This is a private Non profit group of environmentalists, contractors and elected officials who are setting standards in almost all areas of energy use and waste. They are looking at ratings of buildings and homes based on several factors including environmental, economic and construction standards. Again, there is too much detail involved to cover this subject here. The bottom line is NOW is the best time to sell and/or buy. We may be having some hurdles now but transactions are going to continue to get more difficult as time passes. The more of these hurdles we have to deal with, the less a seller will receive from their sale and/or the more a buyer will have to pay to purchase. Thank you for taking the time to read our blogs. All buyers and sellers involved in real estate have noticed the difference in real estate transactions in the past couple of years. The transactions are getting more complicated with more regulations to follow and more lending paperwork involved. Settlements are costing the buyers and sellers more. In some situations the transactions themselves are taking longer to conclude. Homes built before 1978 now require contractors with specialized certificates and training to make any significant repairs. Lenders or underwriters are taking a more detailed look at borrowersʼ history as well as condition and value of the property. The number of foreclosures are effecting the market in several negative ways. These are the hurdles we all will have to deal with now and for some time into the future. Things will continue to get more difficult in the future. There are bills and proposals which will directly effect lending and the value of homes, being discussed now. The Qualified Residential Mortgage will have an immediate and profound effect on the home market if passed, as it is being suggested. Although, there is opposition to the

The Art of Drainage
The art of drainage is the art of making it easier for water to flow where we want it to flow than anywhere else. Water is always a willing participant on the path of least resistance. Water flows both through the ground and on the surface.
In both cases it can be intentionally directed by either creating an easy path for it to flow away from the area in question once it arrives or by interrupting its path to the area and inviting it somewhere else. Surface water can
be invited anywhere by contouring the soil, concrete, pavers or grass that is present so that the easiest downhill slope is provided in the direction we want the water to go. If water runs down a driveway from the street, creating a little hump or lip at the top of the driveway to keep the water running down the street may be a lot simpler than installing a drain at the bottom. If water runs down from a neighbor, creating a small berm of heavy soil at the edge of your property may either spread the water out into a more even flow or take most of it away from your property
altogether. If a berm is not as easy as a ditch to create do that. The ditch can be visible, or can consist of a trench filled in with gravel or larger rocks. A perforated pipe at the bottom of a ditch will speed up the flow of water in the ditch, allowing the ditch to be smaller while still accomplishing the same rate of flow. water’s habit of taking the easy way and analyzing what is the easiest way for us to invite water to flow where we want it to go. Options include: Filling in soil to bury or eliminate low and soggy spots, creating a berm, ditch or French drain to intercept both surface and ground water, funneling water into a low spot and either sump-pumping it or piping it away once it enters a col-
lection chamber, channeling the water into a dry riverbed or directing the water into a bog or pond area. Many people see drainage issues as separate from landscape design. A good landscape design will often solve or avoid creating drainage problems while simultaneously enhancing visual beauty. For the most functional and beautiful home, create an overall design in which each detail accomplishes multiple objectives.

(ARA) - Kids are heading back to school, tomato harvests have begun to dwindle and the leaves are starting to change color once again. Another hot summer is drawing to a close. This does not have to mean though, that thriving gardens must to fade into blissful memories. Even as temperatures start to drop, cold-weather crops can extend the harvest well into the fall months. A delicious fresh spinach salad would blend beautifully with a hearty squash or pumpkin soup after a cool fall day spent raking leaves or hiking through the woods. Plant crops to use in creative recipes, and feed your family from the garden all autumn long. * Plants with shorter and cooler growing seasons thrive in the fall months. Consider setting aside a weekend for the entire family to get outside and plant some beans, peas and salad greens like lettuce, kale and spinach. Check out the region's average date for a hard frost, and calculate back the weeks needed to successfully grow a full lateseason crop. * Rotate plant location. For example, if peas were planted in the spring in one section of the garden, don't plant them in the same location for the
fall growing season. Instead, consider using that area of the garden for spinach this time around. Rotating crops like this will help the garden's soil to replace and retain valuable nutrients naturally. * Enhance the growth of plants with Miracle-Gro expand 'n GRO soil that contains plant food, allowing plants to thrive in both containers and gardens.
