THE PILOT — SOUTHERN PINES, N.C.

Dear Community,

This week I would to share with you the advantages of working with the state of the art Multiple Listing Service of the Pinehurst/Southern Pines Area Association of REALTORS. This system, commonly referred to as the MLS, provides us with the latest in search opportunities for our clients. It provides us with the usual information; such as the number of bedrooms, baths, square footage and subdivision searches plus much, much more. Our clients can specify the size of the garage as well as the size of the lot. Have you been looking for a home with a fireplace or a pool? Not a problem with this MLS. Want your master bedroom on the main level? This system shows what level of the home all the rooms are on. Have you been wanting to find that special waterfront or golf front property without having to go out and physically look at the property? Our brokers can provide you with the Property Disclosure as well as a floorplan through the Associated Document

When you need to know... talk to Mickey DeBernard

portion of the system. The feature our clients benefit from the most is the notification system. With this system you actually get the new listing at the same time it is being introduced to other members of the Realtor Association. This has resulted in the successful and time saving search for most of our clients. For our sellers, their listing is already in many homes the moment it is entered in the computer. For the buyer client it provides the advantage of knowing the home is available before others. The system is designed for saving money, by saving time. The brokers and clients no longer have to spend half or a full day driving around looking at a list of homes, hoping one will appeal to the buyer. Access to our MLS is restricted to our Realtor members only. Call one of the Pinehurst/ Southern Pines Area Association of REALTORS and let us help you in your transition and desires.

Spring Home Maintenance

Preventive maintenance is crucial to the value of your home. Keep your place in tip-top shape with regular check-ups to save you the headache and cost of emergency repairs. Divert Water: Gut-

ters do their job best when clean. Check yours for foliage buildup, particularly if trees hover over the roof. The rainy season is a prime time to ensure all drainage areas remain unblocked by leaves and/or debris.

Trapped moisture can leave a house susceptible to moss and mildew and cause major damage to your roof, walls and foundation. While you’re at it, make sure the downspout is clean and pointing away from foundation walls. Retain the Roof: It’s easy to take for granted the one thing that shields you from the elements. But doing so could cost you unnecessary repair costs. Be diligent about roof maintenance. After the next rainy day, inspect your ceiling for wet spots. Ask a licensed professional to inspect your roof for wear and tear. If the shingles are curling, buckling or crackling, it’s time to replace the

roof. Check Your Paint Job: Look for chipped, cracked paint along the exterior of your home. The worse thing you can do is leave wood exposed, because that’s when it will begin to rot. Scrape off any failing paint. Sand it down so there are no rough edges, prime the bare wood surface and paint it with a high quality paint product. Don’t wait until siding accumulates too much dirt. Brighten up the house with a good washing. Cut Shrubs and Trees: Trim overgrown trees and hedges away from

your home to discourage the growth of mildew and moisture. Branches should be at least 7 feet away from the exterior of your house to prolong the life of your siding and roof. Get rid of out-of-control vines, as they can help crack siding and allow moisture and pests entry into your home. Love Your Lawn: Rake up the excess leaves you didn’t get around to last fall. Too many can suffocate your grass and stop it from growing. Pull up weeds, and remove foliage from the lawn, shrubs and any plants. Pull up dead

flowers and replace them with a low-maintenance variety such as pansies, begonias or mums. Contact a member of the Moore County Home Builder’s Association for professional advice concerning the proper maintenance of your home. Whether they’re doing it to maximize a home’s sale price or to upgrade a recently purchased property, thousands of Americans are starting spring remodeling projects. What’s the first step to a successful outcome? Establishing a sensible budget. The National Association of the Remodeling Industry (NARI) provides helpful tips on preparing — and sticking to — a home improvement budget that won’t break the bank. SET A LIMIT. While this may seem like an obvious first step, surprising few homeowners determine how much they can actually afford. This is especially important for those who are prepping a home for sale. Don’t spend more than you can realistically recoup in the purchase price. KEEP A RESERVE. Once you set a spending limit, reserve 10 to 20 per-

“I will provide an outstanding mortgage experience from application to closing”

cent of that amount to cover unexpected expenses — which always crop up. SAY NO TO CHANGES. It’s so easy to think “this nicer fixture doesn’t cost much more” or “while we’re at it, we should add...” Price all materials and labor costs before your start, and don’t let the lure of upgrades or changes derail your budget. FIND THE RIGHT FINANCING. Paying for inexpensive cosmetic changes with cash or a credit card makes sense for most of us. But when it comes to more extensive projects, you’ll want to check out other financing alternatives. If you’re planning to refurbish a home as soon as you move in, look into the benefits of an

“all-in-one” mortgage that finances the purchase price plus renovations. In addition to home equity loans and home equity lines of credit, the FHA also offers loans specifically for home improvements. Before deciding, however, let your lender guide you in making the right choice. For a free consultation to discuss which type of mortgage loan will work best for you, call Victoria Spannaus at Wells Fargo Home Mortgage at (800) 741-7813 or 910-6926225. Welcome spring, hello winter clean up

PAGE D6

THE PILOT — SOUTHERN PINES, N.C.

