T MOIST TOPIC: THINGS YOU SHOULD DO BEFORE PAINTING CONCRETE

ypically, moisture finds ways to get in with regular paint, but it is hard for water vapour to escape. This can make your paint flake or delaminate. High moisture substrates and the layers underneath your paint sometimes cause even the top quality paint to fail. With this in mind, whether you plan to paint a masonry, always choose breathable paint. This means the paint has a vapour permeability of 75 perms, at a minimum.

Sometimes, the masonry surface you are painting has a white flaky substance (“efflorescence”) on it. It signals that you have a moisture problem. Don’t try scraping it off and putting on a new coat of paint - it won’t last. Even though masonry products are super strong, they are porous as well. While travelling through the masonry, moisture picks up and transports minerals. Once this moisture gets at the outer surface of the masonry, it evaporates, leaving all the minerals on the surface. Therefore, make sure you thoroughly seal the surface before painting it so that your effort withstands the test of time. Consider testing concrete for moisture content. When this material is mixed, it has lots of extra water, and it could flow into place. One way to test concrete is by applying calcium chloride. Begin by cleaning a spot on the concrete and write down the date and time. Later, seal the pre-measured container of the dry substance to the concrete using tape. The more moisture calcium chloride absorbs, the more moisture is in the concrete. This is crucial to know as some paint manufacturers don’t back their warranties above particular levels. One problem with this technique is that it only measures the moisture at the surface of the concrete. Another way of measuring moisture is the relative humidity test. It measures the moisture levels deep into the concrete. Start it off by drilling a hole about 40% of the thickness of the concrete. Then clean the hole and put a humidity sensor there. You are safe coating the concrete if the relative humidity in the hole is no more than 70%. Another thing to know while coating concrete is the pH level. A neutral pH equals 7. Anything above 7 is alkaline and anything below 7 is acidic. This method is finalized by sanding down and cleaning a test patch to get rid of any old coatings. Knowing the moisture content of the surface you are painting is essential to the longevity of your paint work.

LIGHT UP YOUR BACKYARD: ADDING A FIRE PIT TO YOUR PROPERTY

F

ire symbolizes a natural invitation to gathering. If you decide to add a fire pit to your landscape, it is important to pay attention to where you locate it and what you surround it with. Whether you go for a sleek modern gas model or a portable wood-burning type, the surroundings are crucial to creating a place you’ll enjoy all year round. Don’t forget to consult city codes to know whether you have to get a permit and whether there are limitations on where you can place the fire pit on your property. Preferably, your “fire space” should be separated from the main dining area, but easily accessible from the main area. Remember that even though a fire pit has a practical function, it also stands on its own as a state-

ment piece, whether in the interior or exterior of your home. Try to put it where you could see the fire from a distance (maybe your kitchen), and you’ll enjoy it even in inclement weather. In addition, you may want to balance the design of your yard by setting up a small fountain or another feature to complement the fire pit patio. However, try not to place everything on one side. Otherwise, the yard will feel lopsided. Finally, research the direction of the prevailing wind before you assemble the fire pit. Even if you are using a gas-powered pit, and it doesn’t emit smoke, a continual breeze could direct the heat unpleasantly onto half your guests while leaving the other half without warmth. You might consider installing a windbreak or place the fire

pit on the side of your property in case you have a strong crosswind in your backyard. When it comes to the materials, you can use sam brick as your home’s foundation. If you are trying to achieve a rustic look, try to surround the fire pit with irregular, free-shape stone like flagstone. If you want to enhance the contemporary style of your gas pit, consider filling it with glass rocks. As for the seating space, go for a built-in bench halfway across the pit and have some chairs available closeby. Make sure you leave space to move chairs around and walk behind them. Ultimately, paying attention to the points mentioned above, you should be able to create a comfortable space with a warm glow you’ll enjoy over and over again.

A

whole new generation of products for construction and renovation has been developed to meet the demand, replacing traditional installation methods. Architects and interior designers now have many more options when choosing materials. This article reviews benefits of panelized stone veneer and good design practices for this material.

