SPRING IS IN THE AIR! Welcome Spring! How exciting it is to see flowers blooming, foliage getting greener and the weather getting warmer! Everything is waking up once again from the winter slumber. There are so many wonderful things happening within the community. New events planned by the Social Committee, the pools opening once again!
SCHOOL DANCES AND GRADUATIONS ARE BEING PLANNED! As in the previous year, if you have a graduate this year, you may put out signs of Congratulations for your graduate on the front lawn! These signs can be displayed for two (2) weeks during the graduation week and the week following. Also, the Social Committee would like to try something new and look into the cost of having a large graduation banner this year with the names of all the graduates in Mundy Mill. These names would include your graduates from college, high school, middle school, grade school and kindergarten. But where to put it! Normally you see them at the front entrance of the community, but Mundy Mill’s entrance is like no other community entrance and it may not be a good location. The Social Committee would like the residents of Mundy Mill to send in a suggestion for location of this banner! So send an e-mail to Ruth Banford at ruth.banford@fsresidential.com with your ideas. Also, if you have a graduate this year, send an e-mail with the name of the graduate to Ruth Banford as well.

A MESSAGE FROM THE MANAGER It has been such a whirlwind in our first quarter here at Mundy Mill. Getting ready for the upcoming pool season, landscaping, etc… whew! I hope that everyone is having a great 2020 so far! I have been enjoying my time meeting new residents and getting to know residents that have been living in Mundy Mill. The community is growing at full speed and it has been such a pleasure welcoming everyone. There are several club ideas that have been listed in this edition of the Water Wheel. I do hope everyone tries to get involved in at least one (1) club. Not only would they be fun, but it gets you out of the house, along with meeting neighbors from around the community. I wish the community where I lived had clubs to join. I would love to be involved with a club.

2020 ANNUAL DUES The 2020 Annual Dues are $600, paid in two (2) equal installments of $300 due on or before January 1, 2020 and due on or before April 1, 2020. You, as a homeowner, are responsible for paying your annual dues on time. If you are delinquent, your account will accrue several fees until the payment is made in full. FROM A GRATEFUL NEIGHBOR…. I wanted to share a couple of experiences that I’ve had with our community recently. Mundy Mill is an amazing community with caring neighbors. I am off Lost Creek and I cannot tell you how much I love and respect my neighbors. I lost my Dad back in October, it was sudden and it was devastating, but in the midst of this traumatic event my neighbors stepped up to bring dinners and send cards and just check in on us. It was not an invasion of our privacy it was a community outreach, coming together to love on a neighbor who lost a loved one. That meant so much to my family. One day when I came home from work, UPS had dropped off a large box, too heavy for me to move. So as I’m trying to man handle this thing into my garage, my neighbor suddenly appeared and helped me pick it up and move it in. I never had to ask… Again my heart was full. You can’t ask for better neighbors and in return we need to remember to be a good neighbor – you never know what someone is going through. My last story, trust me I could go on and on. Our pet, a beloved ferret, (yes, I said ferret) got out one night. My daughter was devastated. It was starting to get dark and we were frantically searching around the houses with flashlights, courtesy of Mrs. Linda Brownfield. Neighbors from down the street and across the street came out to help us look for Leo - long story short we found him! I cannot express how much it meant to us to see the care and concern we received from our neighbors that night! Talk about a blessing! I see on the Neighborhood website and the FB page that some neighbors are not as lucky, but when we take a minute to see the good around us I think it far outweighs the bad. Our HOA is what it is – Rules. Some may seem silly or unfair, I get it. Ruth Banford is doing her best, she has a tough job to enforce these rules but whenever I’ve had to deal with her, she’s been fair – even if it wasn’t the answer I wanted. I think when we show respect to our neighbors and community that it comes back around. Kindness goes a long way. Reach out to your neighbors and say hello when they walk by, go to a luncheon or a Mundy Mill monthly dinner. ARC REQUESTS
Does your home need some work? Are you thinking about renovating? ...Not sure if your project needs approval? Most exterior projects that are performed to a home or lot require prior approval from the Association.
As a reminder, the ARC process is outlined below. Article 6.2 Guidelines and Procedures. Please read over the Guidelines and Procedures in your Covenants Process · Complete Architectural Modification Form · Gather required supporting documentation and photos (including your survey/plat of your property) · Submit Application and supporting documentation to the Property Manager—PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE YOU PUT ON THE ARCHITECTURAL MODIFICATION FORM. · Applications should be submitted at least 45 days prior to your start date for your project The application can be obtained on the Mundy Mill Web Portal or you can request a copy of the application from Ruth Banford.
MAILBOX MAINTENANCE One of the first things that you see when you pull up to a home is the mailbox. Because you pass it every day you may not take notice to the condition of your mailbox. Not all owners have a mailbox. Please take a moment to check the condition of your mailbox. The paint should not be faded or peeling on the box or flag. The numbers should be intact on both sides of the mailbox and the flag should be intact. As with any maintenance item that we ask owners and residents to address, we do so in order to improve and maintain the Community Wide Standard for Mundy Mill as we continue to strive to make the neighborhood the very best it can be! Slow Cooker Jambalaya
BY THE RECIPE CRITIC
Ingredients 2 chicken breasts skinless, boneless, cut into chunks 1 pound andouille sausage links sliced 1 can diced tomatoes 28 ounces 1 large onion chopped 1 red bell pepper finely chopped 2 stalks celery thinly sliced 2 cups chicken broth 1/2 teaspoon dried thyme
2 teaspoons dried oregano 1 tablespoon Cajun seasoning 1/2 teaspoon cayenne pepper 1 pound shrimp 13-15 count Cooked Rice
Directions 1. Add all the ingredients except the shrimp into the slow cooker and stir. 2. Cook on low for 7-8 hours (high for 3-4 hours), in the last 15 minutes add in the shrimp. 3. Serve over rice.
Crab Mac and Cheese

