When you need to know... talk to Mickey DeBernard

Dear Community,

Top 5 Reasons to Buy a Home

Though the housing market has been turned on its ear, this is a great time for anyone thinking of buying a home. Yes, it may be more difficult to get the credit that you may need; it is still possible, and now prices are so low you may not need as much financing as you originally thought. If you HOUSE are on OPEN the fence, here areSUNDAY some reasons to consider buying a home sooner than later. Favorable Interest Rates One of the greatest and most obvious reasons to consider buying a home is the interest rates. Interest rates today, are some of the lowest rates that we have seen in years. It is possible that they will go even lower. You may think that getting a home loan in order to take advantage of these rates is impossible. Although credit standards and loan approval may be higher than before, obtaining a loan is well within the reach of homebuyers with a good credit rating and a steady income that can support the monthly mortgage payments. Tax Benefits The second best reason to buy a home is the tax savings. For most workers buying a home may not only allow them to deduct the mortgage interests, it also gives them the ability to itemize their deductions, which they may not have been able to do previously. Once you have lived in your home for two years,

you are able to exclude an amount of profit from your capital gains. In addition, you are able to take advantage of this exclusion every two years, even if you decided to sell the home after you have lived there for at least two years. Appreciation Unlike cars, houses ap1-4 PM Whispering Pines preciate over time. Therefore, your house will more than likely be worth more in a few years than you paid for it. Some people take full advantage of the appreciation factor and sell their homes for a profit. Plenty to Choose From However, another great reason to buy a house now is the selection. Unfortunately, due to rising foreclosure, there are numerous houses on the market in every state. Regardless of your tastes or preferences, you should be able to find just what you are looking for. Acquire Equity Houses are also good sources for future credit and or financing. Homeowners are able to turn the equity that they have in their home into a loan or line of credit through refinancing. This benefit has proven to be important, in a down economy or in situations where medical bills are unmanageable, home repairs or improvements are needed, or kids need funds for college.

THE PILOT — SOUTHERN PINES, N.C.

MOORE COUNTY HOME BUILDERS ASSOCIATION

Building a house isn’t rocket science (or at least it didn’t used to be...)

Recently I attended the National Green Home Building show as well as a two day Advanced Green Building Science seminar. At one point the formula Ts=Ti- T(Rc/Rt) was introduced and taught. I won’t bother you with the details of what this is used for but during the subsequent algebra problem solving session -- it struck me being a builder isn’t what is used to be – and that is a good thing. In the past ten years residential building science, materials, and practices have advance further than in the prior one hundred years. Today’s high performance homes are light years ahead of traditional methods in terms of energy efficiency, indoor air quality, resource efficiency, etc… Here are just a few topics that you may find informative as related to high performance home construction and remodeling. “Outs-a-sulation” We typically think of in-sulating the walls of a home from the inside but a modern approach is to also insulate the outside

of the home with either a Structural Insulated Sheet (SIS) product or a thin XPS blue board foam. In a traditional home 20% of surface area of the wall are vertical studs. Since we traditionally only insulate between the studs in a wall – nearly a quarter of the exterior wall surface isn’t insulated allowing the studs to transfer large amount of heat into or out of home depending on the season. “Conditioned Attics” A modern energy saving approach is to reduce the temperature of the attic above the home; particularly if the attic contains heating and air conditioning equipment. You can image how hard an air conditioner has to work to create 60 degree air while being in a 130 degree attic on a summer afternoon. To achieve this the attic is sealed, the underside of the roof in the attic is sprayed with insulating foam, and the attic is heated and cooled. While heating and cooling additional

space to save energy seems counter intuitive it is a proven method to greatly reduce energy costs. A slightly less complicated approach is to use high tech plywood type product on the roof that has an aluminized surface on the bottom side facing the attic. The foil finish doesn’t keep the roof any cooler; but the shiny surface is an extremely poor conductor of heat and therefore the roof deck isn’t able to radiate the heat from the shingles into the attic space. This high tech plywood alone can reduce attic temperatures by 20-30 degrees. “Advanced Framing Techniques” Traditional framing in the United States places an assembled wide solid wood beam called a headers over every door and window in a home. This area above each opening in the house cannot be insulated due to this beam. Modern methods place a half inch of sheet of XPS insulation board sandwiched between the two

structural members of the beam. Thereby insulating the beam and eliminating 60-130 square feet of un-insulated outer wall area in a typical home. Other techniques such as “California Corners”, and “2x6 tee blocks” ensure that insulation can be placed continuously around the entire perimeter of the outside wall; which isn’t necessarily the case in a traditionally framed home. “Indoor Air Quality”: Nearly half of a home’s heating and cooling loss is through air leakage. Through the use hightech house wraps, flashing tapes, sealants, and quality windows and doors – the vast majority of these leaks can be eliminated. However, once the leaks are eliminated there may not be sufficient fresh air changes naturally occurring in the home. A high performance home will have a “blower door” test to determine its air exchange rate (AcH). This test will determine if a fresh air supply is needed and what the proper size should be. So why bother eliminating all of

