After helping his own parents adapt to 1968 split-level house, certified remodeler Warner McConaughey learned first-hand that “universal

Armed Service Members Have Another Year for Home Buyer Tax Credit
Seems lately the news is filled with news stories covering expensive government programs and citizens protesting the spending of our tax dollars; but here is a great example a government spending program getting it right by seeking to reward those Americans who have done so much for their country -- our armed services members. For most Americans, the home buyer tax credit expires today on April 30. But Congress, recognizing that many members of the military, foreign service, and intelligence service members may have missed out on the opportunity to take advantage of the credit due to multiple deployments overseas, has given service members more time to take advantage of it. The law provides qualified service members who served on official extended duty outside of the United States for 90 days or more at any time between Jan. 1, 2009, to April 30, 2010, another year to buy a home and claim the credit. “Qualified service members� are defined as a member of the uniformed services of the United States military, a member of the Foreign Service of the United States, or an employee of the intelligence community. Qualified service members who are eligible for the home buyer tax credit now have until April 30, 2011, to sign a sales contract, and until June 30, PAGE 12
2011, to settle and close on the home. Both the $8,000 firsttime and $6,500 repeat home buyer tax credits are included in this rule. For married couples, only one spouse, not both, needs to be a qualified service member who served the required amount of extended duty outside the United States. In many cases, the rule that requires buyers to repay the credit if they move out of their home within three years has also been waived for service members. If the home owner or their spouse receives government orders for qualified official

extended duty service and have to sell their home, they do not have to pay back the credit. This applies even if they have to sell in the same year they purchased the home. The new place of duty must be at least 50 miles from the principal residence being sold. The IRS also clarified that soldiers and other service members who are wounded overseas, or have to return to the United States for other medical reasons, are not denied the credit if their time spent overseas ends up less than 90 days. So often we hear of misguid-
