he first European settlers of the area that later became known as Vass were primarily Scots, although there was also an early settlement of Germans. Changes came to the rural, pastoral community in the late 1800s with the laying of the Seaboard Air Line Railroad. The railroad made Vass one of the area’s heaviest shipping points for lumber, cotton products and farm produce. Originally called Bynum, then Winder, the little settlement was

finally designated Vass in 1892 in honor of Major William W. Vass, who was a railroad paymaster. The town was incorporated in 1907. Mr. Alex Gunther was the town’s first mayor. At the turn of the century, Vass was a loading point for the tar produced from the area’s pine trees. Vass was once the home of three newspapers (The Pilot originated there), and it competed with neighboring Cameron for the title of “Dewberry Capital” in the 1920s.

In the first quarter of 2010, half of the borrowers who refinanced conventional home loans lowered their interest rate by at least 16 percent, according to Freddie Mac’s quarterly Refinance Report. Refinancings accounted for about three-fourths of all loan originations during the first quarter and the median interest-rate savings for conventional-loan borrowers was 0.9 percentage points. This lower rate translates into about $2 billion in savings for these borrowers over the first 12 months of their new mortgages. Just as importantly, 18 percent of refinancing homeowners lowered their loan bal-

ance — or put “cash in” to their home. While some cash-in borrowers made the move to elevate an underwater mortgage, many others did so to boost their home equity and their credit score. Another 54 percent of refinanced home loans remained largely unchanged from previous levels. There's even a federal tax credit (available on your 2010 federal tax return) to help you recoup a portion of your purchase price, saving you up to $1,500. A radiant barrier works in your home similar to the way a reflective foil car shade works in your car. Just as a car shade keeps the interior of an auto cooler when it's parked in the sun, radiant barriers keep your home's interior cooler when installed in your attic where the sun's radiant energy is absorbed. The Florida Solar Energy Center has conducted numerous studies on radiant barrier installation and found that, under peak daytime heat conditions, the total heat transfer allowed down through attics can be reduced by as much as 40 percent,

which can significantly reduce a home air conditioning system's cooling loads.

Of course the design of your home makes a difference: Whether it is a one-story or two-story home, the home's age, the type of roof, whether your roof has shade, your HVAC system's efficiency, the type of insulation installed and local energy rates all contribute to your potential for individual cost savings. The warmer months provide a good time for consumers to take advantage of the potential benefits of radiant barrier installation, according to Rick Jordan of EcoRite Products, a major radiant barrier manufacturer. "I don't know of any product that is this easy to install that does as much for reducing the stress on your heating or cooling systems as a radiant barrier," Jordan says. "On average, attics that have radiant barriers installed are 30 degrees cooler than they were before the product was installed. That equates to a significant amount of heat that is not baking down through the ceiling of a home, causing the air condi-

nies, has created an entire division dedicated to products for do-it-yourself consumers. The company recently introduced an ENERGY STAR rated product, called Enerflex Radiant Barrier, that is easy enough for almost anyone to install, with no special tools required. "Enerflex looks a lot like quilted aluminum foil. It is made of a durable, highly reflective, double-sided material that you install to the underside of a roof between the rafters. From an installation standpoint, it couldn't be easier," Jordan says. "There is no need to secure the

product with adhesive, so installation moves quickly." Jordan notes that the federal government offers a tax credit that's worth investigating. Qualified taxpayers can save 30 percent of the cost of installing a radiant barrier - up to $1,500 -through the American Recovery Tax Credit. "Installing a radiant barrier should be viewed not so much an expense as an investment. Homeowners are paid back over time through lower utility bills, particularly in the summer, but wintertime savings can also be realized," Jordan

says. In the winter, a radiant barrier basically performs in reverse, helping to keep rising heat from the home's interior from escaping through the roof. Radiant barriers typically are twice as effective in the summer months as in winter months. Enerflex Radiant Barrier is mold- and mildew-resistant, will not harbor insects, and is Class A fire rated. Find the Neighborhood That’s Right For You

Moore County residents can count themselves among the lucky few to reside year round in an area that most people have to wait for their vacation to visit and enjoy. But even in this wonderful vacation resort destination we call Moore County; homebuyers have many choices between the numerous towns, neighborhoods, and country clubs in our area. Buying your dream home in a neighborhood that isn’t a good fit for your lifestyle -can quickly become a nightmare. The community and neighborhood that you choose to call home can make a big difference in your quality of life. Finding one that fits your family’s lifestyle and needs is just as

important a factor as square footage and number of bedrooms. When searching for your next home, think about finding the right neighborhood first. Create a checklist of things that are important to you in your new community. Here are some suggestions that may help narrow down the choices. The first three may seem obvious, but definitely bear repeating: Quality of the school system. Standard & Poor’s hosts a Web site at www.schoolmatters.com which allows parents to research and compare schools within a

city and state. Getting to work. If you want to spend less time getting to and from work and more time at home, consider a location much closer to your workplace. Property taxes and homeowners’ association (HOA) fees. When you are buying a house, you aren’t just investing in the cost of the house. Depending on what city or county the neighborhood resides in, the property taxes you pay may vary. Also, many neighborhoods have HOA fees that help pay to maintain common areas, such as a pool or nearby park. Make sure you are educat-

Look at the median or average cost of homes in a given neighborhood. This will help you to determine what you can expect a house might cost for that community. Age of development. Determine what kind of neighborhood you are most comfortable living in. If you are a younger family newer developments may

provide the chance to meet other families that share your life experiences and interests. More established communities, on the other hand, will likely have more mature landscaping and bigger lot sizes. Neighborhood amenities. If you have children you might be most interested in one that has a community swimming pool or playground. Emptynesters might prefer a

clubhouse that provides social activities which will allow them to connect with others. Individuals who are in retirement age may be more interested in maintenancefree living which includes lifestyle amenities such as a golf course.
