If your room is painted in a neutral color - cream, white or any earth-tone - add a curtain with a pattern to keep the room elegant but not busy. Patterns for window treatments that do not add an excessive feel are stripes, Damask, swirls, or not-too-busy floral. If there already are busy patterns in the room, such as on a comforter or rug, stick to a simpler pattern or solid colour for the curtains.
FABRIC No matter what look you’re hoping for, there are plenty of fabrics to choose from. If your room does not get natural light often, choose a curtain fabric that provides privacy without blocking natural light. Sheer curtains are ideal to let in natural light and pair well with existing window treatments like blinds or roman shades. For a luxurious bedroom, get creative with window treatments: velvet curtains add texture to the room while providing the simple function of blocking out light. Although silks may seem luxurious for a bedroom, limit their use for the cushions and other accents since silk curtains will fade quickly and you will be left with dull and ugly curtains on your windows. There are many different materials and fibre combinations that you can use for a curtain but your should choose materials that are fade resistant, especially if the room gets a lot of light, which is common in south facing rooms. Whatever style, colour, and fabric you choose for your window treatment, remember that the right combination will always add charm, cosiness, and the necessary finishing touch to your bedroom decor.

DECORATING WITH BRICKS
Bricks are resistant to moisture but not waterproof which means that sooner or later they will start deteriorating in constant moisture conditions. In order to extend their durability decorative bricks should be treated with a special solution that makes them waterproof. This treatment is especially recommended for the bricks used to decorate a bathroom. Some styles of decor can do with a faux brickwork “revealed” in places from under “chipped” plaster (French Provence), in others, the whole wall or part of it can be made of laid bricks (country styles). In the case of classic interiors bricks find their use in decorating of fireplaces and walls around them. Window and door openings look great encased in brick “frames” with rounded corners. Glossy bricks look better in modern interiors that call for smooth, shiny, light-catching materials. Classical style interiors will profit from matt brick surfaces or even antiqued brick that will impart an ancient look to a modern dwelling. Decorative brick is an inexpensive way to add uniqueness and charm to your home. Laying a whole brick wall is quite a risky proposition – but a small fragment of the wall, a corner, or a recess decorated with brick will draw attention and incite admiration.

FAUCETS – WHAT ARE THEY? BALL FAUCET A ball faucet is commonly used in kitchen sinks. It has a single lever that controls a slotted ball that aligns with the cold and hot water. To control the water pressure you have to lift the lever, which, in turn, lifts the ball to let the water through. The temperature is controlled by moving the lever from side to side. This aligns chambers in the ball where hot and cold water mixed. A ball faucet is the leakiest of the ‘washerless’ faucets.

W
hen deciding on the style of the bathroom or kitchen, many homeowners pay attention to the wall and floor coverings, looks of the sinks and tubs, colour accents but rarely think of a very important detail – their faucets. Whether you are planning to remodel, replace a broken faucet or cosmetically change the look of your kitchen or bathroom, you should make a decision based on more than looks and price. Choosing the right faucet is one of the most important aspects. If you know how the different types of taps work, you can choose the one that best suits your sink. A leaky faucet is a nuisance in itself but it can do much more damage than just getting on your nerves with its constant dripping. It can bear a potential expense in a form of repairs if it stains your sink or tub and in the form of your water bill since it wastes a lot of water. By choosing a reliable faucet at the outset you are less likely to encounter such problems. The construction of a faucet determines its reliability. Mechanically, there are four types of faucets: compression, cartridge, ball, and disc. Each

of them has different mechanisms for controlling water flow, and all are relatively easy to fix if a washer, seal, O-ring, or cartridge needs replacement and starts to leak or drip.
COMPRESSION FAUCET Compression faucets are the least expensive type. They are most often found in older homes. You can tell a compression faucet from separate knobs for hot and cold water that work when you twist them to either open or shut the water flow. Compression faucets will at some point start dripping. Their rubber seals or washers will eventually wear down and need to be replaced. The washers are located at the end of a compression stem that stops the water flow when the handles are tightened. When the washer stops doing their job properly, water gets past it and starts dripping. Thankfully, replacing a seal is an easy job - even a person lacking in mechanical knowledge can do it. The other three types of faucets are called washerless. They are a better value as they tend to leak much less than compression faucets.

