• Consider comparables. What have other homes in your neighborhood sold for recently? How do they compare to yours in terms of size, upkeep, and amenities? • Consider competition. How many other houses are for sale in your area? Are you competing against new homes? • Consider your contingencies. Do you have special concerns that would affect the price you'll receive? For example, do you want to be able to move in four months? • Get an appraisal. For a few hundred dollars, a qualified appraiser can give you an estimate of your home's value. Be sure to ask for a market-value appraisal. To locate appraisers in your area, contact The
Appraisal Institute or ask your REALTOR® for some recommendations. • Ask a lender. Since most buyers will need a mortgage, it's important that a home's sale price be in line with a lender's estimate of its value. • Be accurate. Studies show that homes priced more than 3 percent over the correct price take longer to sell. • Know what you'll take. It's critical to know what price you'll accept before beginning a negotiation with a buyer . Reprinted from REALTOR® Magazine with permission of NAR.

Homeownership is a Key Issue for Fall Elections
If you are among the more than 75 million Americans who own their home or the millions more who hope to someday achieve the American dream of homeownership, then you will want to tell your candidates where you stand on critical housing issues before casting your ballot this fall. National policy has acknowledged the importance of the home in American family life for almost a century, yet today, homeownership is under
attack. Legislative and regulatory proposals that would greatly harm home owners, home buyers, the housing market and the nation's economy are under consideration by government policymakers. These include ongoing threats to the mortgage interest deduction, instituting a standard 20 percent downpayment on home loans, and ending the federal backstop for housing, which would make the
30-year mortgage less accessible and more expensive. The stakes are enormous. The decisions the politicians who are elected to office this year make on these proposals could not only strip away homeownership’s priority status and obstruct the economy’s ability to recover, but also reverse the housing policies that created a thriving middle class and contributed to a century of economic progress. Homeownership contributes significantly to the nation’s economy, and can help provide millions of jobs to get the economy back on its feet. Currently, housing accounts for about 15 percent of the nation's total economic output, including new

construction of singlefamily and multifamily homes, remodeling and services provided by existing homes. Building 100 average single-family homes generates 305 jobs, $23.1 million in wage and business income, and $8.9 million in taxes and revenue for state, local and federal governments. But persistently tight lending standards are making it difficult for creditworthy, financially responsible families to buy a home and threaten to ultimately prevent millions of families from ever becoming home owners. Homeownership has
housing policy unfolds, it is crucial to ensure that homeownership remains attainable and that access to safe, decent and affordable housing remains a national priority. Make sure that politicians know where you stand on homeownership issues by signing NAHB’s online petition to members of Congress at HYPERLINK "http://www.protecthomeownership.com/ petition" www.protecthomeownership.com/ petition. always been – and continues to be – the single best long-term investment for most Americans. It is a primary source of wealth and financial security for many households, helping to provide for education, retirement and more. Current and aspiring home owners need to choose carefully before voting for political candidates this fall. Your vote could ultimately determine whether policies are enacted in the next Congress that impact your ability to buy a first home, keep your current home or enter into the move-up market. Keller Williams Realty, Living Their Credo
<Southern Pines> < September 4, 2012> -Here’s a startling statistic: as of 2011, over 200 homeless children were identified in Moore County Schools alone. Fortunately, however, a group of caring citizens and business leaders took up the charge and founded Operation UnderToes – a charity that seeks to provide new socks and undergarments to each of these students. The project is through Moore County Leadership Institute, and through fundraising along with direct donation of materials, Operation UnderToes strives to build a sustainable supply of these neces-
sary clothing items at every school in the county to distribute to students in need. One of the people most fundamental in founding and running this charity is Karen Reese-May, of Keller Williams Realty. Sadly, her mother passed away on August 18th; Sara Reese McMillan was a retired Moore County educator, who taught at Aberdeen Primary School for many years. In honor of Mrs. McMillan, and of Karen herself, her associates at Keller Williams Pinehurst decided to come together and make a donation of children’s socks and undergarments to Operation Un-
derToes. Karen was presented with the mountain of items (over $500 worth!) by her colleagues, along with sincere condolences for her loss and warm thanks for her efforts in this wonderful endeavor. Keller Williams Pinehurst is located at 195 Short Street in Southern Pines and was established in 2008. They have over 50 associates, and consistently rank number one in market share in PinehurstSouthern Pines Area Associations of Realtors. To learn more about Keller Williams Realty, call Donna Campbell at 910-6925553.

