6 TIPS T O D E E P C L E A N YO U R G A R AG E One thing on your long summer to-do list may be cleaning out the old garage. For most, this sounds easier than it actually is. Garages tend to house years of accumulated and forgotten items, especially if you have a large family. On top of that, there is years of dirt and grime on the floors from car tires and engines, bikes, lawnmowers, etc. Clearing everything out and cleaning your garage is a serious job. Below are six tips to help you make the most of the big clean out.

To avoid putting off the task, choose a hard date on your calendar when you’ll be home and free for your garage clean out. Depending on the size of your garage, a full weekend may be necessary. Tell your family members about the date to make sure they will be around to pitch in.

Stock up on large trash bags, visit your local grocery store or big-box store for discarded cardboard boxes, and get a big push broom to sweep out dirt. Ask for help

Do you need to borrow a friend’s pickup truck to lug your unwanted items to the dump? How about a power washer to clean the floor once it’s clutter-free? Ask around and line these things up in advance so that you’re ready to go.

Pile it right

At the start of your clean out, create three piles: to keep, to sell, and to donate. As you come across items in your garage, add them to their respective area and keep moving. Be firm in your decision; once something has landed in the sell or donate pile, try to resist temptation to go back and keep it.

Organize, organize, organize

Set yourself up to re-organize your space once it’s squeaky clean. Do you need to install more shelving units? Hooks and bins? Gather these items in advance.

Just plant the desert zinnia once, and you can watch it bloom for months each year with little to no effort on your part. It's perfect for hot, dry, and sandy Southwestern states because it can withstand droughts and it comes back each year. Plus, its flowers are bright white, so they integrate easily into your other landscaping plans and color schemes. Start these plants from seeds and enjoy them for years to come.

6. Prickly Pear The prickly pear is a cactus—ideal for desert climates. It also provides your landscaping with added security. These plants grow one foot to seven feet tall, and may be planted around entrances to limit burglar hiding places and deter access. If given ideal growing conditions, you won't have to water it at all and it'll still grow to about four feet tall. Plus, local deer and rabbits don't generally find yarrow appealing, so it's less likely to get munched on. Planting with purpose saves you money, time, and precious water. Plus, in some cases, the plants you choose can enhance your yard's security or offer medicinal and nutritional value. Get to planting so this season and seasons to come will be more water-conscious and beautiful.

5 QUESTIONS to Ask Every Agent Before Listing Your Home

As encouraging news of the reviving housing market gains momentum, many homeowners will again consider selling their home. If you’re like most sellers, a home is your single largest financial asset, and the commission paid to a real estate professional is substantial. Therefore, you should have high expectations of an agent, and fully understand the strategies and tools they use to market your home. To be sure your home is sold quickly and for the best price, ask an agent these questions before listing your home with them:

How will you market my home to local buyers? Real estate remains hyper local. In 2016, the National Association of REALTORS® reported that home buyers only moved about 14 miles from their previous residence. Buying a home typically takes about three months from the time a buyer starts their search to signing a contract. During that time, buyers continue to work, shop, eat, and play in areas adjacent to their current home and community. Ask your agent how they plan to reach local buyers.

How will you market my home to out of market buyers? While many potential buyers will be local, depending on your home and surrounding area, out-of-market buyers could also prove to be a valuable audience. While ensuring that your home is listed on one of the many MLS services online is a great start, it doesn’t constitute an aggressive marketing program for your home. To get the best results, successful agents must use outbound, direct marketing and other avenues to reach buyers in other areas.

How will you market my home to other local top agents? Holding open houses is always a good investment. Both agents and local home shoppers can actually see the unique character of your home versus just looking at online photos. It engages other local agents, which can also bring you a buyer more quickly. Additionally, professional quality printed materials like flyers and postcards keep your home in front of them long after they walk out the door.

What types of media will you use to advertise my home? In today’s multi-media world advertising is everywhere, and the way consumers find information is constantly changing. Be cautious of agents who use only the web to market your home. Your agent must understand the importance of multiple media, like social media, mobile apps, text codes, local real estate magazines, direct mail and other printed materials to actively reach out to buyers everywhere— not just passively hoping for buyers to find your listing online.

How are you going to realistically price my home? Pricing a home requires an intimate knowledge of the market to get it right. You want to get the best price, but there can be a disconnect between your expectations as a seller and the price for which your home will realistically sell. If an agent overprices your home, it may ultimately sell for less than it would have if priced correctly from the beginning. It could also create conflict with the bank’s appraisal when the buyer tries to secure a mortgage. Ask to see a comparison of list price, sold price, and number of days on market for your agent’s ten most recent transactions. Homes that sit on the market too long and go through multiple price reductions are typically overpriced. Buying a new home can be a complicated process. Despite the ease of finding multiple listings online these days, there’s still a lot to consider. Is the asking price in line with current market values? Are you confident about negotiating a deal, or know what to look for during an escrow closing? Below are four advantages of using a buyer’s agent to help you navigate the complexities of purchasing a home.

Unlike a listing agent, whose job it is to represent the home seller, a buyer’s agent works for you. Not only do they take into account all of your wants and needs when finding houses for you to view, they also work with your budget and your timeline.