This type has a hollow metal cartridge that seals the faucet and controls water flow and temperature. It may have one or two handles. A single-handle one works by being pulled up or down to adjust water pressure and moved back and forth to adjust temperature. CERAMIC DISC FAUCET This is the latest in faucet technology and the most reliable. This faucet controls water flow with two fire-hardened ceramic discs: one stationary and one that moves sideways or up and down. By sliding across each other the discs control both water flow and temperature. Disc faucets tend to have a wider body to house the discs, which are located inside a cartridge. They are considered the most reliable faucet types; the cartridge rarely needs replacement. They are the most expensive and often come with lifetime cartridge guarantees. The latest innovations on the market are much more sophisticated, equipped with a light-sensitive censor, a thermostat, or a pressure equalizer. But for now their price is too high to have universal appeal.

A table lamp may be placed on a night stand, work table, or dresser. The lamp can fulfill functional or decorative purposes and even both simultaneously. A purpose of a lamp determines its aesthetics. As such, for an office in a classic style, in which the lamp will produce excessive light, it is logical to pick a strict and conservative model.
THE TABLE LAMP

t may seem that the table lamp, a simple element of design, does not require much attention. However, this useful device is not that simple; table lamps vary not only in style but also in construction of both upper and lower parts. The table lamp – a light-provider that can be placed on a flat surface such as furniture and does not require further installation. Table lamps are used in a variety of places and for various lighting purposes: spotlight or diffused. When analysing the lamp’s “usefulness,” the model’s decorative and functional purposes are considered.

A decorative lamp is destined to serve as an ornament in the interior, and as such it must be equally attractive when turned on and off. Table lamp models are used for the creation of a comfortable and respectable atmosphere - they can be placed on a classic dresser or table. Some lamps are appropriately used not only on the table but also on the floor – in both places they will not be deprived of their adornment. The latest trends recommend to avoid conservative options and to feel free about combining different styles in one area.

I am a professional fulltime realtor. I specialize in real estate pre-sale preparation, sales strategy development and keeping real estate transaction risks at a minimum. My mission: minimum stress – maximum benefit, in any real estate transaction. Today, my article addresses those who are battling conflicting opinions – whether or not to repair their property before selling it, whether it pays off, and whether it is worth the time and effort. In most cases, the answer to this question is “yes,” but it is still somewhat of a problem that has many unknowns and the final answer depends on what obstacles each unknown presents. Despite this, I will be giving some general recommendations which will likely be beneficial to owners of the average property for their particular area. An experienced realtor can tell you what features are considered standard for a specific price range in a specific area. If for some reason your house does not have these features, it is likely that you will need to add them. It is very important to decide what level of repair your home needs. If your home is more than 20 years old and has never been repaired, then, depending on its price range, it can either get stuck on the market for a long time or else you will have to lower your expectations. However, usually the situation is one where in some corner of the house some repairs were done but the overall impression remains unaffected. How so? Well, “the devil is in the details”. Invisible to the eye, they alert our brain: “the house is old and in poor condition; it requires repair” or, conversely, “entering this house, I can immediately start living, not haven broken a sweat.” Meanwhile, the paradox lies

in that the first house may be repaired much more extensively than the second despite the exact opposite impression. Not to be unfounded, I offer an example from recent practice. I was called to a house approximately 30 years old, the owners of which had invested more than a grand in upgrades and improvements, but for some reason the house was not being sold for the desired amount.
After renovating:
The first thing I noticed upon entering the house was that it was home to positive and cheerful people and had a joyful atmosphere. This is great for daily life, but it may have an undesirable effect on the sale. Entering the kitchen, I found a rich orange color; in contrast to such a background, the kitchen looked old and yellowed. This impression was reinforced by really old appliances and worktops. That is, the owners were not satisfied with the kitchen cabinets, so they changed them and added new ones. As a result, the kitchen had become more functional. Naturally, when it was time to sell, they had expected to sell the house as renovated and improved. Unfortunately, the kitchen still looks old in the eyes of a potential buyer. To solve this problem, all I had to do is pick a new colour for the walls so that it flattered the kitchen, change the countertop and appliances, and change the handles to something more interesting. Et voilà: the kitchen has gained an improved look, now matching its functional state. Here are photos of the kitchen – judge for yourself.

