BEIRUT—In an 11-day lightning offensive, Islamistled rebels toppled on Sunday the regime of President Bashar al-Assad's rule in Syria. The rebels' rapid advance in the last days had reignited a years-long war that had begun in 2011 when Assad repressed anti-government protests but which had become largely dormant.

When asked about the possible source of the rumors, Romualdez said they could possibly come from his detractors, especially amid the ongoing hearings in the House of Representatives. “Of course, there would be critics. That is part of the job. But still, let us avoid spreading fake news,” he noted.

The Office of the Speaker earlier denounced the rumors as a calculated attempt to undermine public trust in the country’s leaders.

“These allegations are completely untrue and are clearly designed to mislead the public and sow confusion,” said Lemuel Erwin Romero, head executive assistant of the Speaker.

He said the recent public engagements of the Speaker included his presence in Malacañang on Dec. 5 and 6, where President Ferdinand Marcos met lawmakers for a Christmas fellowship and signed two new laws, respectively. He stated that the four-committee panel would present progress reports as it continues its inquiry into illegal drugs, POGOs, and EJKs.

More than 820 people, including 111 civilians, were killed since the offensive began, the Observatory said.

The violence displaced 280,000 people, with the UN warning that numbers could swell to 1.5 million.

Meanwhile, the Israeli military said it had deployed forces to a demilitarized buffer zone in southwest Syria abutting the Israeli-annexed Golan Heights after Damascus fell to rebel forces.

Israel had already said the day before, as the Islamist-led rebels swiftly advanced across Syria, that its soldiers had entered the UN-patrolled buffer zone to assist peacekeepers in repelling an attack.

On Sunday, the army announced a troop deployment there, citing "the possible entry of armed individuals into the buffer zone."

"Following the recent events in Syria... the IDF (army) has deployed forces in the buffer zone and in several other places necessary for its defence, to ensure the safety of the communities of the Golan Heights and the citizens of Israel," a military statement said.

Israeli forces "will continue to operate as long as necessary in order to preserve the buffer zone and defend Israel," it added.

The statement stressed that the Israeli military "is not interfering with the internal events in Syria."

'Russia not interested any longer': Trump US President-elect Donald Trump attributed the fall of Assad to losing the backing of Russia.

"Assad is gone," he said on his Truth Social platform. "His protector, Russia, Russia, Russia, led by Vladimir Putin, was not interested in protecting him any longer."

'Return to stability': China

China's foreign ministry said it hopes Syria "returns to stability as soon as possible" in the wake of the overthrow.

Beijing "is closely following the development of the situation in Syria and hopes that Syria returns to stability as soon as possible", the foreign ministry said.

The head of the Syrian Observatory for Human Rights, Rami Abdel Rahman, told AFP: "Assad left Syria via Damascus international airport before the army security forces left" the facility.

AFP was unable to immediately confirm the report, which follows a source close to Hezbollah saying fighters from the key Assad ally had left their positions around Damascus.

HTS said their fighters broke into a jail on the outskirts of the capital, announcing an "end of the era of tyranny in the prison of Sednaya," which has become a by-word for the darkest abuses of Assad's era.

The rapid developments in Damascus come only hours after HTS said they had captured the strategic city of Homs, on the way to the capital.

The defense ministry earlier denied that rebels had entered Homs, describing the situation there as "safe and stable."

Homs lies about 140 kilometers (85 miles) from the capital and was the third major city seized by the rebels, who began their advance on November 27, reigniting a years-long war that had become largely dormant.

OCD welcomes evacuation centers law

evacuation centers across the country are set to become a reality following President Marcos’ signing of the Ligtas Pinoy Centers Act into law.

The Office of Civil Defense (OCD) said the new law represents a vital step forward in addressing the challenges faced by communities repeatedly battered by disasters and calamities.

“It enhances our nation’s preparedness and response mechanisms to safeguard lives and livelihoods,” the OCD said.

“The signing of the Ligtas Pinoy Centers Act reflects our steadfast commitment to protecting the rights and providing relief to families affected by calamities,” the President said.

“Investing in these climate-resilient facilities must be the norm, for we are not only protecting our people’s lives, but also empowering our local government units to respond effectively, reduce, and manage disaster risks,” he added.

As a key initiative of the OCD, this new law mandates the construction of permanent and disaster-resilient evacuation centers in every city and municipality across the nation. These centers are designed to withstand typhoon winds of up to 300 kilometers per hour and seismic activities of up to magnitude 8.

The Ligtas Pinoy Centers Act is aimed at reducing reliance on schools as evacuation centers by establishing climate-resilient facilities nationwide. This will ensure that educational institutions remain operational and can better serve their primary purpose, even in times of crisis.

