Housing affordability is still at a record high, according to the National Association of Realtors (NAR). It is at the highest level since record keeping began in 1970. This is based on the relationship between median home price, median family income and average mortgage interest rate. NAR President Moe Veissi, broker-owner of Veissi & Associates Inc., in Miami, said this latest data underscores buyer opportunities in today’s market. "This is the first time the housing affordability index has broken the two hundred mark, meaning the typical family has roughly double the income needed to purchase a median-priced home," he said. "For buyers who can qualify for a

mortgage, now is a very good time to become a homeowner." Projections for the remainder of 2012 indicate that this affordability high will continue and rates will remain low. "Housing inventory levels have declined to a point where conditions are becoming much more balanced in much of the country," Veissi said. "If access to credit improves, we could see a much more meaningful increase in home sales and broader stabilization in home prices with modest gains in areas with stronger job growth." Today’s Pool Designs Let Home Owners Create Unique Backyard Retreats
As summer approaches, many home owners may find themselves catching the pool bug, imagining hot, lazy days poolside in the comfort of their own backyards. Poolside entertaining and easy trips to the kitchen aside, there are many new features aimed at persuading home owners to take the plunge and consider an in ground pool for more than just recreation, but as the focal point when landscaping their backyard oasis. More than just a rectangular hole in
the ground, home owners have nearly limitless options when designing a pool to fit their landscape and lifestyle. From simple wading pools, to lap pools for the swimming enthusiast, to elaborate pools that blend with nature and feature waterfalls, beaches and boulders, there is a style to fit any size backyard. And for home owners who have the terrain, innovative features like vanishing edges, fountains and fiber optic lighting have transformed swimming pools well beyond traditional
styles. Advances in pool decking material such as stone, brick, tile or concrete, which can be stamped or stained to take on a whole new look, add to the options available to home owners who want to create a unique retreat. If you are thinking about joining the more than four million American households that have in ground pools, there are a few things to consider before getting started. Just like remodeling or putting an addition on your home, building a pool is a large undertaking. Industry experts advise home owners to budget about 15 percent of the total property value on constructing a pool and the surrounding landscape — more if you are planning a poolhouse or other struc-
tural features. For example, if your home and property is valued at $350,000, you can expect to spend a little more than $52,000 on an in ground pool and landscaping. Of course, that budget can soar if you are considering specialized water features, decking material or naturalized landscaping. To make sure you are aware of all of your options and to establish a proper budget for your pool, consider talking with an architect, landscape architect or designer, or pool builder. Each professional may bring a particular expertise to the project depending on your goals and what, if any, en-
gineering challenges exist. Many pool builders have architects or landscape architects on staff that can design custom pools, or may offer a variety of existing designs to suit a more limited budget. In ground pools generally come in three basic construction types, concrete, vinyl-lined and fiberglass. Concrete pools, whether poured, gunite (dry gunned concrete), shotcrete (wet gunned concrete) or masonry block, are very durable and can be built in almost any shape or size you can dream up. Concrete pools also can be finished in a wide variety of colors, textures or tile patterns. A vinyl-lined or
fiberglass pool, although limited in shape, size and finish, costs less, can be quickly installed and provide an alternative for colder climates where a concrete pool could crack without special reinforcement. Whether you’d like a large pool for family recreation or a unique design that incorporates an illusion edge or elaborate cascading water feature, a backyard pool can become much more than a relaxing haven for family and friends, it can make a beautiful landscaping statement that will provide home owners with enjoyment for many years to come. What does buying a house mean to an 8 year old boy? Isaac’s parents bought their first home last week. Moving into their own home was exciting to the whole family, but it meant so much to Isaac that he drew a picture his mom and dad, and himself, in front of a house that had a SOLD sign beside it. Isaac drew the picture as activity for his Cub Scout “Faith in God” project and he gave the picture to me. Isaac’s picture shows insight into his heart and mind, and the thoughts of a child regarding home ownership. For Isaac, buying a house meant that he would have his own bedroom and it could be painted his favorite color. It meant that he would be close to his school and to a park
he enjoys. For Isaac’s parents, buying a house was a dream they thought was almost impossible. Owning a home means more financial stability for their family because their housing costs will be fixed. They won’t have to worry about increases in rent. They also like the idea of being able to paint the walls, hang pictures, and decorate. There are lots of reasons that people buy houses. According to a survey by Fannie Mae in October of 2011, people say that the top four reasons that they buy a home are: 1. To find a good place to raise and provide a quality education for children. 2. To have a physical structure where they and their family feel safe. 3. To provide more
space for the family. 4. To gain control over what they can do with their living space, like renovations and updates. Isaac’s thoughts and picture tell a story. He is happy in