terms, this technique involves soldering multi-coloured pieces of glass, wrapped in copper foil. Another popular aspect in modern interiors is stained glass windows. They can portray any image, scene, and design. Stained glass windows are not only used on doors but also in encrustation of various accessories of the interior. Multi-coloured glass, illuminated with natural or artificial light, “plays” on the surfaces of the room creating a cozy and extraordinary atmosphere. The existing variety of technologies for creating glass enable one to easily pick out an item that ideally suits a specific scene. It will bring a charming element even to the most “cold” interiors. Beyond The Neutral Zone
L
iving in Ontario, our climate can be less than inspiring when we’ve experienced a long, cold and dreary winter and our hopes of a sunny spring and summer are sadly lost in days of endless rain and overcast. We naturally end up spending a lot of our time indoors so why make our living spaces as grey as the outdoors? After a renovation or even after just a new paint job, one of the next things you may be looking at is textiles – fabric for drapery, upholstered items and accent pieces. Splattered in design blogs, social media and magazines we see many trends that cross into various streams of design. Mixing metals can be seen in everything from hardware to furniture, lighting and even fabrics with metallic sheens. Look into fabric companies like Alendel where they now offer a vast array of col-

lections like their new soft metallic faux leather with inspired shades of bronze and gold alongside pearl shades of silvers and creams. It is extremely easy to translate such collections into any design plan, largely due to the offered colour palettes. Inviting neutrals, linens and subtle rich shades can be found in many of their new collections. Among fellow designers, some of us joke that we’ll completely lose it if another client requests another grey sofa. We love our neutrals and grey has definitely remained in power over the years, but unless we’re using it with some more high contrast patterns, colours or interesting textures, it can be a little boring. If you prefer to stay in the neutral zone, remember to introduce various textures and weaves to create strong visual interest. Patterns will create further interest and movement into the living space.

Nowadays, navy and shades of green have found their way into the neutral zone. For some of our more daring clients, we’ve designed custom navy sectionals using rich luxurious velvets that have been treated with inherent stain and water repellents to survive family life. Accenting these larger pieces with patterns is a fun way to inject some personality into your space. Using high contrast patterns and saturated watercolour-inspired floral cushions bring light and dreams of sun-soaked lazy days to your indoor spaces. Experiment with geometrics or organic flowing lines to play up your space, or throw a little animal print in there for good measure! The point is to have fun and express yourself. I personally adore working with heavy weave fabrics, luxe velvets and textured chenilles; they add so much personality to a room. Combine these with richly coloured silks, textured mohairs

amboo is not only a constructive material, but also a valuable component of the textile industry. It is used to create bamboo fabric – an amusing material that is widely used for making cloths and filler for bedding and pillows. So what is so special about it? Bamboo material has only recently entered the market. Only near the end of the 20th century, a relatively inexpensive method for manufacturing bamboo textiles was created.
THE BASIC CHARACTERISTICS OF BAMBOO TEXTILES ECOLOGICAL. Bamboo textiles are the ecologically cleanest material. Bamboo grows perfectly well without any pesticides and is not a popular victim of bugs and insects. For this reason, it does not require to be treated with chemicals. ANTIBACTERIAL PROPERTIES. In nature, bamboo does not suffer from plant diseases or rotting. It possesses antibacterial properties which