The evacuation centers will be fully equipped with sleeping areas, healthcare stations, sanitation facilities, and provisions for livestock, prioritizing high-risk and disaster-prone areas.

This nearly was mine

IF she had run for president in 2022 instead of accepting to be the team-mate of the current president, would she have won?

Inday Sara believes so, stating, in the midst of moves in the House to impeach her, and to paraphrase a beautiful song from Rodgers and Hammerstein’s hit musical, South Pacific, that “this nearly was mine”.

There is no use deciphering what could have been. The Uniteam was a political marriage, and like another in our political history, it was bound to disengage. Cory and Doy’s unity in the snap elections of 1986 was a political marriage as well, and foundered two years later on the shoals of betrayal.

Ambition, power and greed have successfully broken the Uniteam as well, yet much of the blame can also be attributed to the political naivete, sense of entitlement and “unforgiving” character trait of the lady who would be president.

(Disclaimer: A reader in his comments to my article last Thursday, Dec. 5, quipped that I would still want her to be president in 2028, despite her “demolishing herself”.

To this I respond: Only those fanatically loyal to a political brand or personality choose their candidates so early in the game. Fact is, I have never been close to the vice-president, and have met her on only two occasions since 2011).

The political ethos and praxis of cities and provinces far-removed from “imperial” Manila are quite different.

Though US Speaker Tip O’Neill famously said “all politics is local”, the national terrain must be handled differently if one wants to be president of the benighted land. That terrain is full of landmines.

It does not help the vice-president that her personal relationship with her father are not quite ideal. Not that “father knows best” all the time. He may be a grandmaster when it comes to political chess, but kings, queens and princesses do not always make similar moves.

In 2021, the president who had the highest public approbation in recent history failed to define his succession, and was not even a witness to the political marriage of Inday Sara to Bongbong.

But then again, what is done is done, and now, it is undone; too late for regrets.

Because her almost wholly imported staff and handlers from Davao felt a sense of entitlement after initially happy marriage, they became negligent and careless, as shown in the inquisitorial revelations of the House.

She fell into a trap.

But when you are frontrunner for the presidency come 2028, you have to be very nimble-footed. Vice-President Binay’s “kalbaryo” in the hands of Trillanes, Cayetano et al. should have been a lesson.

Now she is besieged, and sympathy from Bongbong’s elder sister and friend Imee could only do so much with so many guns pointing at her. Even her political mentor GMA has been eerily quiet, distancing herself from the fray.

Naively too, perhaps with a quantum of trust in the happy days of marriage, Inday Sara joined Lakas instead of her father’s party, the PDP, which could have been anchor of political support as they look forward to 2028. But their would-be champion disdained them, so the politically abandoned sought shelter in Lakas or Federal and whatever else.

If you connect the dots of my Dec. 2 column about the “black pope” interceding for political peace at this time, with the “one step backward, two steps forward” tactic I wrote about on Dec. 5, the whole picture unravels.

Accountability scandal

THE nation was captivated last week by a show business scandal involving actors who became amorous to each other while being in respective relationships.

The supposed smoking gun were the screenshots of conversations between the actors, making it impossible for them to deny their involvement. Woe to the male actor who did not delete the evidence even as he was told to. The screenshots were uploaded by his former girlfriend, who felt it was necessary to tell all and sundry about her betrayal, in the name of moving on. In the end, both actors felt compelled to address the public. “I’m taking accountability for everything,” the female actor said. Their punishment: harsh moral judgment, indelible shame, or eventual obscurity. This turn of events provided respite to a people so battered by infighting by their political leaders. This was a week when there was no congressional hearing to act as a source of sound bytes; instead, impeachment complaints against the Vice President, also the former Education Secretary, were filed and received at the Lower House of Congress.

NEW YORK — New York’s mayor said Saturday (Sunday in Manila) “the net is tightening” on the man suspected of gunning down a top health insurance executive outside a Manhattan hotel before fleeing the city, as new evidence emerged in the brazen killing.

Mayor Eric Adams also said detectives know the name of the suspect who has been on the run since shooting UnitedHealthcare chief executive Brian Thompson at close range early Wednesday in a killing that has seized national attention.

Adams praised the manner in which investigators “were able to follow his footsteps to recover evidence -- some of it is known, some of it is unknown -- but the net is tightening and we’re going to bring this person to justice,” he said, the New York Post reported.

The masked assailant was caught on camera entering a bus station in northern Manhattan following Wednesday’s murder, but he could not be identified exiting the facility on foot, a police spokesman confirmed to AFP. “They believe he’s not in New York City,” the spokesman added. With the win, the Tiger Cubs advance to face a dominant University of the East Junior Warriors squad in a best-of-three championship series starting Wednesday, December 11, at the SM Mall of Asia Arena.

