Hiring a professional to conduct a home energy audit is a great way to determine how much energy your home consumes and what you can do to make it more efficient, but it can also be expensive. You can, however, easily conduct your own. Use the following guidelines from the U. S. Department of Energy and keep a checklist of areas you inspect and problems you find. AIR LEAKS. You might be able to save 5 percent to 30 percent a year on your energy bills by finding and fixing leaks. Start by checking for obvious leaks. Inspect windows and doors. If you can rattle them, chances are there’s an air leak. Caulking or weather stripping is an easy fix. Also check to see if air flows through less-obvious places such as baseboards and electrical outlets. Then head outside the house to inspect all areas where two different building materials meet: where siding and chimneys meet and where the foundation and the bottom of exterior brick or siding meet. Plug and caulk any holes you find and seal other cracks with appropriate materials. INAULATION. Check the attic hatch to see if it is as heavily insulated as the attic, is weatherstripped and closes tightly. In the

attic, determine whether openings for items such as pipes, ductwork and chimneys are sealed. Seal any gaps with an expanding foam caulk or other permanent sealant. Also check to see if you have a vapor barrier under the attic insulation. If not, paint the interior ceilings with vapor barrier paint to reduce the amount of water vapor that could pass through the ceiling. HEATING AND COOLING EQUIMENT. Check to see if it’s more than 15 years old. If so, you might want to consider switching to a newer model. Also check your ductwork for dirt streaks; these indicate an air leak and will need to be sealed with a duct mastic. LIGHTING. Check the wattage of your light bulbs. You might be using a 100-watt bulb when you could be using a 60-watt. Consider switching to compact florescent lamps for lights that are on for hours at a time. Ensure a Stress-Free Settlement
Settlement — also referred to as closing — is the final stage of making your dream home your own. The final settlement meeting will usually involve the closing attorney, the seller, both real estate agents and you. Before you sit down at the table to sign the final papers, make sure you have covered all of your bases so that the settlement goes as smoothly as possible. Prior to closing: Your lender is required to give you a booklet explaining the closing costs, a "good faith estimate" of how much cash you'll have to supply at closing, and a list of documents you'll need at closing. Have your attorney conduct a title search. A title search involves looking through public records to see if anyone else has a claim to your prop-
erty. These searches are normally required to go back decades as required by title insurance. Determine if you are required to purchase lenders’ title insurance to protect your lender from claims. This insurance can guard against a faulty title search, as well as other issues that can pop up such as liens or development restrictions that even the most thorough search will not reveal. Purchase your own title insurance. The lender’s and previous owner’s title insurance will not protect you against a claim. Arrange for a home inspection. A home inspection will let you know the condition of your cooling and heating systems,
pipes, structure, grade of the land and electrical system. It is strongly suggested that the buyer hire the home inspector. You also should also schedule a personal inspection of the home at least 24 hours before settlement to ensure that there has been no recent damage and that the seller has fixed prior agreedupon issues with the home, if any existed. Once you get to the settlement table, you will find yourself signing a lot of forms. Most of these forms will be supplied by the signing agent; however, you will be responsible for bringing a copy of your home owner’s insurance policy with proof of payment and a certified check for closing

costs and any remaining portion of your down payment. Check with your agent to see if any other forms are required by the state or local government. A day or two before the settlement appointment, you will receive a HUD-1 Settlement Statement from the closing agent. This will show you all of the fees associated with the purchase of your new home — which will include the application fee, appraisal fee, closing cost fee, taxes, etc. —and tell you how much money you will have to pay at closing. Before leaving the table, make sure you are clear on when your first mortgage payment is due and where it should be sent. A few weeks following settlement you will receive a payment
coupon book to send in future payments, or you may be able to arrange to have your payments automatically withdrawn from your bank account each month. This is just a brief look at what you can expect during your settlement meeting. Your real estate agent will be able to answer specific questions and concerns that arise during this process.

Common Issues with Older Homes

Older homes can be full of charm and character, but they may also have worn out systems and components - anything from ancient water heaters to sagging floors. The specific issues that will affect your older residence will depend on how well the home has been maintained. If the home has been well cared for you should only expect to perform some minor repairs, but in the majority of cases at least one major system may need updating. Read on to get acquainted with some of the most common issues associated with older homes. Plumbing in an older home is usually a mix of old and new materials and the type you have determines how long it's good for. Cast iron piping can pit or crack as it corrodes from the inside out. Iron and lead pipes can fill up and clog with mineral deposits. These individual sections have different periods of efficiency and should
be replaced as needed. Unless the home has had its plumbing gutted recently, you can count on updating at least some of the piping and fixtures. Energy inefficiency is common in older homes. The best way to save energy is to cut down on convective heat loss, which occurs when warm household air flows through gaps like those around windows or the chimney of a fireplace. This means weather stripping doors and windows, and caulking gaps. If drafts become a serious issue, consider replacing windows and doors and checking fireplace dampers. Wood Floors can really show the signs of age - anything from cracks, to burn spots, to loose boards. Each home has to be evaluated on a case by case basis to determine the difference between a cosmetic problem and a significant repair. If there is enough wood thickness to sand the
floors and refinish, it's a cosmetic issue. If you have a sagging floor that can no longer support its own weight, it will need to be replaced. Roofing. Many old roofs are a patch work of repairs and additions of different ages and materials. It's common practice to add layers of asphalt shingles over an old roof, but eventually this practice can cause the roof to sag. Make sure that your roof undergoes a careful inspection if you're in need of repairs, you'll avoid burying the problem. The “One-Call” system, which is free to the excavator as well as the homeowner, helps those who dig comply with the safety rules and regulations of the construction industry. In a typical neighborhood, a complex web of utility lines is buried under lawns, sidewalks and driveways. When digging, one wrong move might cause the community of residents to be cut off from heat, electricity, telephones, water, 911 calls, and other vital services. When you make the free call to North Carolina 811, they notify their member utilities to mark the ground with colorcoded paint. After the utilities are marked in your work area, you have taken the first step to avoid damage or injury. Calling before you dig and digging safely not only prevents damage, but is also the law! North Carolina state law requires homeowners, contractors and excavators to contact North Carolina 811 at least two business days before digging. “Taking care where you dig with a shovel or backhoe can not only prevent damage to underground utilities, but the potential loss of life as well," says Jimmy Nichols. Jimmy is the chairman of the Moore County Utility Coordinating Committee. The "Dig safely" campaign is the centerpiece of North Carolina 811 efforts to increase public awareness of North Carolina excavation laws and safe digging practices. North Carolina 811 provides a toll-free telephone number, 811, to help reduce damages to underground facilities. This helps in reducing the loss of service to the public and the loss of time and money to excavators, utilities and taxpayers.
