Professionally Speaking

Dear Community,

Realtor® Code of Ethics Protects the Public, ® Clients and Realtors

The NATIONAL ASSOCIATION OF REALTORS® (NAR) adopted the Code of Ethics in 1913. REALTORS® are real estate professionals who have chosen to join the National Association and abide by its strict Code of Ethics. What does this mean to you? It means that any REALTOR® with whom you work has voluntarily agreed to abide by a Code of Ethics, based on professionalism and protection of the public. REALTORS® are subject to disciplinary action and sanctions if they violate the duties imposed by the Code of Ethics. How does the Code of Ethics affect everyday real estate practices? If a REALTOR® represents you, whether you are buying or selling a home, you can count on that REALTOR® to: 1. Be honest with all parties in the transaction – not just with you, as his or her client, but

also with the other real estate practitioner and his or her clients. 2. Put your interests ahead of his or her own, at all times. 3. Disclose all pertinent facts regarding the property and the transaction to both buyer and seller. 4. Be truthful in all communications with the public. The Code of Ethics is a promise to the Public, Clients and fellow Realtors® that you can expect honest and ethical treatment in all transaction-related matters. It is mandatory for new REALTORS® to take the Code of Ethics orientation. It is also mandatory that PinehurstSouthern Pines Area Association Realtors® members complete an Code of Ethics refresher course every four years.

Four fast, fashionable and fabulous home fixes anyone can do

(ARA) - When it comes to home improvement, you don't have to be a professional to get professional-looking results. Many simple projects can dramatically update your home and are easy enough for even the novice do-it-yourselfer. Start by choosing one of the smallest rooms in your home that you use every day - the bathroom. With these four fast fixes, you'll achieve fabulous results that are shockingly easy. Vamp up your vanity Just by its name, the bathroom vanity should exude beauty to make a style statement in your bath. However, if your current vanity features chipped paint or a dated color - it's time for an update. Rather than buying new, you can easily make your current vanity look clean and fresh with a coat of paint. To prep for your project, remove the doors and drawers, tape off any areas that you don't want painted and wipe down everything with soap and water. For the transformation, spray a primer over the cabinet surface and apply several light coats of an indoor/outdoor spray paint in your favorite color. Once everything is dry, install the doors and drawers for a brand new

look. Time: two to three hours

Don't fear your faucet While anything that has to do with plumbing seems overwhelming - don't fear. Updating your bathroom faucet is a fairly simple project that can dramatically update the look of your updated vanity. To start, determine whether your sink or countertop requires a centerset (one-piece) or widespread (handles and spout are separate) faucet. Once you know the type of faucet you need, manufacturers, such as Moen, offer a wide selection of style and finish options to meet your design desires. The Banbury Collection, available at the Home Depot, offers a traditional design in both low- or high-arc versions and in stylish finishes, such as Chrome, Brushed Nickel and Mediterranean Bronze. To install your faucet, be sure you have the proper tools. Then, just follow the manufacturer's directions to remove the old faucet and install the new. For extra help, websites, such as moen.com, offer step-bystep bathroom design videos to

walk you through the simple process. Time: one and a half hours

Swap out your showerhead Once you've mastered swapping out the faucet, changing your showerhead will be a breeze. In fact, the most difficult part may be choosing your new showerhead. At retailers, such as The Home Depot, you'll find a variety of luxurious, yet inexpensive, options. Moen's Banbury line features seven new options for any showering preference, including a five-setting wallmount showerhead, a five-setting hand held showerhead and a five-setting combination that includes both hand held and wallmount showerheads that can be used separately or together. Once you've chosen the showerhead to meet your needs, use a wrench to loosen the current showerhead, remove and attach the new showerhead. Time: less than 30 minutes All about the accessories One of the easiest ways to add a decorative touch and functionality to the bath is with accessories, such as towel bars, towel rings, robe hooks, tank levers, shelves, soap and