UST held a 59-53 cushion with 6:00 left in the game, but the Baby Tamaraws mounted a furious comeback.

“Let us continue to strive for greater heights in the spirit of teamwork and perfection,” Tolentino told close to three dozen national sports association leaders

during the celebration at the Hotel Okura Manila in Pasay City late last week.

“I want to extend my heartfelt gratitude to all members of the Philippine Olympic Committee,” Tolentino said, adding “your dedication, hard work and unity have been instrumental in shaping the success of Philippine sports this year.”

“Together, we have overcome challenges, celebrated victories, and strengthened our commitment to

supporting our athletes and nation,” said Tolentino who, under his watch, bridged two Olympics—Tokyo 2020 and Paris 2024—marked with historic gold medals one from weightlifter Hidilyn Diaz-Naranjo and two from gymnast Carlos Yulo.

“Thank you for your unwavering passion and service,” added Tolentino, who during the POC elections last Friday garnered 45 of the possible 61 votes in the Olympic cycle elections.

Mapua coach Alcantara: Hunger to win motivated us

MVP Clint Escamis relished the moment when the Mapua Cardinals ended a 33-year wait to become the National Collegiate Athletic Association (NCAA) men’s basketball champions again.

Alcantara was part of the champion team that won the Season 67 crown after taking Game 3 at the expense of the San Beda Red Lions, behind the heroics of slotman Benito Cheng’s followup shot in the final five seconds for a 91-90 triumph on Oct. 16, 1991.

“‘Yung gutom, siyempre 33 years. ‘Yun lang talaga ‘yung motivation namin. Palagi na lang namin sinasabi na maging gutom sa bawat laro. ‘Yung hustle, dedication, at laki ng puso nandu’n,” said Alcantara when they ended Season 100 with a 12-game winning streak, capped by a 94-82 smothering of the College of St. Benilde Blazers in Game 2 on Saturday.

The 52-year-old Alcantara was in a nostalgic mood after the game, wearing the same basketball ring net that Escamis wore around his neck. The ring rope was cut off from the backboard moments after their memorable game.

Alcantara was a support unit member of the 1991 champion team of the Cardinals, which also included Chito Victolero, Chester Lemen, Reynold So, Terry Ronquillo, George Baltazar and Darren Evangelista. This time, Alcantara, who wore his jersey no. 13 during their clash with the Blazers, had coached Mapua to two junior titles in 2016 and 2018, before heading to the collegiate ranks to steer the Cardinals to three finals’ appearances and one crown.

Gross international reserves dropped to $108b in November

THE Philippines’ gross international reserves (GIR) dropped to $108.5 billion as of end-November 2024 from the end-October level of $111.1 billion, the Bangko Sentral ng Pilipinas (BSP) said over the weekend.

Data showed that on a year-on-year basis, the GIR rose from $102.7 billion in November 2023.

The BSP said that despite the monthon-month decline, the latest GIR level still represented a more than adequate external liquidity buffer equivalent to 7.8 months’ worth of imports of goods and payments of services and primary income.

It was also about 4.3 times the country’s short-term external debt based on residual maturity.

The BSP’s reserve assets consist of foreign investments, gold, foreign exchange, reserve position in the IMF and special drawing rights.

By convention, the GIR is viewed to be adequate if

it can finance at least three-months’ worth of the country’s imports of goods and payments of services and primary income.

The BSP said the month-on-month decrease in the GIR level reflected mainly the national government’s net foreign currency withdrawals from its deposits with the BSP to settle its foreign currency debt obligations and pay for its various expenditures, BSP’s net foreign exchange operations and downward valuation adjustments in the BSP’s gold holdings due to the decrease in the price of gold in the international market.

Meanwhile, the net international reserves (NIR) declined by $2.6 billion to $108.4 billion as of end-November 2024 from the end-October 2024 level of $111.0 billion.

Michael Ricafort, chief economist at Rizal Commercial Banking Corp. said that in the coming months, the GIR could still be supported by the continued growth in the country’s structural inflows from OFW remittances, BPO revenues, exports and relatively fast recovery in foreign tourism revenues.

Edgar Saavedra: Guts, strong resolve power success

THIS story has been told and retold, but it is an honor to tell it anew because it can continue to inspire young people to follow their dreams and become successful.

It isn’t exactly a typical rag-to-riches narrative because the man-of-the-hour, Edgar Saavedra, chairman of Megawide Construction which he founded with college friend Michael Cosiquien, was born and raised by a well-off family in Mindanao.

