Boomers Don’t Have to Budge if They Remodel Right

Baby boomers — people born in the post-World War II years between 1946 and 1964 — are entering or nearing retirement age. And research shows that Americans have a strong preference to remain in their current residence for as long as possible as they grow older, meaning they will need to remodel or adapt their homes to meet their changing abilities and circumstances. This is called aging-in-place. Aging-in-place is generally defined as living in one’s home safely, comfortably and independently, regardless of age, income or level of mobility. It can be an agoniz-

ing decision to have to choose whether to move or stay put. Older Americans have always been the least inclined to move, compared to home owners of any other age group. Research from the National Association of Home Builders (NAHB) found that more than 50 percent of those ages 55 or older have lived in their homes longer than 10 years. Many older home owners would prefer to stay close to friends and family, value the community that they have been a part of for many years and don’t want to start over someplace new. Also, some may have to stay where they

presently live because of financial concerns and limitations imposed by living on fixed incomes. Very simply, “getting around� is the key to making a house compatible to the needs of the aging-in-place occupant. Remodelers report that the most common projects for their aging-in-place clients are making more accessible accommodations, installing brighter lighting, widening doors and hallways, adding railings or grab bars to prevent falls, changing floor coverings to add traction and eliminate slippery surfaces, and installing ease-of-reach and bend systems. Home builders and

remodelers are ready for this large population that will seek their services to help them live conveniently and safely in the home and community where they feel most comfortable. To address the unique demands of the burgeoning agingin-place market, NAHB Remodelers, in collaboration with the NAHB Research Center, the NAHB Seniors Housing Council and AARP, developed the Certified Aging-in-Place Specialists (CAPS) program. This designation program equips remodelers with the marketing, technical and customer service skills required to help home owners, regardless of age, maintain their independence

and increase security in their present homes. CAPS remodelers and builders have been trained in the unique needs of the older adult population, aging-in-place home modifications, and common remodeling expenditures and projects. They have been taught the strategies and techniques for designing and building aesthetically enriching, barrier-free living environments, and given the resources needed to provide comprehensive and practical aging-in-place solutions. Finally, CAPS graduates pledge to uphold a code of ethics and

are required to maintain their designation by attending continuing education programs and participating in community service. Taking odor out of painting projects

(ARA) - Homeowners can scratch off one more concern from their list when tackling a painting project: Nearly every paint manufacturer now offers no-odor or lowodor alternatives. Combined with sensible steps to reduce odors and speed drying, painting today doesn't have to be the stinky business your parents experienced. Home improvement expert Gordon Blickle notes that painting is a growing trend in decorating. "In today's market, homeowners are staying in their homes longer and redecorating more," he says. When decorating, homeowners want simple, low cost, but dramatic home improvements to renew and personalize their space. As a result, Blickle notes, "changing and upgrading room colors has become one of the hottest decor trends." But with all this decorating, exposure to chemical fumes has opened the door for a new wave of smart paints, caulks and spackling that please the nose as well as the eye. Decorating with a clean conscience Traditional paints create chemical fumes that can harmfully affect people and the environment. Chemical fumes can affect the earth's ozone layer and increase hazards to those with breathing

problems. Eliminating these fumes to protect air quality is a hot-button issue for lawmakers. Local, state and federal laws now limit chemicals that affect air quality, and legislators have helped reduce volatile chemicals in paints and coatings dramatically in the past decade. Choose healthier, zero-VOC products In most paints, caulks and spackling, the drying process means chemicals like ammonia and mineral spirits evaporate into the air. They can irritate many people and even prove dangerous for small children and people with asthma and chronic respiratory conditions. Many popular waterbased paints and caulks emit these odors, produced by volatile organic compounds (VOCs), chemicals that are now limited and in some areas, virtually eliminated. While not completely odorless, new zero-VOC waterbased latex paints have extremely low odor. Coupled with Smart zero-VOC primers, caulks and spackling, painters and homeowners now have the ability to create a complete zeroVOC painting project. Air it out and start early When beginning a painting project, open windows and doors for proper air flow. Create cross-ventila-

tion by opening doors and windows outside the room. While that may mean spreading the fumes throughout the home, good ventilation means that odors will be gone faster. Add fans and a dehumidifier for even faster drying and reduced fumes. Keep doors and windows open during the entire drying process. Time of day can make a difference too. "Since most of us want to close up our homes at night," Blickle adds, "painting in the morning will give you the longest time for drying paint to air out." Clean up right away ... with water A final way to lower fumes and odor is to seal containers immediately and clean up painting tools right away. Most brushes, roller covers and other painting tools are reusable, saving you money and keeping them out of landfills. The longer they airdry, the more paint fumes escape into the air your family breathes. If you clean them immediately, you can use water; waiting means either using smelly mineral spirits, or throwing them away. The removal of VOCs and odors from paints, caulks and other painting necessities creates a healthier and more pleasant way to decorate. Painting projects have never smelled so sweet.

(ARA) - A surprise can be fun on some occasions, like your birthday. But when it comes to home repair emergencies, a surprise is the last thing you want - especially in these economically challenging times. Unfortunately, this is a situation all too many homeowners find themselves in after a home emergency. Often they discover that a repair they assumed would be covered by their home insurance or local utility is actually their responsibility to fix. From water and drainage systems to electrical and heating/cooling configurations, your home is a complex network of pipes, wires and electrical components that could require an emergency repair at any time. An outside water pipe breaking or a sewer line collapsing can easily rank as a homeowners' worst nightmare; however, when an emergency occurs, most homeowners are not aware of who is responsible for the damage. In fact, less than 50 percent of the homeowners in a recent national survey, conducted by GfK Roper Custom Research, knew that they were responsible for repairs to the water line between their house and the street. This is where companies that offer emer-

gency home repair plans, such as HomeServe USA, can make the difference between peace of mind and an expensive and timeconsuming repair. "According the results of the survey, one third of all homeowners responding assumed that their local utility was responsible for the cost of a burst water line between their house and the street, when this is usually not the case," says Tom Rusin, chief executive officer of HomeServe USA. "One of the challenges of home ownership is that the potential for expensive repairs is always out there. In fact, repairing a water service line can cost more than $2,000 and simply clearing a blocked drain can cost upwards of $350." Rusin suggests that all homeowners do the following things to minimize the potential financial liability and hassle associated with home repair emergencies: 1. Speak to your homeowners insurance agent to get a clear understanding of which areas of your home are covered by your insurance policy and which ones are not. Potential trouble spots include interior and exterior electrical wiring, outside water service and sewer lines, inside plumbing and gas piping, central heating and air

conditioning systems, and the water heater. 2. Similarly, speak to your local electric, gas, and water utilities to determine equipment that you may be responsible for. As mentioned earlier, the water and sewer lines that run underneath the lawn are the responsibility of the homeowner in the vast majority of cases. 3. Proper maintenance of home components greatly minimizes the chance of an unexpected emergency. For example, check the air filter on your central heating or cooling system regularly and change it about once every three months during the season. Protect water pipes from freezing with proper insulation or draining them prior to winter. And fix leaky faucets and toilets to save water and prevent bigger problems. 4. Consider a home emergency protection plan that can relieve you of not only the financial burden of a home emergency, but also the uncertainty involved in looking for a repair person on a Sunday afternoon.

"The more prepared homeowners are for a home repair emergency, the more peace of mind they'll have and the more time they can spend enjoying their house with their families," says Rusin.
