THE PILOT — SOUTHERN PINES, N.C.

When you need to know... talk to Mickey DeBernard

Dear Community,

www.NewHeritageRealty.com

REALTORS CARE ABOUT THE COMMUNITY:

E-mail: Mickey@NewHeritageRealty.com

The Haven receives support by collecting food, supplies and monetary contributions from sales of donated items at special events during the year to assist with maintaining all the animals turned into their shelter School Supplies are purchased before the school year for Moore County School children who are in need. Toys are collected at our December luncheon to be given to the schools to be distributed to underprivileged children Bicycle Santa – used or bikes that need to be repaired are collected that are repaired by a very charitable person so they may be delivered during the holidays to children in need Coats and blankets are collected in the winter for the Coalition for distribution The Community Services Committee within their budget will also make a donation to the Wounded Warriors program Should anyone within the community also wish to assist with any of our projects, we would welcome your participation.

In addition to professionally representing a Buyer or Seller in a Real Estate transaction, Realtors also are very involved in the community at large. There is a Community Service Committee within the Pinehurst Southern Pines Board of Realtors that throughout the year sponsors the following activities in which all realtors participate: Cell Phones -- these are collected throughout the year for the women’s shelter and seniors to be able to dial 911 for an emergency Suitcases for Families in Crisis – These are collected for children removed from their homes or for families that are victims of abuse moving to a shelter Back Pack Pals – Food items or money is collected to assist school children who are disadvantaged to enable families to have sufficient food over the weekend or during the summer vacation Food or money donations for the Sandhills Coalition – Friend to Friend – supplies are collected to be taken to Friend to Friend who services victims of domestic violence and sexual assault

Appliances – Repair or Replace?

When the stove, refrigerator, washing machine or other household appliance stops working, how do you know whether it's time to call a repair service or to replace the appliance? The following tips can help you make a sound decision. • Troubleshoot the problem first. The appliance may be unplugged, have tripped a safety switch or circuit breaker, or have some other simple problem that's easily

put right. Every appliance comes with an owner's manual, most of which have troubleshooting sections. Consult these first. If you don't have the appliance's owner's manual, you may be able to find the manual or troubleshooting assistance for the specific appliance on the Internet. Check the manufacturer's web site first. Consumer Reports has a list of manufacturer's contact information including web site ad-

dresses that can be accessed for free. • Make notes of your answers to the troubleshooting questions. Also note the age of the machine and whether or not it is still under warranty. These notes can help you decide whether repair or replacement makes more economic sense as you work through the questions in the next step. • Use the following two checklists to help weigh the reasons for repair or replacement. Answering some of the following questions requires that you do some homework on features and prices of potential replacements. Appliance manufacturers' and retailers' web sites and sites that offer reviews, such as that of Consumer Reports, provide useful information quickly. Because many appliances cost from nearly $1000 to many thousands, spending $75-$100 on a service

call to get an accurate estimate of repair costs may make economic sense. Often, if you decide to repair the appliance, the service call fee is credited toward the total repair cost. Reasons to Repair: • The appliance is still under warranty and the problem is covered. • Repair costs are reasonable. One rule of thumb identifies "reasonable" as "less than 50% of the cost of a new appliance." • How much will it cost to remove the existing appliance, install the new appliance, and dispose of the old appliance? These costs may add up and make the savings with a new appliance disappear. • Is it difficult to remove the appliance from the house? Having to tear out the ap-

pliance or breakdown the appliance or make changes to the house to get the old appliance through a doorway, for example, might influence your decision. • Has the current appliance given good service and do you particularly like the model? Simply not wanting to change can be a valid reason for repair. Reasons to Replace: • The repairs will cost more than 50% of the cost of a new appliance. • The new model is more energy efficient. Compare the annual energy savings of the new model to the cost of running the old model. Energy efficiency savings may help the new appliance pay for itself over several years. • Does the new model have newer technology that you

would like? • Will a new model provide additional features that are desirable or provide additional convenience and flexibility? Will you use these features? • Replacement parts may be hard to find. The older the appliance, the harder it is to find the parts. It is even hard to find parts for some newer models. • Replacement parts are expensive. Consider what the part is costing in comparison with the age of the machine. For example, if you replace a major part in a 7-yearold appliance, remember that all the other parts are still 7 years old. • Do you simply want a new appliance? If so, can you afford to purchase the appliance without wrecking the budget or going into too much debt (particularly high credit card or retail contract debt)?