Ingredients 1 lb. elbow pasta 1/4 cup of butter 1 shallot, finely diced 3 cloves of garlic, minced 1/4 cup allpurpose flour
2 cups of milk Kosher salt Freshly ground black pepper 1 cup shredded white cheddar 1 cup shredded mozzarella 1 lb. lump crab meat Chopped fresh parsley, for garnish
Directions 1. Preheat over to 375. 2. Cook elbow pasta according to package directions. Drain and return to pot. 3. In large skillet over medium heat, melt butter. Add shallot and garlic and cook until softened (3 minutes). Add flower and whisk until combined and golden (1 minute). Add milk and season with salt and pepper. Simmer 2 minutes until sauce is thick and smooth. 4. Stir in 1/2 white cheddar and mozzarella until melty, then remove from heat 5. Add sauce and crab meat to pot with cooked elbow pasta and stir until combined. 6. The pavilions are available for use. These pavilions are available to the homeowners of our community. Residents have used the pavilions for Birthdays, Baby Showers, Baby Reveal Parties, Graduations and so much more! Every pavilion has several grills for the summer months! PLEASE NOTE: The maximum number of guests allowed at an event is 25 for any pavilion. We hope everyone gets a chance to enjoy the amenities provided at Mundy Mill!
PREVENTION TIPS
LOCK YOUR CAR! We can deter criminals just by locking our car doors. They aren’t breaking our windows out; they are simply opening our doors. Take the opportunity away from them. Don’t leave valuables in your car or in plain sight. CALL & REPORT If you see something suspicious, call the police immediately! Calls to neighbors and posts to social media take second priority to alerting law enforcement when you suspect illegal activity. WHILE YOU’RE TRAVELING When you travel, contact your county post office to put a “hold” on your mail. Overstuffed mailboxes is a sure sign you are away. If you have a newspaper subscription, call them as well. Also, let your neighbors know you will be out of town so they can help keep an eye out.
As we would all like to keep Mundy Mill safe, there are a few things that you can do as a part of the community. Street Light Outages If you see a street light out, it is a simple fix. Jackson EMC has a hotline to report street light outages. Simply get the number off of the pole that is out and call (770) 536-2415. They will take the information and then dispatch someone to come and fix the light. Known thefts or suspicious activity Call the Police! We do have police patrolling the community. However, the patrols will increase if there are reports of known thefts or suspicious activity.