PAGE 4

Special Ad Section - T h e P i l o t

toothbrush holders and even curved shower rods. Luckily accessories are simple to install and there are many lines available to perfectly match or complement your new faucet style and finish. The key to proper installation of accessories is ensuring a secure grip to the wall. This is achieved by attaching the accessory's mounting plate with at least one mounting screw into a stud - and support the other by using a hollow-wall fastener, such as a molly bolt. Once you have the mounting plates in place, simply attach the accessory and tighten the set screws. Time: one and a half to two hours (depending on number of accessories installed) While you may not currently feel like you're a handyman or ma'am - these four fast fixes really are simple enough for a novice. And, by doing it yourself, not only will you save money, but also gain a sense of pride that will encourage you to accomplish other projects around your home. For more information about the Banbury Bathroom Collection from Moen, visit moen.com or homedepot.com. Courtesy of ARAcontent FRIDAY, JULY 2, 2010

LET’S TALK HOME F I N A N C E

Top Home Trends Highlight Changing Tastes

Better Homes and Gardens®, one of the world’s most trusted names in home and family publishing, has been identifying — and setting — home trends for decades. Here’s how BH&G sees the evolution of American homes in the near future. 1. Living Rooms? About onethird of potential homebuyers (primarily those purchasing modestly priced homes) are willing to buy a home with no separate living room. 2. Dining Rooms? Formal dining rooms remain on the “must-have” list for both entrylevel and upscale buyers. 3. Specialty Spaces. Practical ideas throughout the home include intimate “pocket” spaces in nooks and alcoves, transition spaces with built-ins, and main-level laundry/storage/hobby areas. 4. Turning Down The Volume. Homowners are bal-

ancing spaciousness with intimacy by trading huge vaulted ceilings for cozier, more energy-efficient room heights of 89 feet. 5. A Great View. Because homeowners are concerned about heating and cooling bills, they want easy maintenance windows that feature low-E glass and warm-edge spacers. 6. Pining for Elegance. The steadily growing popularity of wood floors will continue. Ecofriendly alternatives such as bamboo are also gaining a “foothold.” 7. Workspace/Workhorse. Kitchen islands are increasing in size and popularity because of their valuable workspace and storage capabilities. 8. Gathering Spot. Built-in kitchen banquettes not only serve as a gathering spot for breakfast and lunch, they provide an after-school hangout

“I will provide an outstanding mortgage experience from application to closing”

or study area. They also maximize kitchen space by providing extra storage beneath the benches. 9. Mix-and-Match Cabinetry. Contrasting wood finishes keep things more interesting in the kitchen, as opposed to all-white or all-dark cabinets. 10. Divide and Conquer. Kitchens are becoming more defined as we move away from open floorplans. A visually open kitchen with a half-wall

is America’s favorite design. For a wealth of ideas on home improvement, decorating, and landscaping, visit the Better Homes and Gardens web site at www.bhg.com. Luxury vinyl tile provides everyday design with durability

(ARA) - Natural stone and ceramic tile floors have great design, architectural and sculptural qualities. But they can be expensive, hard to clean, cold to walk on and not very durable. So imagine transforming your aging flooring with the look of rich travertine, limestone, concrete, slate or ceramic tiles, but without the cost or frailty of these lavish coverings. Today's luxury vinyl tile (LVT) products echo the look and styling of these natural materials but also live up to the rigors and traffic of day-to-day family life. Luxury vinyl tile offers the perfect marriage of design and durability for today's busy homes. Available in a wide range of colors, styles and textures, LVT works in every room of the house, giving homeowners unlimited options for fresh style. "Luxury vinyl tile pops with

depth and realism, combining classic and contemporary elements that deliver clean design and stylish floors," says Erica Hubbard, Tarkett director of marketing - NAFCO Luxury Floors. "You get all the design features of natural materials with a much more durable floor. When you stand on these floors and look down at them, you're hard pressed to tell you're not really standing on limestone, travertine, concrete or slate." Unlike their lookalike natural counterparts, today's LVT floors are created to resist scuffs, stains, scratches and wear. This is due to durable construction and even protective wear layers or coatings, such as Tritonite, exclusively used in NAFCO Luxury Floors. These hardworking construction details help keep floors looking new and wear-free.

Luxury vinyl tile offers the beauty of natural stone and tile while providing greater durability and comfort underfoot. PAGE 10

With a wide range of styles and textures, luxury vinyl tile is perfect for any room of the house.