Panelized stone veneer has gained popularity in the past years because of its ability to replicate the look and feel of full-bed masonry with fast installation and without the additional weight and thickness of the wall. Traditional building materials such as stone or tile require installation by skilled professionals. The alternative panelized material is easy to install and requires just basic skills and tools. With panels, a worn-out house can be transformed into a showstopper in a mere weekend or two. Furthermore, panelized manufactured stone can be installed in locations where traditional stone was not an option because of the existing structural conditions, weather, budget and others.

In the traditional installation method, each stone is individually fastened to the wall with mortar, set with care and the grout lines are later treated with tools by hand. With stone panels, groups of stones are fastened in pre-assembled panels. Stone veneer panels are thin, lightweight and have already been pre-arranged at the factory. Panelized stone comes with selection of on-trend colours, shapes and textures and can be used for houses in different styles from classic and traditional to contemporary. Panels are fastened mechanically, so mortar is not required to adhere the stones to the wall. They are also tight-fitting; mortar is not needed between the stones either. With a panel system, there is minimal cutting and thus, much less waste. Moreover, the installation is dry – no mortar or mud on the outside! Freezing temperatures, snow, and rain can interfere with the outdoor installation of traditional stone masonry – especially in Ontario. Even in indoor applications, mortar is typically mixed outdoors due to the mess involved so the weather is once again a barrier. Since there is no mortar involved in stone veneer panels, they can be installed at any time of the year.

Traditional stone masonry requires a wall that is strong enough to support the considerable weight of the stone and mortar, as well as solid, concrete footing. Manufactured stone veneer panels are very lightweight and do not require mortar; they can be installed almost anywhere. Suitable walls include wood frames, steel studs or pre-existing masonry. Where a brick wall is designed as a load bearing wall, panels can also be applied over the existing brick. Panelized stone is great for a multitude of applications – both outdoor and indoor. Interior designers can use it on accent walls, backsplash or around fireplaces in residential interiors. In commercial interiors, panels can be installed around the entrance to a boutique in a shopping mall, and then easy removed when needed, in restaurants and bars. HARDWOOD FLOORS: SOLID VERSUS ENGINEERED by Andrea Colman

S

tylish, hard-wearing flooring options are endless these days and it can be difficult to decide which product is best-suited. Solid wood has long been the preferred option and among the purists, it still is. But for those who equally value practicality and price, engineered wood floors have carved out a notch in the “interior” industry – and it’s a deep one. The majority of wood flooring products on the market are modern engineered wood and it gives its solid wood counterpart a run for its money. Here’s how these different hardwoods stack up. Solid hardwood: what you see is what you get - a single, solid piece of wood, through

and through. This also means that solid hardwood floors are susceptible to expansion and contraction due to changing temperatures and humidity levels. They can cause floors to shift and buckle if not installed properly. Engineered wood is made with a plywood base, glued and topped by a thin veneer of hardwood, giving you the look of solid hardwood at a fraction of the price. Engineered wood can also be installed over different surfaces, such as existing wood or concrete floors, or radiant heat systems. Cost aside, there are some other big differences to consider. When it comes to finishes, both solid hardwood and engineered wood floors can be pre-finished or finished on site. However, one benefit to solid hardwood over engineered wood is that it can be sanded and

refinished numerous times, whereas engineered wood can be sanded only twice, before the veneer wears through. Keep this in mind. Most of us will only refinish a floor once or twice in our occupancy of a home, so this isn’t typically a deal-breaker. In terms of durability, the battle between hardwood and engineered wood is a draw. When making your decision, consider how you intend to “wear and tear” your floors. Since engineered wood only consists of a thin top layer, it’s easier to chip or scratch than hardwood. When it comes to water, engineered wood wins; it can withstand exposure to moderate moisture better than hardwood. This means that in hallways and living rooms, solid wood works. In a kitchen, powder room or bathroom, engineered wood is more practical.

You could take up commercial real estate for either reselling after appreciation or for renting out to, say, retailers. Commercial real estate development is, in fact, treated as the first sign of growth of residential real estate. Once you know of the possibility of significant commercial growth in the region (either due to tax breaks or whatever), you should start evaluating the potential for appreciation in the prices of commercial real estate and then go for it quickly (as soon as you find a good deal). If you find that commercial real estate, e.g. land, is available in big chunks which are too expensive for you to buy, you could look at forming a small investor group (with your friends) and buy it together (and split the profits later).