prevent the reproduction of bacteria. Cloth made of bamboo keeps this quality, even after technological treatment and laundry.
HIGH FIRMNESS. Bamboo threads are firm which enables the material to withstand the laundry and makes it durable.
ANTI-ALLERGIC EFFECT. Bamboo pillow fillings do not cause allergies which is especially important for people allergic to suffer from feathers and fluff. Furthermore, they do not irritate the skin. Thus, bamboo filling is highly recommended for children’s bedding.
WRINKLE-FREE. Bamboo textiles do not wrinkle upon exploitation. This material does not require to be ironed.
HIGH HYGROSCOPICITY. Bamboo material easily absorbs and evaporates dampness. Its structure contains numerous micro-pores which is why a towel made from bamboo is a much better absorbent than a towel made from cotton. Clothes made of bamboo enable the person to practically avoid sweating. COLOUR STABILITY. Material made of bamboo does not lose its colour when exposed to sunlight or even after visiting the laundry multiple times. ANTISTATIC EFFECT. All bamboo materials do not become static upon contact.

The fact that bamboo possesses the antibacterial effect makes it the perfect material for children’s towels. DUVET WITH BAMBOO FILLING Bamboo duvets are very light which enables fulfilled rest. The material is porous so the individual does not sweat. It will keep you warm in the winter and cool in the summer. When purchasing materials made of bamboo it is important to determine the percentage of composition. 100% bamboo thread is exceptionally soft and silky. With a mixture of cotton, it resembles the fabric that we are used to.

MAKING THE FIRST IMPRESSION Written by Linda Mazur Let’s face it: no matter how beautifully designed the inside of your home may be, the first thing anybody notices is the outside of your house. We’ve all heard of “curb appeal,” especially when getting ready to sell your home. However, curb appeal is not just for resale purposes; you should create curb appeal to make your house inviting every day.
There are many ways to beautify the exterior of your home. Starting with a simple and easy approach to curb appeal could be as effortless as painting your front door. There are many great colours to enhance your front door. Bright yellows and reds are always cheerful and eye-catching; however, one of my personal choices for a front door colour is a rich black. Black has a certain timelessness and elegance to it, as well as the ability to enhance other colours that
may not be as favourable. A great shade of black to consider is Benjamin Moore’s Black Satin (2131-10). If black seems too austere for your liking, try a rich “plummy” black like Plum Martini (CSP-540) or deep green like Black Forest Green (HC-187); they will still offer the same look but are slightly softer visually. auses for drain clogs could be numerous, but what they are is just the gradual accumulation of organic matter, hair and grease on the inside walls of drainpipes. Over time, this buildup slows down the normal flow of water through the pipe. If you noticed water in your sink slowly twirl around instead of literally go down the drain – do not despair: the majority of clogged drain problems are easy enough to be fixed on your own. Do not rush to the nearest store to buy chemicals dubbed as miracle solution for clearing any clog; try household remedies first. Like in the case of many other everyday solutions, salt can help with clearing the clog. Pour half a cup of salt down the drain followed by boiling water. Continue to flush with very hot tap water until the clog has cleared.

A more unusual remedy is plain yogurt pour a cup of it down the drain and leave it for several hours.

For the drain clogged with hair try the logical hair-removal solution - the same hair remover you use on unwanted hair on your body and face (Nair or Veet). Pour a whole bottle down the drain and leave for about half-hour and then follow with hot water. It should work.
In more serious cases, try to open up the drain pipe, get a water hose, put it up through the drain pipe, and turn your water on. It will hit the clog and wash it out.
Of course, no one has cancelled the miracles of baking or washing soda - shake a half box of baking soda down the drain and follow it with a cup of vinegar. Cover the opening with a paper towel or a dish rag since it will bubble and foam. When it stops foaming, flush the drain with very hot water for 2-3 minutes. Washing soda is an excellent choice for helping drains stay clear. Actually even at the best of times in the relationship between you and your drains use washing

Another way to clear up your plumbing is by using a simple plunger. Though most people use the plunger for toilets, remember that you can use a separate one for drains in your sink. When using a plunger, apply a great deal of force when pressing its handle down. Wait a minute and then see if the clog has cleared. Repeat the process as necessary. If, after all this, you are still having problems with clogged drains, try the first tool a plumber would use if called to your assistance – buy a drain-clearing “snake” at your local plumbing or hardware store. Of course if all else fails, you will need to call a plumber.
