Color Correct
The look of your home’s exterior can make a strong first impression, enhance curb appeal and help boost resale value, but choosing the right color can be tricky. Paint experts offer several hints for selecting the best color for your home’s exterior. First, examine homes in different neighborhoods to get an idea of how homeowners apply color to their own homes. Pay attention to the most appealing color schemes in the area. Choose a scheme that blends well with homes in your current neighborhood or subtly stands out. Landscaping elements, such as flower gardens, flowering shrubs and trees that change color, can affect your color choice. For example, heavily wooded lots will make colors appear darker due to the shade, and the foliage tends to camouflage the home. Elements of your home, such as roofing shingles, brick or stone accents, often have varying shades and hues that can serve as the foundation of your
paint color choices. Be sure to examine color samples outdoors at various angles and at different times of the day. Consider buying small quantities of paint and paint a section of the house where the body, trim and accent colors can be seen together. White or light colors make a large home on a small lot appear even larger, while dark colors tend to make the same home look smaller but more substantial. Also, remember, light colors advance in space while dark colors recede. So if your home is located far from the curb, painting it a light color will make it look more prominent. Practice summer safety in your own backyard
(ARA) - If you don't have the extra time or cash to take a summer trip, fun for you and your family can be as close as your own backyard. "Just make sure you play it safe," says Charles Valinotti, senior vice president with QBE Regional, which specializes in property and casualty insurance through subsidiaries General Casualty, Unigard, Farmers Union Insurance and QBE Agri. He recommends that before summer is in full swing, you make sure your backyard is ready for the season's gettogethers and activities. Hit the deck The U.S. Product Safety Commission says deck collapse is one of the most serious recreational safety threats, caused by shoddy construction or poor maintenance. Valinotti says you should review local codes to make sure your deck's railings and spindle widths are in compliance. "If you see a loose step or handrail, fix it," Valinotti says. "Otherwise, it's an accident just waiting to happen." So before you host that first deck party: * Do a deck check - Make sure the deck is secured to your home by heavy-duty steel bolts specially designed to secure wooden structures. If your deck is simply nailed or screwed on, it could pull away from the house. * Inspect the wood - Does your deck's wood need to be treated and sealed? This helps prevent dry rot, wood splintering and mishaps. Valinotti notes one QBE customer fell through rotted steps while grasping a shaky handrail, causing $113,000 in injuries. * Look at the lattice - If you've added lattice to your deck for privacy, make sure it's sturdy enough to prevent a child - or adult - from falling through it. Secure your yard Is your yard all clear for summer activities? PAGE 4
* Work on play areas - Your backyard swing set and other playground equipment should have plenty of shock-absorbing materials - such as wood chips or sand - underneath and on the perimeter. Replenish those materials if they look skimpy. * Keep tabs on cords - Don't run electrical cords in areas where people congregate. "And never use an indoor extension cord for an outside job. It could cause electric shock or create a fire hazard," Valinotti says. * De-clutter for safety - Don't leave toys, tools or lawn equipment in the yard. Prep your grill Gas grills continue to be popular for preparing outdoor meals. To squelch the chance of fire and injuries: * Clean before you cook "Once a year you need to give your grill a good cleaning," Valinotti says. "Frequently grilling meats like steak and chicken will cause a lot of grease build-up." Disconnect the gas and lift out the grill parts layer by layer. Once you get down to the burners, make sure you inspect them thoroughly. Completely clean the grill and
grates with soapy water. * Inspect hoses - Check your grill's hoses for cracking, brittleness, holes and leaks. * Invest in extra protection Buy a grill pad or splatter mat to place under your grill. These

FSBO Numbers Are Trending Down
According to the 2009 Profile of Home Buyers and Sellers compiled by the National Association of Realtors, forsale-by-owner (FSBO) properties totaled only 11 percent of real estate sales between July 2008 and July 2009 — less than the previous year. In keeping with previous trends, the median price of FSBO homes was considerably less than those sold through a real estate professional — $172,000 vs. $215,000.
The primary reason sellers chose to go the FSBO route was to avoid paying an agent’s fee or commission. However, FSBO sellers also acknowledged that they encountered many challenges. Nearly one in five reported that knowing how to prepare their home for sale was difficult. Setting a realistic price and dealing with paperwork were each cited by 15 percent of FSBOs as the toughest task in selling their homes. Even successful FSBO sellers

you regularly use. Several years ago I actually measured the size of the rooms that my wife and I used use on a weekly basis and the total was just over 1,600 square feet out of a five bedroom home. Studies show that few Americans actually regularly use much over 1,900 square feet of their larger homes. A number of factors are most likely the reason for this new trend towards smaller but more upscale homes. First, family size has been decreasing over the years. The average household in 1960 had 3.3 people, while in 2008 it is 2.5. Families don’t need to build homes with a lot of bedrooms if they aren’t planning to have as many kids as previous generations. Also, Americans are becoming more focused on energy conservation and energy costs. Clearly a smaller new home will cost less to heat and cool than a larger new home with similar energy-efficient features, and will leave a smaller carbon footprint on the environment. Not to mention proportionally reduced overall long term maintenance costs. Clearly, the economy is also impacting new home buyers’ decisions. Cost-conscious home buyers are choosing to include more and higher-quality features in their new homes rather than just increasing the overall square footage. Many realtors report that buyers are expecting homes with upscale interior finishes at all price points in today’s market.
Today’s modern open floor plans and high ceilings can also make a mid sized home actually feel more spacious than a larger home square foot home with low ceilings and a closed traditional floor plan. So the “perfect” home for your family may be a custom 7,000 square foot golf front showstopper. Or it may be something very different -smaller, cozier – but no less charming. Whatever your preference— size, features, price, or something else—new home builders

Can you imagine living in a 175,000 square foot home? That’s how large George Vanderbilt built his North Carolina home, the Biltmore, in 1895. With 250 rooms and 43 bathrooms; everyone can agree the home had more space than his family, his friends, and friends of his friends could ever hope to use.