With a little planning and the right tools, you'll spend less time working and more time hosting cookouts, lounging in the sun and watching the kids play in the backyard. "Selecting the best tools for your outdoor space can make all the difference if you're looking for simple, year-round maintenance," says Duane Utterback, marketing manager for Remington, a leading manufacturer of electric and power tools. "That's why when you're shopping for new equipment it's important to consider the size of your lawn and garden, how much power you'll need and who will be
using it. It's also just as important for the tool itself to be comfortable and easy to use." For example, a string trimmer is a useful handheld tool that can get into places that a lawn mower can't reach but if you don't get the right one for your needs, it could make the job more difficult than it has to be. If you have a larger yard or tough brush to cut down, you should consider a higher-powered gas trimmer like the Remington RM2510. But if your lawn is smaller or you prefer something lightweight, an electric trimmer like the Remington RM115ST may be exactly what you need. Beyond choosing the right tools, here are five more tips for easy lawn and garden care this spring:
1. Grow low-maintenance plants and flowers. When deciding what to grow in your garden, you'll want to consider the layout of your space, as well as the climate. To keep it easy, try undemanding perennials such as coneflowers, hostas, peonies and black-eyed Susans. 2. Cut your planting and weeding time in half. Using a garden cultivator like the Remington RM151C Electric Cultivator speeds up the process of preparing soil for new plantings, quickly works in compost, manure and fertilizers, and can be used to eliminate weeds between garden rows. 3. Give your body a break. Many lawn and gardening activities like trimming edges, planting or weeding require repetitive move-

If you want to change the look of your garden throughout the season in a matter of minutes without the hassle of digging up your plants, try a container garden.

"By following simple tips and guidelines like these, you can create an outdoor space that you love, without spending the entire season working," says Utterback. "Start with a good plan, have some fun working outside and take the tim to enjoy the fruits of your labor."

(ARA) - Have you ever accidentally left a candle burning unattended? Or left home without turning on the security system? You probably made a mental note to yourself to not do it again, but otherwise didn't think much about it. But next time, you might not get so lucky. A simple "uh oh" could lead to thousands of dollars in damage to your home. "We recommend homeowners adopt a mindset of thinking about the consequences of things, of what could go wrong," says Dr. Tim Reinhold, senior vice president of research and chief engineer for the Insurance Institute for Business & Home Safety. Here are five tips to avoid common homeowner mistakes: Tip 1: Clean out the filter on your clothes dryer Why? Fire. Those wads of lint that get caught in your dryer's filter can pose a major fire hazard. The U.S. Consumer Product Safety Commission estimates that dryers cause more than 15,000 fires a year. Your strategy: Be sure to completely empty the lint trap every time you use your dryer. Also, make sure your dryer ducts are metal, since they're less likely to sag and allow lint to build up. Tip 2: Trim tree branches that hang close to your home Why? Roof or other property damage. A storm or high winds could sweep through your neighborhood and knock those branches onto your roof, causing serious damage. Your strategy: Consult an arborist or tree surgeon about any trees in your

yard that might present a hazard. Tip 3: Don't put cardboard boxes from recent big-ticket purchases out on the curb with the garbage Why? Theft. By placing boxes in a visible location, you're sending a signal to burglars that you have valuable items in your home. Your strategy: Cut boxes up and put them into the garbage or recycling bin. Tip 4: Make your house look occupied when you're on vacation Why? Theft. An empty home can be an easy target for thieves. Your strategy. Have your mail and newspaper deliveries suspended or have a trusted neighbor retrieve and safeguard them until your return. "Not only do piles of mail signal that a house is vacant, but thieves can sift through letters to steal your identity," says Joe Vahey, vice president at Erie Insurance. "You also may want to arrange for someone to maintain your lawn if you'll be gone for more than a few days, and consider installing central alarms, motion detectors, or timed lights that will illuminate the area around your house at night." Tip 5. Check appliance water hoses Why: Water damage. Hoses for washers and refrigerators wear out and need to be replaced before they spring a leak. The water supply line to the icemaker can also be a water leak waiting to happen. Your strategy: Replace washing machine hoses every five years. If you see the plastic line along the back of the refrigerator becoming discolored (yellow or
brown), have an appliance repair expert check it out. Despite your best efforts to properly maintain and protect your home, accidents and mishaps still happen, which is why it's also important to know what your homeowners insurance does, and doesn't, cover. For example, no homeowners insurance will cover flood damage from natural disasters, so you may want to seek federal flood insurance if
you live in an area prone to flooding. In addition, check to see if yours is a guaranteed replacement cost policy, which would pay to rebuild your home if it's severely damaged or destroyed.
