Looking Back at Your Tax Filing for Hidden Treasures

Now that “Tax day” has past and many first time homeowners have taken the opportunity to realize tax savings and tax credits from the federal First-time homebuyers tax programs, I would like to suggest that renters revisit their tax filing to see what future tax advantages homeownership might have for them. Tax deductions for homeowners are plentiful, so keep these guidelines in mind as you revisit your return for 2009. I would suggest that you might want to talk with your tax preparer. First, know that if you deduct home expenses you have to file form 1040 and itemize your deductions on Schedule A. While some additional work is involved, the rewards might be worth it. Second, remember that the mortgage interest on your home loan is deductible. You can calculate the amount of interest on a mortgage by using a “Mortgage Calculator” tool available on the internet at www.move2moore.com. You may also be able to deduct origination fees or “points” on your loan. Real estate taxes are also deductible. Third, certain home improvements can qualify for tax deduc-

tions. An improvement is classified as anything that adds to the value of the home—for instance, making a room handicap accessible or adding a deck to the back of your home. Always keep receipts and records. Don’t forget that if you upgraded to energy-efficient Energy Star windows, appliances or water heaters, these improvements may be eligible for a tax credit. Check www.energystar.gov to see if your improvements are included. Consult with your tax preparer if the loan interest for improvement maybe deductible. New RESPA Rules Help Consumers

On January 1, new regulations were enacted that could save American homebuyers nearly $700 million. By clarifying settlement fees and closing costs, the Real Estate Settlement Procedures Act (RESPA) now makes it easier for mortgage borrowers to calculate settlement fees and closing costs. A new standardized Good Faith Estimate (GFE) form requires that mortgage lenders and brokers combine most fees into a single “origination charge.” This form, along with HUD’s new settlement cost

booklet, must be provided to the borrower within three days of receiving a loan application. Charges listed on the GFE are now grouped into three categories: 1. Costs controlled solely by the loan originator, which cannot change prior to closing. 2. MOORE COUNTY HOME BUILDERS ASSOCIATION

Building a house isn’t rocket science (or at least it didn’t used to be...)

This past week I attended the National Green Home Building show as well as a two day Advanced Green Building Science seminar. At one point the formula Ts=Ti- T(Rc/Rt) was introduced and taught. I won’t bother you with the details of what this is used for but during the subsequent algebra problem solving session -- it struck me being a builder isn’t what is used to be – and that is a good thing. In the past ten years residential building science, materials, and practices have advance further than in the prior one hundred years. Today’s high performance homes are light years ahead of traditional methods in terms of energy efficiency, indoor air quality, resource efficiency, etc… Here are just a few topics that you may find informative as related to high performance home construction and remodeling. “Outs-a-sulation” We typically think of in-sulating the walls of a home from the inside but a modern approach is to also insulate the outside of the home with either a Structural Insulated Sheet (SIS) product or a thin XPS blue board foam. In a traditional home 20% of surface area of the wall are vertical studs. Since we traditionally only insulate between the studs in a wall – nearly a quarter of the exterior wall surface isn’t insulated allowing the PAGE 12

studs to transfer large amount of heat into or out of home depending on the season. “Conditioned Attics” A modern energy saving approach is to reduce the temperature of the attic above the home; particularly if the attic contains heating and air conditioning equipment. You can image how hard an air conditioner has to work to create 60 degree air while being in a 130 degree attic on a summer afternoon. To achieve this the attic is sealed, the underside of the roof in the attic is sprayed with insulating foam, and the attic is heated and cooled. While heating and cooling additional space to save energy seems counter intuitive it is a proven method to greatly reduce energy costs. A slightly less complicated approach is to use high tech plywood type product on the roof that has an aluminized surface on the bottom side facing the attic. The foil finish doesn’t keep the roof any cooler; but the shiny surface is an extremely poor conductor of heat and therefore the roof deck isn’t able to radiate the heat from the shingles into the attic space. This high tech plywood alone can reduce attic temperatures by 20-30 degrees. “Advanced Framing Techniques” Traditional framing in the United States places an assembled wide solid wood

beam called a headers over every door and window in a home. This area above each opening in the house cannot be insulated due to this beam. Modern methods place a half inch of sheet of XPS insulation board sandwiched between the two structural members of the beam. Thereby insulating the beam and eliminating 60-130 square feet of un-insulated outer wall area in a typical home. Other techniques such as “California Corners”, and “2x6 tee blocks” ensure that insulation can be placed continuously around the entire perimeter of the outside wall; which isn’t necessarily the case in a traditionally framed home. “Indoor Air Quality”: Nearly half of a home’s heating and cooling loss is through air leakage. Through the use hightech house wraps, flashing tapes, sealants, and quality windows and doors – the vast majority of these leaks can be eliminated. However, once the leaks are eliminated there may not be sufficient fresh air changes naturally occurring in the home. A high performance home will have a “blower door” test to determine its air exchange rate (AcH). This test will determine if a fresh air supply is needed and what the proper size should be. So why bother eliminating all of the air leaks if we have to introduce fresh air into the home any-

way? In a traditional home, during the summer, warm moist air leaks into the house from the crawlspace, through all electrical and plumbing openings in the wall, around windows, etc… The issue is this warm moist air contains water vapor which will contact the drywall and insulation that has been cooled by the air conditioning. The vapor can then condense as liquid water in the interior of the wall not unlike how water condenses on a cold tea glass in the summer. In a modern high performance home the fresh air is brought in a through a controlled duct, filtered, passed through conditioning system, and dehumidified before it is introduced into the home. In addition to these topics hundred of modern, thoroughly tested, and proven building technologies exist to create a modern high performance home. As they say “it isn’t what it used to be…” and that is a great thing when it comes to modern building.
