Even as homebuyers look to downsize their homes, kitchens are taking up a larger percentage of the overall floor plan. Once-popular home theaters and dining rooms are making way for larger kitchen, according to design experts with General Electric. “The kitchen has become the new living space, and it’s expanding in both size and comfort to accommodate everyday life and entertaining,” says Marc Hottenroth, manager of GE Appliance’s Industrial Design Organization. “The attention to detail that once went into the selection of the leather sofa, plasma TV and Oriental rug in the family room is now going into the selection of appliances, countertops and accent lighting.” Kitchen islands and dedicated work spaces for special hobbies, such as wine tasting or baking, continue to grow in popularity. Homeowners are creating custom work spaces with under-counter
refrigerator drawer and wine refrigerators. For busy families that want faster cooing and easier clean-up, induction cooktop stoves are a popular choice. Induction stoves boil water faster than gas or electric cooktops, and spills are easier to clean because they don’t cook onto the stovetop. Stainless steel is still the finish of choice for appliances, but homeowners are choosing more energy-efficient models. Another design trend for 2010 is the creative use of lighting, such as combining overhead can lighting with accent lights to highlight design elements. Whether it’s adding a custom work space, highlighting design elements with light or creating comfortable living spaces within the kitchen, homeowners are finding creative ways to design the kitchen to suit their day-to-day needs.

The Tax Advantages of Homeownership
Owning your own home can be a very rewarding experience — especially when tax time rolls around. Three tax items in particular — the mortgage interest deduction, the property tax deduction and the capital gains exclusion — can provide significant financial benefits to home owners on April 15th – tax day. Mortgage Interest Deduction The interest you pay as part of your mortgage payment is deductible on your federal tax return and may also be on your state income tax return depending on where you live. This deduction applies to first and second mortgages, up $1 million of mortgage debt. Your lender should provide you with one or more IRS
Form 1098s, which will provide the amount you may claim on your tax return. To benefit from this deduction you must itemize your deductions using a Schedule A Form. You may also deduct the interest on money you borrow against your home to finance housing or non housing-related expenses. An example is a home equity loan, which many home owners use to remodel their home, pay off credit card bills, buy a car, finance a vacation or pay for educational expenses. Property Tax Deduction State and local taxes paid on the assessed value of the home are
also deductible on your federal return. Like the mortgage interest deduction, itemizing is necessary if you wish to deduct property tax payments. Notably, for many home owners the combined deductions for mortgage interest and property taxes exceed the standard deduction — currently between $5,700 and $11,400, depending on filing status. When this is the case, home owners are able to deduct or “write-off” many other items including charitable contributions, state income or sales taxes, medical and dental expenses, tax preparation fees and other miscellaneous allowable deductions,

which collectively can reduce your federal and state income tax liabilities dramatically. Research by economists at the National Association of Home Builders indicates that for the typical home owner, these savings can exceed $5,000 in the first year of homeownership. Capital Gains Exclusion Perhaps the biggest advantage to owning a home is the ability to avoid paying capital gains when it is sold. Under current law, married home owners filing jointly may exclude up to $500,000 of capital gains and single tax filers may exclude $250,000 from taxation. This exclusion applies only if you have lived in your primary residence for two years or more. But the exemption may be used repeat-
edly as long as the residency rules are met. The tax benefits conferred on home owners by the federal government are substantial. Annual benefits, such as the mortgage interest deduction and the property tax deduction, along with the less frequently used benefit of the capital gains exclusion, make homeownership more tax

A guide to getting rid of clutter in your home

(ARA) - You're feeling like the walls are closing in. You're not a hoarder, but you just have too much stuff. It's not that difficult to change your ways. If you want to take control of clutter, get a few boxes, one for each room in your home. Start by organizing one room at a time. Begin this initiative by removing everything on top of your cabinets, tables and in bookcases and place it all in a box, says Keith McCleary, academic director of Interior Design at The Art Institute of York - Pennsylvania. If there are other random accessories in the room, remove them as well. Keep just the basic furnishings. Now sit with the room in its simplest form for awhile. "In room design, make good decisions about what you choose to put in the room and, often more importantly, in what you choose to leave out," McCleary says. "Simplicity and clean lines make a room feel livable and that's what it's really all about: comfortable living." Think about the kind of focal point you're trying to create. How should you orchestrate this space and show off your spe-

cial pieces in terms of size, scale, color and texture? After a day or two has passed, go back to the box and look for items that define your personality, or will be noticed by guests visiting your home. "Ask yourself: when is enough, enough?" says McCleary. "Each piece of furniture in the room can function to complement. Accessories and works of art should contrast." When you look at your well-designed room, you should see positive elements, as well as appreciate negative space by removing unnecessary pieces that don't add to the design composition. Interior design students at The Art Institute of York Pennsylvania are taught to help their clients step back and ask themselves: Is it finished now? You can err when you go shopping and purchase nice pieces for your home, because before long you begin to accumulate too many of those nice things. Much of what you have is stuff you don't need or want. It might be time to share those boxes, which are full of stuff you haven't

missed in years, with your local Goodwill. Sometimes, you might think you have to keep memorabilia or outdated gifts from Aunt Ethel in your home all the time. "Not so," says McCleary. "It's perfectly acceptable to remove those items when you do your box exercise." If you get a call from auntie who's planning a visit, head to the attic and put those old Beanie Babies she gave you when you were a fanatical collector decades ago on a shelf in your den, temporarily. She'll be happy for the gesture. When she leaves, feel free to replace them in the box of memories until her next visit. After you complete this exercise in each room in your home, you'll notice that the clutter has disappeared. Now you can recognize how attractive the remaining items are in that same space. This initiative takes determination and focus, but when you've completed the exercise, your focus can be on the lovely space you've recreated.