(ARA) - Spring not only ushers in a welcome relief from the cold temperatures, but a slew of winter clean-up projects, begging the question, "Are you ready to host all of those summer barbecues that are just around the corner?" And the bigger question, "Is your house ready?" Whether it's a broken bird bath, a loose stone on a walkway, or a broken patio chair, there are some things you need to take care of before the warm weather and, more importantly, before your guests arrive. The best way to prepare for these upcoming household fixes is to assemble a first-aid repair kit for your house. Keeping some of the most common tools together makes it easier and more efficient. Below is a list of items that are invaluable for common household repairs: Simple tools - Why is it that you can never find a hammer, screwdriver, utility knife, tape measure and pencil when you need one? Keep duplicates of these tools in your first aid repair kit, and you won't have to run around your house or shop looking for them. Also, consider stocking a couple of tongue depressors or craft sticks. These are great for spreading glue and can be used to hold small nails instead of hammering your thumbs.

Gorilla Glue - This product is 100 percent waterproof and perfect for fixing anything from a broken chair leg to a broken flower pot. You could even use this strong glue to fix a loose stone on a walkway. If you've never used polyurethane glue before, be careful because it will expand as it cures - you will only need a very small amount for an indestructible bond. Visit www.gorillatough.com for more information. Sandpaper and a two-part, epoxy-based wood filler - For outdoor wood repair needs, this is really the way to go. All exterior door and window trim work should be checked every spring because gaps and cracks not only reduce your home's efficiency, but can also provide an entry location for unwanted insects and rodents. Most of these repairs can easily be taken care of and will prevent damage to the integrity of the wood. Gorilla Tape - Gorilla Tape is the toughest duct tape that you'll ever meet. It has a strong fabric backing and three times the

adhesive of other duct tapes and will even stick to impossible surfaces like brick and stucco. (It also is a quick fix for a torn grill cover or split garden hose.) Visit www.gorillatough.com for more information. Cordless drill and variety of high quality screws - Due to expansion and contraction during the winter, screws are likely to loosen. Tighten up exposed screws on things like your deck, wood railings, etc., before they become a safety hazard. Touch-up paint and foam applicators Avoid having to search the garage for a can of paint by putting a small amount of paint in a disposable airtight container and adding it to your kit. As you make your outdoor repairs you will have the paint on hand for a quick fix. Foam applicators, which you can get inexpensively from any craft and hobby store, are great for quick touch-ups, and are disposable. With your first-aid repair kit assembled, you are ready to tackle all of your winter repair projects.

Save time and money with do-ityourself home improvements

FRIDAY, APRIL 8, 2011

(ARA) - As warm weather rolls in, the for sale signs start going up. Homeowners are increasingly looking for ways to update their living spaces and maintain the value of their homes without completing extensive or expensive renovations. Whether it's adding a fresh coat of paint to outdated bathroom walls or new hardware to kitchen cabinets, there are many ways homeowners can improve their spaces without spending a lot of time or money. One of the best resources for do-it-yourself tips is DIY blogs. Bloggers tackle various home projects and document their journey online to help readers overcome their own home improvement hang-ups. With their efficient project know-how, homeowners can find stress-free and cost effective ways to renovate any space. Efficient Home Transformations Money Saving Tips Provided by Sarah of www.ThriftyDecorChick.com Accent a Room with Borders Give walls a new look with decorative stencils, wallpaper or papered borders. They are a quick and easy accent that updates any room instantly. Add Energy Efficiencies to any Home DIY'ers are discovering that energy efficient homes are not only less expensive to own and maintain, but are also friendlier to the environment. Ways to make the home more energy efficient include using energy-efficient light bulbs, installing ceiling fans and insulating and sealing ducts to maintain the air conditioner. any home more energy-efficient and lower utility bills. By using washable filters, homeowners can save even more money by simply washing and allowing them to air dry. This cuts down on costs and is better for the environment. Affordable Projects Paint Adding a fresh coat of paint is one of the most inexpensive and impactful changes a homeowner can make. With great innovations in paint like, True Value Hardware's new EasyCare PLATINUM Paint and Primer in One, you can save time and money, making weekend paint jobs hasslefree. Check out www.TrueValuePaint.c om for a full color palette. Changing Light Fixtures and Hardware Kitchens and bathrooms can be the easiest rooms to update with a few small changes. Replacing old, outdated light fixtures and cabinet hardware can refresh the kitchen or bath without consuming a ton of money and time with a complete overhaul. Renovate Old Furniture Updating an old chair or table is an easy way to spruce up a room. If you're looking for new furniture additions, shop local garage sales and thrift stores for old pieces that can be revitalized with a little sanding, paint and new hardware. Time Saving Tips Provided by Brian and Paul of www.HandyGuysPodcast.com Make a Plan Set aside time to think through projects and organize your plan of attack prior to jumping in. Utilize great resources for DIY tips on www.StartRightStartHere.com and shop online at www.TrueValue.com for all project needs.

Build Utility Storage Shelves Building a basic utility shelf is a small project homeowners can do themselves to get organized. Planned shelves will put an end to haphazardly stowing away and stacking things in the garage and basement - unable to be found again. Quick Fix-it Project Ideas Replace Old Faucets Old faucets can make a kitchen or bathroom look dated and dingy. When choosing a new faucet, be sure that it will work with the existing faucet drillings, noting whether they're center set, widespread or single-hole. Check Your Asphalt Driveway Seasonal temperature changes can cause asphalt driveways to crack and dip due to water seepage. To sustain durability, be sure to routinely check the driveway and make repairs quickly to avoid further damage. In order to prevent future water seepage, consider sealing the driveway. Repair Don't Replace Tears in window screens can be a frequent and frustrating problem. Before deciding to purchase a new screen, assess the damage. If the tears are small, fix them with a screen patch. Simple Room Solutions Transform any room into a special haven with these simple fixes: Kitchen • Beginner: Brighten the heart of the home by installing new light fixtures. • Experienced: Strip and repaint furniture to revitalize dated pieces and transform a room.