Flexible, comfortable LVT floors also have the advantage of being warmer and quieter than hard-surface natural tile floors. Soft underfoot, they don't produce a hollow sound like other flooring options. Another benefit over "real" stone and tile is the safety aspect of LVT. Unlike stone or tile, LVT isn't as slippery when wet. Glass or china is less likely to shatter if accidentally dropped and little knees won't get scraped during falls. Further adding to LVT's realistic look is the fact that some of these floors can feature three very different installations options: for example, the NAFCO Luxury Floors' PermaStone collection is available in GroutFit, which produces a realistic grout effect; GroutLess where tiles install edge to edge without grout or seam sealer for a uniquely modern look; and GroutFil, an option of 14 pre-mixed, stainresistant, acrylic-based grout colors to create an endless number of pattern and grout possibilities and also heighten

Special Ad Section - T h e P i l o t

the mimicry of real stone. "The option to include grout with luxury vinyl tile floors allows homeowners to combine tile and grout colors in a way that customizes a look that ties their home together," Hubbard says, adding that grouted LVT floors are much easier to install than traditional ceramic tile. They're also more cost efficient, Hubbard notes. Maintenance for LVT floors, even grouted ones, is minimal. Forget the sealing, polishing and special cleaners required for natural tile floors. Luxury vinyl tile requires only the use of a neutral floor cleaner and water. No harsh chemicals are needed for the tiles or the grout. "LVT is a practical choice that looks fabulous and stands up to everyday wear and tear," Hubbard says. "Combine that with its easy installation, great performance characteristics and the fact that it won't break the budget and you have the perfect summer DIY project for beautiful floors." Easy ways to take advantage of solar energy at home

(ARA) - The average retail price of electricity for American homeowners has increased nearly 40 percent in the last 10 years, according to the U.S. Department of Energy, costing homeowners hundreds of dollars on utility bills. "With energy costs rising right along with demand for electricity, more and more homeowners are looking for ways to save and are seeking out alternative energy sources like solar energy to help cut utility bills," says Victor Gonzalez-Maertens, a home cooling expert with Lennox, a leading manufacturer of home heating and cooling products. While installing a complete residential solar energy system can be cost-prohibitive for many homeowners, recent technology that integrates solar power with individual household appliances is making it easier for homeowners to harness the power of the sun without breaking the bank. Solar-powered heating and air conditioning One example is the first-of-itskind SunSource Home Energy System, which was introduced by Lennox this year. It's a solar-powered central heating and cooling system that reduces overall household electricity consumption without the costs associated with traditional solar installations. "More than half of a home's energy costs go toward heating and cooling the home, so if you can use a high-efficiency air FRIDAY, JULY 2, 2010

conditioner and solar energy to help offset those costs, you can make a substantial dent in your overall utility bill," says Gonzalez-Maertens. The SunSource system is based on a high-efficiency air conditioner or heat pump that is solar-ready, which means a homeowner can add solar modules to create a solar energy system, if and when they want one. Gonzalez-Maertens says the homeowner will be able to reduce the energy demand of their home just with the high-efficiency equipment, but will be able to save even more when they add the solar component. When the solar component is activated, the system harnesses solar energy from the sun to reduce the electricity consumed by the unit. It also uses that solar power to operate other devices in the home that consume electricity, such as lighting and appliances, when the heating and cooling system is not running. In addition, if the SunSource system generates more power than is used by the home, that power will be sent back to the utility company, which may entitle the homeowner to a credit on their utility bill. Solar water heating Americans also spend more than $13 billion a year on energy for household water heating, which accounts for almost a quarter of the total energy used in a single-family home. Solar water heating systems, which

feature water storage tanks and solar collectors, offer the biggest potential savings to homeowners, as they can save between 50 and 80 percent on water heating bills. In addition to solar water heaters for the home, many homeowners are turning to solar swimming pool heaters that can save money, extend the swimming season and give the owner more control over water temperature. Outdoor solar lighting Another potential area where homeowners can save with solar is on landscape lighting. Home improvement stores now sell outdoor solar lighting systems that are easy to install and operate at no cost because they essentially provide free electricity. These systems use solar cells,

Special Ad Section - T h e P i l o t

which convert sunlight into electricity. The electricity is then stored in batteries that power the lights at night. Some solar lighting systems are self-contained units, and only need to be placed in a sunny location. Others have the lights separate from a solar cell panel. In this case, only the panel needs to be placed in a sunny location. According to GonzalezMaertens, these recent advances toward integrating solar energy into household appliances are making it easier than ever for homeowners to take advantage of renewable solar energy in an affordable manner. Weathering the Storm