It may be said that Edgar and Michael were still wet behind the ears when they put up Megawide after graduating from the De La Salle University, but sheer guts and determination grew it from small beginnings in 1997 into a multibillion enterprise that it is today. Over the years, Megawide has morphed into an engineering and construction conglomerate with substantial exposures in transportation, real estate and recently, renewable energy. Saavedra is also the chairman of Citicore Renewable Energy Corp (CREC), reputedly the country’s second largest solar energy provider.

Having gone public in June 2024,

CREC already operates 10 solar farms and rooftop facilities.

Saavedra is looking at a 5,000-megawatt solar energy output, and he is on his way there with CREC’s over-subscribed initial public offering that mustered P5.3 billion.

It was his third successful IPO, the first being Megawide’s in 2011, followed by Citicore Energy REIT Corp. in 2022.

All taken, the Megawide Group garnered a total of P30.5 billion from the three offerings.

Saavedra was naturally delighted with the resounding successes of his ventures at the Philippine Stock Exchange. “The success of our latest listing motivates us to exceed expectations in fulfilling our commitment to regulators and investors,” he said.

CREC’s P5.3-billion IPO also enshrined Saavedra to the 43rd spot on Forbes magazine’s 50 richest Filipinos with a net worth of $270 million.

Rewind to 2004, Megawide, then a struggling mid-size company expanded to cover assets in engineering, procurement and construction. It went into private-public partnership (PPP) involving such huge projects as the Mactan-Cebu International Airport, the Parañaque Integrated Terminal Exchange and the terminal building of the Clark International Airport.

In 2007, Megawide got its Triple A license from Philippine Contractors Accreditation Board (PCAB). In the same year, it won two large construction contracts, the Berkeley Residences and Grass Tower 1 of SM Development Corp.

Megawide went public on Feb. 18, 2011 and was able to raise nearly P2.3 billion in fresh capital. The IPO was part of Megawide’s plan to expand its client base and undertake PPPs with the government, using the funds for the construction of its precast concrete plant in Taytay, Rizal.

On March 1, 2018, Megawide and its India-based consortium partner GMR Infrastructure, submitted a P150-billion, or $3-billion, bid to rehabilitate the Ninoy Aquino International Airport, but lost to San Miguel Corp.

PH wants broader bilateral free trade accord with Japan

TTrade Undersecretary for the International Trade Group (ITG) Allan Gepty stressed the importance of updating PJEPA, which entered into force in 2008 but had not undergone a comprehensive review since.

“This agreement was supposed to be reviewed five years after its signing, but until now, no review has been completed. It’s long overdue,” he said.

Gepty noted the missed opportunities resulting from the delay, saying that the Philippines already upgraded agreements with ASEAN, Australia-New Zealand and other regional frameworks.

PJEPA lags behind in addressing critical and modern trade aspects such as the digital economy, e-commerce and intellectual property rights, he said.

“There are many stakeholders calling for this, including our agricultural sector, particularly for products like bananas. We need to review and expand PJEPA to cover new areas such as competition policy and digital trade. PH stocks to climb slowly, leading to ‘Santa Claus rally’

PHILIPPINE stocks are expected to climb slowly in the last trading weeks of the year, leading to a possible “Santa Claus rally”.

Philstocks Financial Inc. research head Japhet Tantiangco said the Philippine Stock Exchange index (PSEi) may re-test the 6,800 level over the short term.

The market could move with an upward bias amid hopes that the BSP would further ease monetary policy.

“This comes as inflation is seen to remain under control based on the latest figures. In addition, the local currency’s appreciation against the US dollar, if it continues, may give the market a boost,” Tantiangco said.

Investors are also expected to monitor the upcoming US November

inflation numbers as this would give clues on the Federal Reserve’s policy outlook.

The PSEi rose 1.74 percent to close at 6,729.14, while the broader all-shares index advanced by 1.38 percent to 3,790.68.

Analysts said investors also cheered the continued strengthening of the peso against the dollar. While November inflation rate came in higher than the previous month’s level, it remained within the government’s full year target of 2 percent to 4 percent.

Average daily value traded slightly improved to P6 billion from the previous week’s average of P5.9 billion.

THE Energy Regulatory Commission approved transmission operator National Grid Corp. of the Philippines’ P20.653-billion Balaoan Laoag 500-kilovolt transmission line.

The project forms part of NGCP’s capital expenditure project for Visayas and Mindanao (Group 3) from 2020-2025 and beyond.

Region VI, which includes Aklan, Antique, Capiz, Iloilo, Guimaras, and Negros Occidental, accounts for 14 percent of national rice production with 322,000 hectares of rice fields.

Its average yield of 3.4 metric tons (MT) per hectare in 2023 remains below the national average of 4.2 MT.

“With favorable weather, the additional hybrid rice planting should boost our harvest this dry season,” said DA Region VI executive director Dennis Arpia.