How to be energy efficient and save money as the heat rises

PAGE D6

(ARA) - With temperatures - and therefore, electric bills - rising, American homeowners are looking for the most effective ways to make the biggest dent in their energy bills, but many may be overlooking some of the most important energy-saving strategies. Homeowners are more likely to do simple things around the house to conserve energy, according to the Lennox Home Energy Report Card Survey. These steps include changing air filters in a heating and cooling

THE PILOT — SOUTHERN PINES, N.C.

system on a regular basis, swapping out incandescent light bulbs with compact fluorescent light bulbs, and turning down the temperature setting on a hot water heater. While these activities can certainly help save energy and money, Brandon Chase, an energy efficiency expert and product development manager at home heating and cooling manufacturer Lennox, says homeowners need to take a close look at how they heat and cool their homes

if they truly want to make a substantial dent in their energy bills. "More than half of a home's energy costs comes from heating and cooling the house," says Chase. "If you can heat or cool your home more efficiently, then you'll be well on your way to seeing lower energy bills." The first step is to have a professional evaluate the age, performance and efficiency of your heating and cooling system to see if it needs to be repaired or replaced.

The Lennox survey found that only about half of homeowners have taken the proactive step of replacing an old, inefficient heating and cooling system with a new, energy-efficient model, yet doing so can dramatically help conserve energy and reduce utility bills. Chase says if the air conditioning system is more than 10 years old or the furnace is more than 15 years old - the average life spans of cooling and heating units - then it's time to consider replacing the aging system with a new ENERGY STAR-qualified system. New energy-saving technologies Significant advances in energy-efficient technologies have recently enabled homeowners to save hundreds of dollars a year on their energy bills. One example is the SunSource Home Energy System - a solar-powered central heating and cooling system - that uses energy from the sun, collected from roof-mounted solar modules, to reduce

Improve your landscape and lower your water bills at the same time

(ARA) - You turn the faucet off when brushing your teeth and installed low-flow toilets and showerheads but your outdated irrigation system could be undermining your efforts to save water. The average American household uses 30 percent or more of its water outdoors in landscaping. Bigger users might be closer to 70 percent in some cases, according to the U.S. Environmental Protection Agency. Some experts estimate that up to half of the water used to irrigate landscapes is wasted due to evaporation, wind or runoff caused by poorly adjusted sprinklers, improper design or overwatering. Summer is the time when water use spikes the most and is the reason why the Irrigation Association

dubbed July "Smart Irrigation Month." Saving water doesn't have to be complicated; you can find water efficient choices to accommodate any budget. Smart products: water less, save more Like cell phones, video games and cars, irrigation technology has advanced dramatically in the past 10 years. You can do more with the irrigation technologies of today. Consider adding these watersaving devices to your irrigation system: * High-efficiency nozzles: Replace conventional spray heads with high-efficiency nozzles to apply water more evenly and reduce your landscape water use by 30 percent. * Rain/moisture sensors: Sensors will override an irrigation

controller to turn off the system at the first detection of rainfall or the presence of moisture in the soil. * Low-volume drip irrigation: Drip irrigation systems reduce water use by applying only the required amount of water directly to the plant, minimizing evaporation and water waste. * Smart controllers: These controllers take into account weather conditions, soil type, plant material and other factors to automatically adjust irrigation system run times to deliver only what is necessary, conserving thousands of gallons of water annually. * Rainwater harvesting: The collection of just 1 inch of rainfall on an average roof is enough to provide more than 500 gallons of reusable water. Capturing and

storing water for reuse in the landscape is easy using belowground catchments or aboveground cisterns or barrels. * Pressure regulated valves or sprinkler heads: A five-point reduction in psi (a standard measure of water pressure in your irrigation system) can reduce water use by 6 to 8 percent. Proper system pressure also improves performance and life expectancy. Don't overlook the simple solutions that can help save water, such as watering in the early mornings when winds are calm and temperatures are cool, and properly adjusting your sprinklers to prevent sidewalk watering. Getting started It is important to ensure your choices are the right choices for your landscape. The right products, combined with proper management techniques, will help your landscape look its best while saving water and money. Before you run out and buy a new smart controller, you should consider a few things to help you get started: * Check for leaks.

the electricity consumed by a high-efficiency heat pump or air conditioner. When the SunSource heating and cooling system is not in use, the solar energy can operate other appliances and electronics. Any excess energy that's not needed is sent back to the utility company, possibly entitling the homeowner to a credit on their utility bill. Other energy-efficient ways to cool and heat a home In addition to replacing an old heating and cooling system, Chase says there are a number of other ways to make heating and cooling your home more efficient. He offers the following energy-saving advice: * Seal cracks around windows and doors

with caulk or weather stripping to prevent indoor air from escaping. * Keep blinds, shades and curtains closed during the day in the summer to block sunlight from entering the home, but open them up in the winter to naturally warm the house. * Install a programmable thermostat to adjust the temperature at certain times of the day, automatically regulating the temperature when you're away. * Add extra insulation to the attic, which will help prevent your home's heating and cooling system from having to work harder to regulate the indoor temperature. For more energysaving tips, visit www.lennox.com.