A LEAKING WATER HEATER IS A TIME BOMB Water heaters sometimes leak from the drain valve or relief valve. Those valves are easy to replace. But if a leak is coming from the tank, you’ve got serious trouble. The tank is lined with a thin coat of glass. Eventually, that glass begins to crack, the steel begins to rust away and a puddle appears. Left alone, the tank will rupture, causing an instant flood. It may take months for a leak to become a flood, or it may take days. But it will happen. Don’t gamble. Replace that leaking time bomb. DAYTIME IS CRIME TIME Most of us think of burglary as a nocturnal activity. That used to be true. But these days, most burglaries occur between 10 a.m. and 5 p.m. In many cases, the crooks get in through unlocked doors or windows. Learn how to theft-proof your home. MAKE YOUR FURNACE LAST Regular filter replacement is the very best thing you can do to keep your furnace in top condition. And here’s a way to keep track of that task: Buy several filters and label them. With some systems, monthly filter changes are best. Others can go a few months between changes. DON’T SQUISH ANTS Place liquid ant bait stations in areas where you’ve seen ants, like under the sink and along walls, to make it as easy as possible for the ants to take the toxic bait back to the nest. Expect to see more ants (initially) when you set out the bait. That’s a good thing. It means more ants are taking the bait back to the colony where they’ll share it with the rest of the ants, including the queen. HOW TO FLUSH THE TOILET WHEN THE POWER’S OUT: FLUSH WITH A BUCKET Even if a power outage stops your well pump or the city water supply, you can still flush the toilet. Dump a couple gallons into the bowl or fill the toilet tank. This works just as well as the usual flush, but won’t refill the bowl. SHUT OFF THE WATER BEFORE VACATION Every insurance adjuster has a hundred stories like this one: The homeowners left town Friday and returned Sunday evening to find thousands of dollars in water damage. The moral of these 20
stories is simple: Before going on vacation, turn off the main water valve. In less than a minute, you can eliminate the most common cause of home damage. LOCATE YOUR MAIN WATER SHUTOFF VALVE In warm climates, the main water shutoff is typically outside, attached to a wall or underground. In colder climates, the main water shutoff is typically in the basement. There is also a “curb stop” shutoff that requires a special tool to operate. FIND YOUR PROPERTY LINES Iron stakes mark property lines in most communities. They’re typically located at corners and places where property lines meet. To get started, request a plat plan from city hall. You may be able to find the stakes by dragging a rake over the suspected location. But more likely, the stakes will be several inches underground. In that case, your best bet is to buy or rent a metal detector. When you’ve found your target, dig to make sure that it’s really a stake and not just a lost quarter. SYNTHETIC SOAP MAKES LESS SCUM Synthetic soaps make cleaning your shower or bath easier because they don’t contain the ingredients that create tough soap scum. Any liquid or gel soap is synthetic. Most bar soaps are standard soaps. But a few, including Zest and Ivory, are synthetic. DON’T LEAVE THE REMOTE IN YOUR CAR A thief who breaks into your car can grab the remote for easy access to your garage. This isn’t just a problem when your car is parked in the driveway; the registration card in your glove box gives a crook your address. So get rid of the remote on your visor and buy a keychain model. You can easily take it with you every time you leave the car. Home centers stock only a small selection of remotes, but you’ll find many more online. HEARING PROTECTION: WHAT SHOULD I USE? The risk of hearing damage is highest for those who use loud equipment every day. But if you use a shop vacuum, leaf blower or circular saw without hearing protection, you’re doing permanent damage every time. And that’s just dumb because protecting your