Hybrid rice varieties have the potential to produce up to 10 metric tons per hectare under optimal conditions.

Arpia expressed cautious optimism, aiming for 5 MT per hectare given Western Visayas’ unpredictable weather.

“Rain during the flowering stage could significantly affect yields,” he said.

IN OUR recent class on Corporate Social Responsibility (CSR), I reflected on how businesses use their resources to impact society positively. Our professor emphasized that CSR goes beyond profits, involving sustainability efforts, financial literacy programs, and disaster relief initiatives. It’s a concept that ties directly to the Lasallian values of Faith, Service, and Communion, which guide both our academic and personal growth.

One of the key takeaways from the class was the role CSR plays in shaping businesses to serve shareholders and the communities they engage with. In our breakout session, we shared real-world CSR examples from workplaces and personal experiences. These stories illustrated how companies actively contribute to social good by incorporating CSR into their core practices.

One prominent initiative that several classmates mentioned was the clean-up of the Pasig River, a large-scale environmental project in the Philippines. This effort is not just about cleaning the river but also about addressing environmental degradation and public health issues. The dedication to this long-term initiative showed how businesses can take responsibility for the environment and work toward sustainable solutions. It highlighted the importance of actions that address root causes and create lasting impact.

Another example shared was financial literacy programs aimed at underserved communities. These programs aim to teach people how to

The CBIP, with Line 1 energized on July 16, 2024 and Line 2 on Sept. 27, 2024 with a capacity of 1,200 megawatts, is a new transmission facility that involves connections in Argao, Cebu and Maribojoc, Bohol via 54.6 circuit-kilometers of submarine cables crossing the Bohol Strait and 97.6 circuit-kilometers of transmission lines comprised of 179 overhead towers from Argao to the Dumanjug Substation in Cebu, and from Maribojoc to the Corella Substation in Bohol.

These relief efforts embody solidarity and a collective response to crises, showing how businesses can be powerful agents of change in times of need.

Reflecting on these CSR initiatives, I realized that CSR is not merely about charity; it’s about creating systemic change. The projects discussed weren’t temporary fixes but efforts aimed at long-term transformation, whether in environmental sustainability, financial empowerment, or disaster response. These initiatives demonstrate that CSR is integral to business practices and that companies can achieve both profit and positive social impact.

This insight is especially relevant when considering how De La Salle University (DLSU) aligns its actions with these values.

The university’s focus on sustainable business practices aligns with the UN Principles for Responsible Management Education (PRME), aiming to foster leaders who can create positive social change.

These discussions reinforced that true CSR requires committed action. It’s not enough

for a company to talk about CSR; they must actively engage in practices that create meaningful, lasting impact. The examples from our class discussions and DLSU’s own initiatives demonstrate how companies can lead by example. CSR must be embedded in an organization’s culture and values, guiding actions that promote sustainability, social justice, and community well-being.

As future business leaders, we are responsible for ensuring that CSR is part of our professional ethos. We must remember that businesses can be powerful forces for good. By aligning business objectives with societal needs, we can contribute to the well-being of future generations, foster sustainability, and create long-term change.

Ultimately, CSR is about more than just doing good; it’s about shaping a future where businesses serve society, and social responsibility becomes integral to how we do business.

THE Philippines received an encouraging assessment from the International Atomic Energy Agency (IAEA) on nuclear power program following the conclusion of the follow-up Integrated Nuclear Infrastructure Review (INIR) mission to the Philippines from Dec. 2 to 6, 2024 in Manila.

Energy Secretary Raphael Lotilla said the IAEA’s recognition of the country’s progress in addressing most of the recommendations and suggestions from the initial 2018 INIR mission reflected the Philippine government’s steadfast commitment to developing a robust nuclear power program.

THE Philippine Exporters Confederation (PhilExport) renewed its call for the government to boost loanable funds allocated to the Small Business Corp. to better support the growth and resilience of micro, small and medium enterprises (MSMEs).

PhilExport president and chief executive Sergio Ortiz-Luis Jr. emphasized the need for a more serious commitment to developing MSMEs, which he described as the backbone of the Philippine economy.

“Why don’t you increase the SB Corp. funds and non-condition loans? Even if only 50 percent is remitted, at least you’re creating jobs,” Ortiz-Luis said during the recently concluded National Exporters’ Week (NEW) 2024 at the Conrad Manila.

He said the success of such initiatives should not be measured by repayment rates but by the number of jobs created and the growth of MSMEs.

Ortiz-Luis highlighted past challenges, with the Bangko Sentral ng Pilipinas (BSP), which previously supervised SB Corp., restricting its flexibility.

He noted that PhilExport’s lobbying efforts paid off when the BSP agreed to remove this oversight before former BSP Governor Nestor Espenilla retired.

