3 KINDS OF DINING ROOM TABLES THAT NEVER GO OUT OF STYLE Planning to redecorate your dining room?

he focal point of the room, due to its function, is the table. If you’re not sure what kind of table you want to get, you’ve come to the right place.
In this guide, we’ll look at dining room tables that never go out of style, and when you might want to use them. The style, of course, starts with the shape, and there are three shapes that offer timeless popularity: - Round - Square
Remember that some tables are convertible–for example, rectangular tables can become square tables, and round tables can become rectangular–with rounded ends. The type of table you choose will be dictated in part by the available space, but also by your goals.
If you have a small dining area… For small areas, a rectangular dining table might simply look too large, even if it actually fits in the space. A square or round table might better suit your needs. The number of people you’d like to sit can help determine what size of the table you

Many dining rooms are built as off-shoots of the kitchen or living room. For this reason, they may be quite narrow. A round or square table in a narrow room will either look too large or too small. For narrow rooms, a rectangular table is best.
Have you ever sat down at a long table, only to find that you converse with the people on either side of you and across from you, and no one else? In fact, you might not even talk to anyone at the other end of the table unless you need the salt. And if the table is that big, two salt shakers (or more) may be necessary anyway. If you want to get people to talk to one another, a round table is your best bet. Everyone can see others’ faces. In the middle ages, dining tables were often large and round. Maybe this is where the notion of the knights of the round table came from – King Arthur would have been

For modern, there’s no table shape like a square. The only downside to square tables is that they tend to seat fewer people than the rectangular or round. For a modern every-day look with the option to seat larger groups, a square table that can convert to a rectangle with leaves may be your best option.
Legs, Pedestals, Decor, and Materials There are other elements to take into consideration. Do you want legs around the end of your table or a pedestal in the middle? Do you want simple lines or ornate carvings? What kind of materials do you want your table made out of? Stone is heavy and formal. Glass is light and formal. s we know, the real estate market has been experiencing the biggest drop in the prices in the past 15 years. Even during the slump in 2018, the market didn’t collapse as much as it collapsed now. We don’t believe in encouraging forecasts from the “experts” in real estate, telling that the situation will change soon. It will definitely take at least a couple of years to see how the market starts to move up. Looking at today’s market, we understand that holding power is everything. The logic and experience remind us of the old wise solution: sell, when everybody buys and buy when everybody sells. History always repeats itself. As a rule, the real estate market operates in phases, and the last phase was very specific. Namely, the prices went up overnight. Even the most conservative investors started to re-

finance their prime residences, just to have some extra money to deposit to some new projects which they were planning to flip before closing. Everybody was on the real estate needle. The chaos stopped overnight when banks created a stress test program where you couldn’t be qualified for several mortgages anymore. In addition, the government created another stopper for the real estate market by putting a 15% additional tax for foreigners. Based on the 25-year experience, we can define 2 major components which can help to recover this market. • It’s time to repeal B-20 “stress test” – The Ontario Real Estate Association (OREA) is asking the federal government to take a second look at the stress test because every time the interest rate goes up, the stress test goes up 200 basis points above that, making it even harder to get a mortgage as well as penalizing millennials, new Canadians and entrepreneurs trying to get into the housing market. According to the Financial Post magazine, the stress test had a very targeted outcome to stabilize prices, but now when the target is achieved, it’s kind of overkill. The stress test, in reality, reduces the maximum amount of mortgage you can borrow by roughly 20%. Mostly, it affects young and first-time buyers who tend to take on mortgage amounts close to their limit. The industry has been so worried about the disappearance of younger buyers from the market that OREA has described some new housing policies as “a war against first-time homebuyers.” Some economists worry that the mortgage stress test, combined with the rising interest rates, will push the housing market into an all-out downturn. Given that Canada has economically grown on the real estate particularly, a housing correction today could have a larger impact on the country than previous downturns. • Political changes do have effects on the real estate market, and the Federal election on October 21, 2010, will show us which direction it will take. In this article, we are focusing more on the investment market rather the residential market. And the investment market should follow a different path. As we men-

tioned before: when everybody buys you should sell and vice versa. We think that prices will continue to drop in the housing market during 2019. Admittedly, the condo market is not affected as much as the housing market. We are going to look closely at the pre-construction condo market. Why? Because if you buy a condo on the initial stage of the construction, it will be ready in about 3-4 years, and you are paying the recent price which is very reasonable in comparison to the prices which will be in 2-3 years. So, here is what we expect to see in the condo pricing in the coming years. • Demand never ends. In fact, 1 million new immigrants will be residents of Canada over the next 3 years; • Toronto is growing much faster than any other cities in Ontario. Lately, due to the difference in currency, many US companies moved their subsidiaries to Canada. Amazon is already here, and Google is planning to move to Toronto. It will drastically increase the demand for rental units. • Toronto’s Downtown and the GTA area are running out of available lands for development • As the available land dwindles, prices and rents will rise, which is positive for condo investors. Today, the average rental price for a 3-bedroom condo in Toronto is $3461 per month. • Inflation impacts the prices as well In 3-4 years, when the market will improve and prices go up, the prices on purchased units automatically will go up too. Therefore, the buyer will be qualified for a mortgage much easier. This is why the condo market is safer to invest in. TFN Realty is owned by the developer’s company. THE EASE OF BEING: HAWAIIAN STYLE IN YOUR INTERIOR

