What are comparable sales?

Over the last few weeks we have been looking inside the world of automated valuation models (AVM's) as they are used by internet websites to answer the question "What's my home worth-now? Now let’s look at what is called in the real estate industry “comparable” sales.

We’ve all heard the word “comp.”

However, the word means different things to different people. Professional Appraisers and Realtors® use the word "comp" to mean a comparable sale, they are looking to compare apples to apples. A real estate professional sees the total market and how a property fits (or compares) within that market.

When you pull up a property on an Automated Valuation Model you’ll generally find a list of top “comparable sales.” Their idea of a "comparable sales" property is all about Proximity. What does that mean? Automated Valuation Models select comparable sales based on their distance from the subject

property. A selected "comp" based on proximity may be a home built earlier or later than the subject property, or it might be new construction. It can even be a townhome or condo. AVM computer models see properties that have sold within the closest proximity to a property.

Just because a home sold near your home does not automatically make it a comparable sale. In a unique market such as Moore County local knowledge and experience is mandatory in determining a "comp’s" fair value. If you compare a 1970’s brick ranch to a one year old two-story contemporary, it’s not a fair comparison. If you compare a golf course home with an in-town home, it's not a fair comparison. It all comes down to understanding what makes a comparable a usable comp. If you really want to know what your home is worth now, call a real estate professional, call a Moore County Realtor®.

(ARA) - Summer is here and so is grilling season. Before firing up the grills, however, weekend warriors should observe a few simple precautions to ensure that backyard barbecue bashes don't go up in flames.

Casual cookouts can turn dangerous - and sometimes deadly - if safety is ignored, according to leading home insurer MetLife Auto & Home. "Every year, we see dozens of fire-related claims reported throughout the summer because of simple carelessness," says Mike Convery, vice president and chief claim officer at MetLife Auto & Home. "Keeping safety basics top-ofmind can help prevent losses from occurring and help you avoid needless hassle and property damage and in some situations, injury to you or your loved ones."

make sure that all furniture and accessories are far from the grill. On balconies, it is always safer to move festivities to available lawn space.

Never grill inside the home or garage, even if it is raining. * For gas grills, always store gas cylinders outside and away from your house, and be sure the valves are turned off when not in use.

Check the tubes regularly for cracking, brittleness, and leaks in the connections. To determine if there is a leak, simply pour soapy water over the line with the gas valve turned open. If gas is escaping, bubbles will appear. Should you detect a leak, immediately turn off the gas and don't use the grill until the leak is repaired. * Your grill gener-

ates high temperatures, so keep it covered whenever possible. Keep lighted cigarettes, matches and open flames away from the grill, and move gas hoses as far away as possible from hot surfaces and grease. Use a can to catch excess grease. * Make certain your grill is kept at least 2 to 3 feet away from wood or vinyl siding.

Placing the grill too close to your home, especially one with vinyl siding, can result in melting or burning, or even a fire. Also, keep in mind that while vinyl siding and composite decking have a higher "burn point" than wood, it's also easier for these materials to melt and discolor, which can result in a costly claim

Five Things New Home Owners Should Do Right Away

You’ve gotten through shopping for a home, the closing process, and even unpacking your boxes. But it’s not time to put your feet up and relax just yet. There are a few more things you should do shortly after moving into a new home to make sure you and your family will have a safe and healthy place to build lifelong memories in.

Create a home maintenance checklist. To make sure your home stays safe and healthy for you and your family, you should regularly check, clean and/or test a wide variety of interior and exterior systems and structures. The U.S. Department of Housing and Urban Development has a http://www.hud.gov/offices/lead/library/hhi/He althy_Housing_CheckList.pdf Home Maintenance Checklist that you can download from their website www.hud.gov. It pro-

vides basic guidelines for keeping your home dry, clean, wellventilated, free from contaminants, pest-free, safe and well-maintained.

Make sure you have enough insurance coverage. At a minimum, you need to purchase a home owners insurance policy to cover the house and all of your family's belongings inside. To determine how much insurance you need, find out how much it would cost to rebuild your house today on your existing lot. Your personal property coverage should then be anywhere from 55 to 75 percent of that amount.

Damage caused by natural disasters such as flooding, earthquakes and hurricanes are not covered by regular home owner's policies, so depending on

where you live, you may want to consider additional coverage. Your insurance agent can help you figure out the right amount of coverage and suggest upgrades or additional policies that would be appropriate for your specific situation.

Protect your home from break-ins. If you bought an existing home, you should rekey the locks right away.

You never know who the previous owners gave keys to. The http://www.ncpc.org National Crime Prevention Council recommends that every exterior door should have a dead-bolt lock with a one-inch throw.

Install a peephole or wide-angle viewer—not a chain—in all entry doors so you can see who is outside without

opening the door. Sliding glass doors can be secured by placing a long piece of wood at least one inch thick in the track. Keep all entrances and doors welllit, and prune shrubs so they don’t provide hiding space for someone who wants to break in.

Prepare an emergency kit: In our area that normally consists of 3-5 days of food and water in the event a hurricane or ice storm causes long term power outages or prevents you from driving to the store.

Also consider must have items like: prescription medications, infant care items, flashlights, etc… Visit www.ready.gov for guidelines on emergency prepardness.

Improve your home’s energy efficiency. Even if you’ve purchased a brand new home with the latest energy-efficient building materials and techniques, there are still some improve-