Despite this progress, the lack of sufficient funding for SB Corp remains a significant hurdle, he said.

“I thank the IAEA for its invaluable partnership and for conducting this objective and professional review, which underscores the Philippines’ commitment to adhering to global

standards and best practices in nuclear infrastructure development. This collaboration strengthens our ability to adopt nuclear energy responsibly alongside renewable energy sources, driving us closer to our goal of inclusive and sustainable economic growth,” Lotilla said. INIR missions are based on the IAEA Milestones Approach, with its 19 infrastructure issues, three phases (consider, prepare and construct) and three milestones (decide, contract and commission/operate).

The INIR team considers the comments made by the relevant national organizations in developing its recommendations. However, the implementation of any of the team’s recommendations and suggestions is at the discretion of the member state requesting the mission.

GLOBE Telecom Inc. reiterated its warning about a fraud scheme duping customers with spoofed messages supposedly from Globe Rewards.

Similar to an earlier modus, scammers were sending customers SMS via international mobile subscriber identity (IMSI) catchers or fake cell towers, claiming that their Globe Rewards points were expiring and that they should redeem the points via a provided link.

“We once again call on customers to be extra vigilant and not to click

with multiple entry and exit points to ensure seamless traffic management.

Philippine real estate thrives on strong growth in homes and retail

THE Philippine real estate market remains resilient, with the high-end residential and retail segments showing strong growth as infrastructure projects and evolving consumer behaviors shape future opportunities, according to real estate consultancy firm Santos Knight Frank (SKF).

Growth in prime and mid-market segments

Metro Manila maintained its position as a global leader in luxury real estate, with residential prices growing by 29.9 percent year-onyear—the highest worldwide— according to Knight Frank’s Prime Global Cities Index.

SKF’s director for consultancy services Lovelle Taleon attributed the surge to strong demand for high-value properties and limited supply in key areas such as Makati, where prime villages saw a compound annual growth rate (CAGR) increase to 17 percent from 13 percent in 2024.

She said the recent opening of the LRT-1 Cavite extension is expected to further boost property values along its route.

“Public transport infrastructure like the LRT-1 extension drives real estate

demand near transit hubs and unlocks investment opportunities,” Taleon noted.

Meanwhile, the mid-market segment is also gaining momentum, with new projects planned between 2025 and 2026 to meet rising demand and address inventory shortages outside Metro Manila.

Residential properties outside the capital region recorded a 4.2 percent annual price increase, underscoring opportunities for growth beyond urban centers.

Despite this optimism, vacancy rates in residential developments have slightly increased in some areas due to slower leasing activity and competition from new supply. However, demand is expected to pick up in the coming quarters, particularly near transport-oriented developments.

TO help address the daily challenge of commuting, MyTown, the largest and most prominent co-living and dormitories brand in the Philippines under the SM group, is building dormitories in key business districts in Metro Manila. MyTown, which offers co-living dormitories near Bonifacio Global City (BGC) and Makati is the company’s response to more urban workers choosing to live closer to their offices. MyTown chief executive officer Jogee Arellano, sees this trends as a smart choice for many young professionals.

“The cost of commuting to work has become quite expensive. If one considers time as money, then the economic loss is not only felt in the pocket, but on your well-being as well,” he said. “These days, a twohour commute during rush hour is almost normal even for people living in nearby cities within Metro Manila.”

A recent report from the TomTom traffic index ranked Metro Manila as having the worst traffic congestion in the world. Filipino commuters are losing an average of 117 hours per year stuck in traffic, which is about five days.

MyTown is part of the growing trend of 15-minute cities. This urban planning concept aims to make everything a person needs – work, leisure, and services – accessible within a 15-minute walk or bike ride.

MyTown’s locations in BGC and Makati allow residents to easily walk to their offices, with many only taking 10-15 minutes to get to work.

Mr. Arellano says, “All the major offices, leisure, and entertainment establishments are within reasonable distance from our dormitories,” Arellano said.

A recent survey by MyTown found that nearly half of their residents prefer walking as their main mode of transport. Others use motorbikes,

HE first time I met the Korean group Enhypen was during an exclusive interview in a highly controlled setting where no photos, videos, or audio recordings were allowed. Fast forward to last Friday, during a lively media conference at the Grand Hyatt Pool House in Bonifacio Global City, the atmosphere was remarkably different.

As I spoke to the program host, Ai dela Cruz, I couldn’t help but express how wonderful it was to see the group again—this time up close and personal, with the freedom to capture the moment in as many photos and videos as we wanted.

During the brief press conference, which took place before Dunkin’s Enhypen Fun Meet at the Araneta Coliseum, the group members expressed their gratitude to Pinoy Engenes for their unparalleled support.