hearing is so easy. The goal is to reduce noise levels to 90 decibels. All forms of hearing protection—earmuffs, disposable foam earplugs, reusable pluts—are adequate for most noise. With Super Loud equipment like framing nailers and chain saws, it’s smart to use both plugs and earmuffs. SQUEEZE-TUBE CAULK IS TROUBLE Squeeze tubes are convenient. But if you need to lay a neat, even bead of caulk, use a caulk gun instead. With a squeeze tube, it’s difficult to produce a steady flow. And that means a lumpy bead. CHOOSE COLORS THAT WORK NOW AND LATER Neutral colors—shades of white, gray or beige—are a wise choice for fixtures, like toilets, tile, tubs and countertops, that are not easy to change. They don’t provide much drama, but you can add pizzazz with paint or simple, inexpensive accents like rugs or pottery. And as trends change, you can update the look without costly remodeling. WHAT’S R-VALUE? R-value is a measure of the resistance to heat flow, a way of indicating insulation’s ability to stop heat from moving through it. The higher the number, the better. Insulation is labeled by total R-value. Two factors determine that number: the thickness of the insulation and the insulating ability of the material. The fiberglass batts shown here, for example, are all the same thickness but differ in R-value because of their different densities. DON’T TRUST BREAKER PANEL LABELS Inside your main electrical panel, you’ll see labels or lists indicating which breaker controls which circuit. These labels are a reasonably good guide, but they’re not completely reliable, especially in older homes that have been through remodeling projects. For example, you might find that there’s one outlet in a room that’s not on the same circuit as all the others in that room, yet it’s not listed elsewhere at the panel. That orphan outlet could be connected to almost any other circuit in your home. In some cases, you might even find wires from different circuits in the same junction box. The bottom line: Always use a voltage detector to make sure the power is off before you do any electrical work. GALVANIZED PIPES GET PLUGGED If you have galvanized steel pipes in your home and low water flow at faucets, chances are the pipes are to blame. Galvanized pipe is prone to mineral buildup, which eventually chokes off the water flow. The example shown here isn’t unusual; any veteran plumber has seen much worse cases. Complete replacement of the water supply pipes is the best cure, but you can often improve flow a lot just by replacing exposed horizontal sections. Spring 2020
BUY BETTER DUST MASKS Dust isn’t just a sneeze—inducing nuisance—heavy repeated exposure can lead to sever allergic reactions and even harm to your lungs. You can buy a dust mask for as little as $.50, but don’t. Instead, spend a few bucks on one with an “N95” certification. You’ll get a mask that’s more comfortable and truly effective at keeping dust out of your lungs. BEFORE YOU BUY A TOILET Here’s a story we’ve heard a hundred times: Homeowners go toilet shopping and decide that an ‘elongated bowl’ would be an improvement over the old ‘round’ bowl. Only later—usually after installation—they discover that the bathroom door can’t be closed, and laughing, crying or swearing follows. So if you want a longer bowl, measure first. A typical elongated toilet protrudes 2 inches more than a standard model. Also check the clearance for any nearby cabinet doors. PREVIEW A FENCE Will a privacy fence really deliver privacy—or hide your neighbor’s junk collection? Finding out is easy with a big sheet of cardboard. Along with a helper, you can determine the best location and height. DON’T FALL OFF THE ROOF Personal fall arrest systems used to be for pros only. But prices have fallen—so now you can afford them too (search online for ‘roof harness’). Whether you have a major roofing job planned or just need to clean the gutters, it’s a smart, safe move. OUR FAVORITE FLOOR PROTECTOR Canvas or plastic drop cloths are slippery on hard flooring like wood or tile. For protection that stays put, you can’t beat rosin paper. Just tape sheets together and tape the perimeter to the floor. Be sure to vacuum before you lay the paper; grit trapped under the paper can lead to floor scratches. A single layer will protect against paint drips, but wipe up larger spills before they soak through. For remodeling projects, tape down two or more layers. You can find rolls of rosin paper at home centers.

EXTERIOR OF HOME Please keep your property in a clean, well-kept manner (yard tools, debris etc. should be removed promptly). This is including the rear of your home when your yard is visible from any street or neighboring property. The exterior of your home (including the roof) should not have any rotting wood, missing shutters, peeling paint, mold or any other unsightly conditions;

LAWNS Please ensure that your lawn has been properly treated for weeds and fertilized; lawn maintenance should occur on a regular basis and your lawn and landscape beds should be free of weeds and grass and enough pine straw or mulch should be installed at least twice per year;

VEHICLES AND PARKING Vehicles must be parked in garages or driveways and may not be parked elsewhere on the property. There is no parking on the streets. Unlicensed or inoperable vehicles are considered a nuisance and must be removed YARD SIGNS Yard signs are not permitted unless otherwise authorized by the HOA. If you have a contractor working on your home, please make sure they do not place a sign in your yard. PETS All pets should be leashed or otherwise controlled by the owner when outside a home and shall not be allowed to become a nuisance by barking or other acts. Owners must clean up after their pets.