because it naturally insulates a room. And, contrary to popular misconceptions, carpet that is cleaned regularly is fine for people with allergies, and even asthma. The best practice for keeping carpets consistently clean is having a regular maintenance routine. Refreshing carpets after a special event, season of tough use, or simply any time of year is easy with these tips from the experts at the Carpet and Rug Institute (CRI), a national carpet trade association that focuses on science-
(ARA) — As the weather cools and daylight hours shorten, families tend to spend more time inside. After a long summer of open windows, sticky treats and constant activity in and out the door, you might notice that your carpets are looking a bit drab. Keeping carpets clean might seem like a daunting task, but with some tips from the experts it’s quicker and easier than you think. Carpet provides good traction, absorbs noises, and saves homeowners money
based research, customer advocacy and environmental initiatives. Create a vacuum schedule Have you ever wondered if vacuuming really makes a difference? Removing soil when it’s on the surface, before it gets tramped down, is the first and most important step in carpet maintenance. Use slow, repetitive motions that overlap (about four swipes), ensuring you get right up to the edges where dust, pollen and pet dander
like to accumulate. How often do you need to vacuum? That answer may surprise you. Generally once a week with a CRI-certified vacuum is a good place to start, but depending on how frequently the area is used, you’ll likely want to do it more often. For example, high-traffic or pet areas should be vacuumed daily, medium-traffic areas require about twice a week and light-traffic areas can be done once a week. without washing it, you don’t want to go too long between vacuuming your carpets. Treat stains the correct way Up to 98 percent of carpet is manufactured in the United States, and most is made to be stain-resistant. However, junior’s ice cream cone drips and Fido’s dirty paws can leave marks that may seem almost too difficult to remove. No matter how hard you try to prevent them, stains do happen, so it’s important to act quickly. Scoop up solids and blot liquids with a dry, white cloth or paper towel, starting at the edge of the spot moving toward the center. Do not scrub – it can damage carpet and spread the mess. Next, treat the spot with a CRI-tested and approved carpet cleaning solution. If you don’t have one on hand, plain water often works better than untested carpet cleaners. For wine or chocolate stains, try mixing 1/4 teaspoon clear dishwashing liquid with one cup warm water. Avoid laundry detergent which can cause permanent damage, such as a change in color. For coffee or tea stains, try mixing 1 cup white vinegar with 1 cup water. For ink stains, apply rubbing alcohol to a cloth and
blot. Have a wax spill? Cover the spot with a clean brown paper bag or heavy brown paper and apply low heat from an iron. The paper will absorb the wax as it melts. Call in the pros Just like you visit the dentist to get your teeth cleaned regularly, your carpets also need attention from a trained professional. To keep your carpets looking great and lasting for years to come, you should get them professionally deep cleaned every 12 to 18 months with a CRI Seal of Approval Service Provider. Find one near you by visiting www.carpetrug.org. If you’ve never had your carpets professionally cleaned, now is a great time to start before the holidays arrive. Start by getting bids and don’t be afraid to ask questions. A good carpet cleaning should include vacuuming, a pre-spray and routine spot removal. Many won’t charge for furniture removal either. Whether you want to get in a better habit with routine carpet maintenance or you simply want to refresh your carpet for the change of seasons or a special event, these tips will keep your carpet and home looking wonderful today and long into the future.