ive into a blissful kingdom of flora by giving your home a tropical touch! The Hawaiian interior is believed to be most suitable for homes of large cities, tired of bustle, noise and constant rush. Also, it feels especially good to return to the warm tropical sanctuary in slushy and cold weather. Admittedly, this style allows you to achieve a desirable feeling of peace and tranquillity. An accordingly designed room helps to relax fully and relieve daily stress. It is not necessary to have a lot of time and money to create a Hawaiian interior. ur connection to colour is not easy to explain, but it’s impossible to deny. Just by virtue of where it lands on the spectrum, colour can evoke a variety of emotions, from mystery and serenity to amazement and happiness. Colour has the power to make or break a room. This is why, as interior designers, we love working with colour. At the same time, this is also the reason so many people are hesitant to use it in their homes. Want to dip your toe in the paint pool, but not sure where to start? Draw your colour inspiration from something that visually appeals to you. This could be a great piece of art, photograph or fabric swatch that caught your eye. The beauty of this exercise

Colour plays an important role in the overall style of your space, and it can make or break the aesthetic you’re aiming to achieve. The best advice is to consider how a colour makes you feel, how you and your guests want to feel in the space, and how a particular colour works with the rest of the home. Remember: when all elements are in sync, you’ll have a harmonious home.
The “dominant colour” is the one that covers the most area (about 60 per cent), and it is commonly used for the walls. Thanks to their versatility and longevity, neutral colours are prevalent. In this space, we opted for a fresh off-white colour on the walls, which is a perfect mix of elegant and urban; trendy and timeless. White works ideally for rooms with a variety of textures and finishes. The “secondary colour” is next in line (nearly 30 per cent of the space). This one is used to contrast the dominant hue, to make the space really “pop”. We chose a warm medium grey for furnishings and the rug underfoot, as a sharp contrast to the white backdrop without the heaviness of black. Grey is conservative, reliable and assuring. Generally, it is a great option for bathrooms, living and dining rooms. Additionally, grey happens to be another trending neutral colour these days, so it delivers both, a trendy aspect and the eternal appeal. The accent colour comes in the smallest and arguably punchiest doses. This colour

The primary colours are where it all starts. That spectrum of stunning shades all begins with different combinations of yellow, blue and red. These are the most basic, yet the most moving colours! Yellow features a warming effect and stimulates mental activity. Therefore, yellow is a perfect choice for kitchens, living areas and offices. Yellow stands out when you place it against a black backdrop. It instantly has that “wow” effect. However, when it’s overused, yellow can feel disturbing. For example, some studies show that babies cry more in yellow bedrooms! Blue is the cool, tranquil and collected of the primaries. Surprisingly, it may even lower blood pressure and heart rate. For this reason, it is often used in bedrooms, living rooms and lounging spaces. Gentle blue tones also make for a contemporary yet subtle neutral colour that offers more visual interest than your basic beige. Alternately, royal blues can create a regal look. However, be careful with the moody blues! Think about how you use the room and how you want your guests to feel when they’re there.

sidered a “background element,” as a designer, I can’t overstate the importance of colour. It helps to express personality, affects mood and inspires various activities, from having a conversation and eating to exercising and working. So, let’s look at how you can use colours and what they can help you achieve.
Finally, red might be too risky to handle for some. This bold and intense colour evokes passion and warmth and works ideally for both traditional and contemporary home interiors. However, because of red’s heavy visual weight, it is generally used in small doses just to make an accent. TIP: Always think about adjoining rooms and hallways when picking a room’s colour palette. For the sake of ideal visual flow throughout your home, you commonly want everything within view to appear in the same colour palette.

Rental Properties 10 Tips For Better Cash Flow
W
hat if you want better cash flow from your rental properties? You can’t just raise the rents arbitrarily. If tenants leave, income goes down, not up. There are other ways, though, including the ones listed below.

Install coin-operated washing machines. Even if you don’t have the money to do this yourself, you can find a company that will do it for you, and share the income with you. Rent extra parking space. When I got tired of a renter’s extra car, I just started charging a weekly fee. Then I didn’t mind so much. Raise the rent. Okay, we did dismiss ARBITRARY rent hikes as a cash-flow solution, but check on the rates for similar units. Are you renting at below-market rates? Rent storage sheds. Especially if your apartments are small, your renters may need a place to store their things. Don’t let them spend their money elsewhere. Put a few sheds on the property. Enforce late fees. It is perfectly fair to have a fee for late payment of rent, and guess what? Those who are chronically late usually don’t even mind - they just don’t look at these things the same way as others. Offer improvements for rent increases. If it’s worth $25 more monthly rent to a tenant, install that dishwasher. Even on a credit card you’ll pay less than that per month for it. Install vending machines. If your rental properties are large enough, others will do this for you for free, and give you a share of the income. Rent by the room. A four-bedroom house might make more money if you include all the utilities and rent by the bedroom. This has made a lot of fortunes for investors in college towns. It does mean a lot of management, however. Rent-to-own sale. Usually, there’s a nonrefundable deposit, and higher than market rents in these deals. When renters change their minds, as they often do, you got the deposit and better cash flow. This is great when poor cash flow makes you want to sell. You either sell or get the better cash flow as you repeat the process. Reduce expenses. Every dollar of expense you cut goes straight to the bottom line. List every expense of your rental properties , and look at them one at a time. How can you reduce them?