With Tropical Storm Alex in the gulf, summer storms are just around the corner and Mother Nature’s wicked rages can take a toll on your home. Take the steps now to prepare your house and yard so that it will stand up to the extreme weather that spring can sometimes bring. Before you begin, look over your insurance policies to make sure you’re covered for losses incurred as the result of a natural disaster or brutal storm. Damage caused by flooding, earthquakes and hurricanes is generally not covered by your regular homeowner’s policy, but can be purchased separately. Try to prevent wind and water from entering through windows, cracks, entry doors and garage doors. Especially in hurricane- or tornado-prone

PAGE 12

areas it is important to seal your windows and doors as tightly as possible. High winds can easily tear through double doors, French doors and sliding patio doors that have no structural device between them. You may need to purchase and install special hardware to more adequately secure the doors where they meet. Try bolts that fasten the door into the framing at the top and the bottom. Your home’s roof can shield its interior from the storm outside so it is an essential step in preparing your house to withstand a severe storm. Apply sealing around your chimney or vent pipes to help prevent water from seeping into your home. Hire a contractor to check for the structural integrity of the roof system. and downspouts. If the rain that accompanies a heavy storm can’t run through the gutters and downspouts, it will spill over the sides, landing in areas where it can soak through to your home’s foundation, causing flooding and structural damage. Outside, protect your home from objects that can take flight during a storm. Remove all dead and dying limbs from your trees, and secure lawn furniture, trashcans, flowerpots and other yard ornaments. High-speed winds could transform any of these objects into flying missiles traveling toward your house. Tie down the larger items such as sheds, dog-

houses, playhouses, swing sets, and boats. When you and your house are prepared, you’re more likely to weather the toughest storm with less property damage. Taking time now to prepare your home for storm season could save you a lot of money later. The environmental benefits of soft water

(ARA) - When you think of soft water, the first thing that probably comes to mind is lustrous, easy-to-manage hair. Another benefit is washing clothes in soft water leaves them softer and saves a significant amount of detergent. Best of all, when cleaning, you don't get that ugly bathtub ring. By eliminating hard water minerals, you can see health and cosmetic benefits, as well as reduce the maintenance costs associated with scale buildup in home plumbing. The water softening process is actually quite simple. Hard water is passed through a bed of negatively charged ion exchange resin beads which absorb and bind positively charged hardness ions. The beads initially contain sodium ions, which swap over with the hard calcium and magnesium ions. The "harder" the water, the more sodium ions are required to soften it. As the resin beads become loaded with hardness ions, they lose their effectiveness and must be regenerated a process that is accomplished by passing a sodium chloride solution through them so that they return to their original state. Modern water softeners have control devices to minimize the amount of waste water during regeneration. Regeneration waste water has come under environmental criticism even though it has not been proven to be a problem under most conditions. In response to these concerns, the Water Quality Association contracted the prestigious Battelle Institute to look at whether ion exchange water softening is an eco-friendly technology able to provide a reduced carbon footprint in homes by significantly increasing the efficiency of PAGE 14

home heating technologies. Scientific testing focused on the impact of soft water on the life and energy use of appliances commonly used in U.S. homes, including all types of water heaters, washing machines and dishwashers as well as plumbing fixtures such as showerheads and faucets. The results of the studies showed that with softened water, all water heaters maintained 100 percent efficiency over a simulated 15-year lifetime, but with hard water, the gas and electric heater efficiency dropped by 25 percent - an incredible loss in energy utilization. In the case of the new instant tankless water heaters, on hard water they completely failed to function because of plugged-up scale, or mineral build-up associated with hard water, after only 1.6 years of simulated use - about a tenth the normal life of the appliance. In addition, soft water saved

between 40 to 57 percent of energy costs compared to tankless heaters running on hard water. When tested on showerheads and faucets, soft water maintained a high polish on the finish and a full water flow. With hard water, showerheads scaled up and lost 75 percent of their flow rate in less than 18 simulated months and could not maintain the required flow rate because of scaling, which completely plugged the strainers after 19 days of testing.

microorganisms do not have a chance to anchor in and grow they simply get washed away. "We conclude that showerheads may present a significant potential exposure to aerosolized microbes, including documented opportunistic pathogens. The health risk associated with showerhead microbiota needs investigation in persons with compromised immune or pulmonary systems," concluded the report.