“First of all, thanks to the warm greetings and the support from our fans, we’re able to celebrate this year-end party with our Engenes. We’ll do our best and perform in our best shape to celebrate with joy with our Engenes tonight,” Sunghoon said in Korean.

Sunoo, speaking in Korean, shared that fans could look forward to something new during the Friday night fun meet.

“We actually prepared a performance that’s never been shown to our Engenes before,” he revealed.

Entertainment Jake discussed their newly released album, Daydream, which he described as a continuation of their previous work, ROMANCE: UNTOLD

“It touches on the basic concept and continues the storyline from the UNTOLD album,” Jake explained in English and added that the album features two new songs, Daydream and No Doubt, which posed a creative challenge for the group.

“The style of the songs is very new to us. Through this album, we’d like to open a new vision for exploring different types of music,” he said.

The group also promised fans exciting surprises in the coming year, including their debut performance at the Coachella Valley Music and Arts Festival.

“We actually have a lot of goals set for next year. Coachella is being prepared, and we’ll do our best to accomplish our goals step by step,” Haesung shared.

the group and their devoted fans,” Nicart said.

Dunkin’s Enhypen Fun Meet was the group’s third performance in the Philippines, following their first visit in February this year for the Fate concert at New Clark City, Tarlac, and their A Sweet Experience fan meeting in Manila in May.

Sam Verzosa, RS Francisco on partnership and commitment to giving

FRONTROW International’s Sam Verzosa and RS Francisco reminisced about their first encounter as University of the Philippines students during a recent celebration at Frontrow headquarters in Quezon City.

They looked back on how their initial meeting developed into a partnership that became the foundation of their careers as business collaborators and extended to philanthropic efforts that date back to

Frontrow’s early years.

The duo credited the success of their friendship and ventures to the mutual support they provide each other. Theater actor and businessman RS expressed his commitment to SV’s mayoral campaign in Manila, even temporarily pausing his vlogging activities to focus on supporting his good friend’s political aspirations.

“I’ve stopped vlogging to give the spotlight to Sam. My wish is to see him succeed in a role where he belongs,” RS said. He also encouraged SV to pursue community-oriented initiatives, such as establishing a Boys Town in Manila.

A few days before hosting an intimate gathering for members of the entertainment press, SV, a representative of the Tutok to Win party-list and host of the public service program Dear SV on GMA, was honored with the Gusi Peace Prize International Award. The ceremony, held at the Metropolitan Theater, recognized SV’s philanthropic activities through Frontrow Cares, the corporate social responsibility arm of Frontrow International

The honor recognized his efforts in healthcare, education, and disaster assistance for marginalized areas.

“I’m just a kid who grew up in Sampaloc, Manila. I came from nothing and worked my way up, and now I’m one of the youngest recipients of the Gusi Peace Prize,” SV said in his acceptance speech. He added that he hopes the recognition promotes “a culture of giving, a movement of helping.”

SV joins notable Gusi Peace Prize laureates, including Broadway icon Lea Salonga, National Artist Nora Aunor, and the late action king Fernando Poe Jr.

In October, SV also received three awards at the Third Rising Tigers Charity Ball: Philanthropist of the Year, the Excellence Award for Outstanding Public Service Program for Dear SV, and the Excellence Award for Outstanding Public Service Program Host.

Why ‘Topakk’ chooses to tackle PTSD

WHEN it comes to discussing mental health issues, particularly Post-Traumatic Stress Disorder (PTSD), the discourse in the Philippines has often been relegated to the margins—often disregarded by most people. But this holiday season, the action-packed film Topakk, helmed by director Richard Somes, aims to highlight the conversation, featuring explosive sequences alongside a powerful message about mental health and resilience at the 50th Metro Manila Film Festival (MMFF).

During the grand media conference, Somes shared his motivation for tackling PTSD with a larger audience in a culture that often brushes aside emotional struggles.

“PTSD in the Philippines is not well-discussed as opposed to some other countries. Of course, we have it, and we also have medical practices studying PTSD. But Filipinos are known as a resilient species. We are known for being adamant,” explained Somes.

“The reason why, if one is suffering from mental illness or PTSD or anything that could cause harm to you, Filipinos are collective. We are more of a [communal] people. That’s why, if you have problems, we are used to gathering with everyone. We also lean on family, but often, when someone shares their problems, they’re told, ‘Kaya mo yan.’ It’s seen as normal, but there’s a deeper cause and effect that needs addressing,” he continued.

Lead star Julia Montes echoed these sentiments, emphasizing the importance of fostering open discussions about mental health.

