Have you ever felt overdressed for an event? Perhaps you understood the dress to be formal, but when you arrived in your formal attire, everyone else was wearing jeans and turtlenecks. You may recall how you felt when everyone looked at you as you entered the room looking a bit out of place. This happens to homeowners too, but it’s not called overdressing—it’s called over-improving. It happens when property owners remodel a home to the point its new value far exceeds all others in the neighborhood. Let’s say your family has grown, and you begin your improvements by adding a wing with two more bedrooms and a bath. You expand to a 3-car garage and install a deck. In the process you add $55,000$100,000 to your home. As long as you continue living in your home, it is not a problem.
When it’s time to sell, however, you will face an unexpected challenge. Your spent $55,000-$100,000 on improvements, but buyers are unlikely to be impressed as they compare the prices of other homes in the area, and expect yours to be in line. Before beginning a major project, determine the impact on your home’s value. Consider “upgrading” to a larger home vs. remodeling, getting advice from a trusted Realtor and from your lender. It’s too easy these days to live almost exclusively in a climatecontrolled, electronic world. Your days are spent going from airconditioned house, to car, to workplace; with your ear glued to a cell phone or your fingers typing away on your personal digital assistant in between. But as people try to re-connect with nature, a new trend in home design—bringing the indoors outside—is emerging. Outdoor remodeling projects can be one of the more affordable and enjoyable projects; adding value to your home. The options for these projects are endless and include: patios, decks, screened in porches, outdoor fire pits, gardens, outdoor kitchens, etc… Here are a few out of the ordinary ideas you may have never considered for an outdoor remodeling project. Fire elements. These can take the form of
fireplaces or fire pits, or be as simple as a freestanding clay chimenea. Wood-burning elements are the most common, but they can also be outfitted to burn gas. Each has its own advantages or disadvantages with cost, maintenance, and other considerations such as smell or the crackling sound commonly associated with wood fires. Fire pits can be portable or built-in, and are often made with materials such as copper, iron or stone. Some feature colored, decorative glass pieces laid out in designs that reflect the flames. Beds. Forget about hammocks or folding lawn chairs. Today, the trend is all about ultimate comfort. Outdoor beds have been seen on the pool decks of chic hotels in hip cities like Miami
and Los Angeles for years. Designed for lounging or even napping, they come in a variety of sizes, generally have a futon-style mattress, and some have adjustable backrests. They are covered in weatherproof fabric, and matching your color scheme is easy with coordinating throw pillows. There are even porch swings available in twin and double mattress sizes, for the ultimate napping spot… Showers. As the line goes from Monty Python… “now for something completely different” Formerly seen just at beach houses and used strictly for removing sand, outdoor showers enclosures are now found in multimillion dollar Manhattan penthouses, apartment rooftops and suburban neigh-
borhoods for everyday use. They incorporate natural elements such as stone, bamboo and plants, and are strategically designed to provide privacy, yet allow the user to enjoy the view and the feeling of showering in nature. Outdoor Kitchens. An outdoor kitchen area complete with: cook top, grill, sink, countertops, and refrigerator makes the perfect entertainment area for gatherings. Couple this with an outdoor fire pit and you have an outdoor areas that can be easily used most of the year in our area. The options are endless and can be as simple or elegant as your taste and budget call for. Having inviting outdoor living spaces in your home will help when it’s time to sell, too.