FRIDAY, SEPTEMBER 24, 2010 By Jarrett Deerwester Moore County Home Builders Association President

the air leaks if we have to introduce fresh air into the home anyway? In a traditional home, during the summer, warm moist air leaks into the house from the crawlspace, through all electrical and plumbing openings in the wall, around windows, etc… The issue is this warm moist air contains water vapor which will contact the drywall and insulation that has been cooled by the air conditioning. The vapor can then condense as liquid water in the interior of the wall not unlike how water condenses on a cold tea glass in the summer. In a modern high performance home the fresh air is brought in a through a

controlled duct, filtered, passed through conditioning system, and dehumidified before it is introduced into the home. In addition to these topics hundred of modern, thoroughly tested, and proven building technologies exist to create a modern high performance home. As they say “it isn’t what it used to be…” and that is a great thing when it comes to modern building. Despite our somewhat fitful economic recovery, America is still experiencing a “perfect storm” of low interest rates and affordable housing prices that hasn’t been seen for at least 50 years. Since no one knows how long these conditions will last, today’s market presents a rare opportunity for homebuyers. Unfortunately, many families are sitting on the sidelines because they’re unsure about the new “rules” for obtaining a mortgage. To qualify for an affordable conventional home loan through most lenders, Freddie Mac says borrowers should have: A STABLE INCOME. Remember, however, that lenders are more interested in your current and future earning capacity, not previous temporary gaps in employment. A GOOD CREDIT HISTORY. Instead of guessing at your current credit standing

“I will provide an outstanding mortgage experience from application to closing”

order a free report from any of the three credit bureaus through www.annualcreditreport.com. At the same time, you can purchase your credit score for about $15. If your report reveals any problem areas, sit down with your lender and get specific tips on how to correct them. A COMMONSENSE DOWNPAYMENT. Plan on making a downpayment of about 5 percent on a conventional mortgage, but keep in mind that lowerdownpayment programs are available for qualified borrowers. DOCUMENTATION. All financial institutions will want to verify your income and assets, so pull together basic paperwork like W-2’s, tax returns, and bank

statements. If qualifying for a mortgage still seems a little confusing, rely on your personal lender’s expertise to help you through the process. Most importantly getting a loan commitment before hunting for houses gives you bargaining clout that can make or break a sale. Greening your home: What does it really take?

FRIDAY, SEPTEMBER 24, 2010

(ARA) - In today's environmentally conscious times, it seems we're surrounded by the need to shop, act and live "green." Some of our choices are easy and small, while others can be big and costly. But one thing is for sure each choice can make a significant difference. But as many of us know from experiences of trying to diet, the most successful long-term changes we make can't make us feel as if we are "giving up" the small pleasures that we enjoy. According to Ed Detgen at Danze, Inc., some of the most important green choices we can make involve decisions to live more green within our own home. But what does living green really mean? "For some of us it may mean putting in Energy Star appliances or energy-efficient windows," says Detgen. "And for others it could be evaluating in-home water usage." It's the latter that Detgen believes could be one of the simplest and most significant steps any of us could take. "Water shortages, energy demands and the cost of transporting water are all on the rise," he says. "Finding ways to simply reduce our usage without dramatically altering our lifestyle could save billions of gallons of water each year in the United States." Detgen offers up these tips on how you can immediately start conserving water (and save money) in your home: * Replace older toi-

THE PILOT — SOUTHERN PINES, N.C.

lets (1992 or earlier) with newer, high-efficiency models. They operate at 1.28 gallons per flush and could save 11 gallons of water per toilet per day. According to Detgen, Danze has several new HETs (high efficiency toilets) that out-perform and are more stylish than many toilets found in current homes. * Be sure to turn off the tap when brushing your teeth - it could save nearly 3,000 gallons of water per year. * Update your bathrooms with newer WaterSense certified lavatory faucets. According to the Environmental Protection Agency WaterSense program, if every household in the United States installed these water-saving lavatory faucets, we could save more than $350 million in water utility bills and more than 60 billion gallons of water annually, plus $600 million in energy costs for heating the water * Always turn the water off between tasks. Letting your faucet run for five minutes uses about as much energy as letting a 60-watt light bulb run for 14 hours. * Make sure to wash only full loads of laundry. Using a high-efficiency washing machine is ideal, as they use about 28 gal-

lons of water per load, versus an average machine that uses 41 gallons. * Take a shower rather than a bath. A full bath tub requires up to 70 gallons of water, while taking a five-minute shower uses 10 to 25 gallons. Want to be even more efficient? Switch your showerhead to a water-saving option. "We realize that most people don't want to have showers that are less satisfying than they currently have," adds Detgen. "The EPA WaterSense program recently published standards for showerheads that consider both conservation and performance to build support of these water-saving units. Be sure to look for the WaterSense certification mark." * Fix those leaks. Most leaky faucets can waste more than 3,000 gallons of water each year. "Better design and engineering of many new bathroom products actually gives the user improved performance as well as efficiency," adds Detgen. "Faucets, toilets and showerheads are great examples. They're just like appliances that use less energy, but still work very well." If all the water-saving, green choices still have you over-

whelmed, select one tip at a time and incorporate it into your home. Looking for other tips? Visit the EPA's WaterSense website. For more information about the performance and efficiency of Danze faucets, showerheads and toilets, visit www.danze.com.