“It’s about time we talk about PTSD. We’ve grown used to hearing from older generations, ‘Tuloy mo lang yan.’ But people need to be listened to. The film has a powerful story, action, and heart. I hope that after watching, people become more open and more mindful of those they encounter every day because we don’t know what struggles they’re facing,” said Julia.

For actor and politician Arjo Atayde, who plays a key role in the film, the release of Topakk during the MMFF is itself a gift. He expressed gratitude for the opportunity to showcase a story that combines action with a meaningful message during the season of giving.

During the launch of her single “If I Will Ever Love Again,” Geraldine was asked if she and Anthony were related. She responded that she was unsure, although she acknowledged the possibility, as both share roots in the United Kingdom.

In response to the growing public interest in her thoughts on the controversy surrounding Anthony, Maris, and Jamella, Geraldine offered her perspective, choosing not to take sides.

“I am not on anyone’s side at all,” she said. “I think all three have faults in what happened. My advice for Maris and Anthony is to take accountability for their actions. If your apologies come from the heart, they will come across as sincere to everyone.”

She added that blaming others was not a productive way to handle the situation. “Everyone makes mistakes, and it’s completely normal. But being genuine and accepting responsibility will help in the long run, especially with your career, as people will see the sincerity.”

Geraldine also offered support for Jamella, noting the pain of heartbreak. “I feel for you, Jam,” she said. “Pain is normal, and many people have gone through it with their exes. It would be better in the future not to share personal messages publicly, as it can cause more harm than good.”

She also emphasized the importance of handling personal matters with grace. “I believe in standing up for mental health, but it should be done in a logical and classy way, without airing dirty laundry.”

Geraldine concluded with a call to end the “cancel culture” surrounding the issue. “We all make mistakes, and no one person is to blame,” she said. “These people are in the spotlight, and their mistakes are exposed. We shouldn’t cancel Maris, Anthony, or Jam because they’ve likely learned from this.”

Geraldine’s take on the controversy has garnered attention, with some fans noting that her song “If I Will Ever Love Again” would be a fitting “hugot” song for Jamella.

“We didn’t expect to be here. We are very blessed to be given the opportunity to be here. I found out that we got [into] the MMFF the day that they announced it. I was very much surprised, so thank you to the whole production for pulling that off,” Arjo stated.

After being shown at the Cannes Film Festival, Locarno Film Festival, and Austin Film Festival, Topakk is finally coming home to the Philippines this Christmas.

“So, definitely, we’re just going with the ride, and I’m very blessed to be not just with colleagues but with real friends doing this journey,” he continued.

THIS latest trip I made to neighboring Taipei was quite hectic, including so many important meetings and courtesy calls. However, in spite of the busy schedule, I could still find breaks in between, which gave me time to visit some of the city’s famous landmarks.

I’ve been to its most popular tourist attraction, Taipei 101, quite a few times before, but I never had the time to go inside the building or climb to its observatory. This trip, I made sure I’d do it and see what else the structure had to offer.

Formerly known as the Taipei World Financial Center, Taipei 101 is 508 meters high, a 101-story skyscraper. It used to be the world’s tallest building until Malaysia’s Petronas Twin Towers snatched the title away, which later went to Dubai’s Burj Khalifa. It still stands as the tallest building in all of Taiwan. To go up to the observatory on the 89th floor, one has to take the elevator to the 5th floor of the building, where entrance tickets are sold. Each costs NT$600, approximately P1100 per adult. The ear-popping elevators going up to the observatory run at a speed of 60 kilometers per hour, and it took me only 37 seconds to go from the 5th to the 89th floor. Posted on the elevator wall is a video with a timer that shows all these details. The Observatory shows visitors a breathtaking 360-degree view of the entire city of Taipei and its suburbs. city, I noticed that the city has proper zoning, just like any other city in the USA. I didn’t see any cluster of slum areas that would spoil the city’s overall aesthetics.

But what I found interesting in the building was the Tuned Mass Damper. I saw this featured once on National Geographic TV. This is a large solid steel ball measuring 18 feet across, hanging freely, and built to help the building withstand

I also had the chance to chill out with some Taiwanese friends one evening when they invited me and my PRA Team to the city’s most popular Karaoke Bar, Party World. Located in uptown Taipei, it has all my favorite songs on its playlist. I realized, only after singing my heart out, that Karaoke is a surefire way to destress myself, especially when several bottles of my favorite Cabernet Sauvignon are served. Another thing that fascinated me most about Taipei, as part of our Tourism Industry, is its accessibility to various parts of Taiwan through the HSR (HighSpeed Rail or bullet train). The reclinable seats are very comfortable, and the train’s interior is very clean because a maintenance crew keeps it tidy every time it reaches its end station. If only we could have the same accessibility here in our country, I’m sure our tourist arrivals would shoot up by leaps and bounds in no time.