The EPA reports that an irrigation system leak about the thickness of a dime can waste about 6,300 gallons of water per month. Fixing leaks can reduce water use by more than 10 percent. * Check for local rebate programs. Many water agencies offer rebate programs for water efficient products, so check with your local water provider to see if they offer product discounts or free products. * Consult a professional. Hire a certified landscape irrigation auditor to visit your home and conduct a site inspection and water audit to determine water-wasting inefficiencies. An auditor will provide a results report that lists opportunities for irrigation system upgrades or repairs. Or, hire a certified irriga-

tion contractor or designer to talk with you about the best watersaving technologies for your landscape. * Plant choices. Know the water needs of the different plants in your landscape, and give each plant just the right amount; this is the key to a healthy landscape that uses less water. When possible, choose plants with low water use requirements. Check with your local water agency to obtain a recommended plant list for your region, or spend a few minutes on the Internet. You may be surprised by how many beautiful native plant choices are available. How to properly prepare your paint project

FRIDAY, JULY 22, 2011

(ARA) - A simple paint project is an easy way to add a pop of color and upgrade your home decor. And while choosing the latest color trends may be the most exciting part of painting a room, it isn't the most important step in the process. The way you prep the room can affect the final result of the DIY project. "Prepping the job determines how well the paint will adhere to walls and trim," says professional painter Dan Brady. "Preparation is the most important part of the job and there are three critical steps you should always follow." Cleaning Start your paint project by removing all window treatments, light fixtures and electrical outlet plates.

THE PILOT — SOUTHERN PINES, N.C.

The first step in properly prepping your room is to clean and degrease all surfaces. You want to make sure the surface is free of dust, dirt and fingerprints. Applying a coat of paint over dirt or residue left on the walls can leave your job looking unprofessional. A simple household cleaner will do the trick for minor cleaning. If you are painting in the kitchen of your home, Brady recommends using a mixture of vinegar and water to clean grease and food stains. Repairing Normal wear and tear such as moving furniture, hanging pictures with nails or even dents from a doorknob can damage your drywall. The next step in the paint prep process is to make any needed re-

pairs to drywall and then sand the surface. Sanding the surface ensures that the drywall repairs are level and even with the wall surface. Patching minor dents and damage to drywall is fairly simple. Fix small holes by filling them with minimal amounts of drywall compound and smoothing it with a drywall knife. Once the compound dries, lightly sand it with sandpaper. For larger damage, such as dents, start by sanding the area to remove excess debris. Fill the dent with drywall compound, level it with a drywall knife and sand until you have a frictionless surface. In both cases, follow the manufacturer's directions for dry time, and then be sure to wipe down walls and trim

The final step in the paint prep process is applying painter's tape. Straight lines separate a professional looking paint job from a mediocre one.

with rags to remove any remaining dust and loose particles. Following these steps will give you a smooth palette on which to paint. Taping The third and final step in the paint prep process - applying painter's tape - also lets you get creative. It is important to select the right grade and level of adhesion before you start taping. Delicate surfaces such as fresh paint, wallpaper or faux finishes require a tape with a lower adhesion to prevent surface damage. For common surfaces, like cured painted walls, wood trim, glass and metal, you can use a tape with a medium adhesion. "I recommend using FrogTape brand painter's tape, which comes in both a delicate surface and multi-surface technology to accommodate

almost every painting situation," says Brady. "This tape is ideal for painting stripes, checkerboards or other designs that require crisp, sharp lines. Straight lines separate a professional looking paint job from a mediocre one," he says. "FrogTape is the only painter's tape treated with PaintBlock Technology - a super absorbent polymer that reacts with latex paint and instantly gels to form a barrier that prevents paint bleed." When masking the surface, adhere the tape in short sections to avoid stretching the tape. Brady suggests using a putty knife to press the tape firmly to the edges. Once the tape is applied in the desired pattern along the edges of the wall, you're ready to begin painting. If painting more than one coat, make sure

to reapply fresh tape for each paint application to obtain optimal results. The way you remove the painting tape also contributes to the professionalism of your job. To prevent paint from bridging over the edges and tearing, Brady says you should remove the tape immediately after painting. The tape should be removed slowly at a 180-degree angle. If the paint becomes rubbery and begins to pull with the tape, gently score the edges with a razor blade. Painting season is the perfect time to upgrade existing home decor or incorporate a trendy color in a bland room. When starting your remodeling projects, remember to properly prep the surface.
