HOA Board Updates
• The board is very excited to have our new onsite Property Manager, Allison Van Kirk onboard. If you have had an opportunity to meet Allison, you probably notice that she arrived ready to work and is excited to learn our community and meet the residents. Allison will spend the next few months working to learn the property and training alongside Donald Olds, Division Manager for CMA. Donald has served as our Property Manager until we could fill the position with the ideal candidate. We want to thank Donald Olds for his hard work and continued investment in our community and our new Property Manager! The board would also like to acknowledge the work of Eva Galarza, Activities Director for working in all areas of our community and stepping outside of her job scope to get the job done on a daily basis! • RMS is the company contracted by the HOA board to conduct an audit on all rental homes in the community. The purpose of the audit is to have a record of all rental homes as well as obtain a copy of all up to date leases of those properties. While the majority of rental homes have been in compliance as far as maintaining up to date leases on file there remains to be rental properties in the development that are not on record. Per the HOA governing documents, owners of properties are only permitted to lease one unit/home at any time. The audit will be able to determine if there are owners with more than one property in the community. • Work continues with our landscape vendor, Russell Landscape Group. As with all new vendors, there has been a learning curve for Russell to learn all of the property areas under their contract in the community. The Property 4
Manager has been working closely with the vendor to ensure all common areas and service areas are receiving the work needed during these winter months. Any resident with issues, comments, questions or complaints in regard to landscaping should communicate directly with Russell Landscaping Group at: https://www.russelllandscapegroup. com/sterlingonthelake. Contacting Russell Landscape Group directly will allow a faster remedy for all issues. • On the street parking is a constant issue for our community. Please be advised that overnight parking on the street is discouraged as our roads were not designed for two-way traffic with on the street parking. Be mindful of your neighbors, school buses and the possibility of emergency vehicles needing to navigate the streets when you park an automobile on the street. The streets and sidewalks are owned and maintained by the City of Flowery Branch. If you have any issue with a parked car, please call the Flowery Branch Police non-emergency line at 770-9676336. • The board would like to thank the continued work of the committees within the HOA. The Lakes and Trails, Tennis and Pickle Ball, Pool, Landscaping, Finance, Safety and Security, and Modifications all work very hard. We have some tremendous volunteers among us, and the work of these committees does not go unnoticed. The Board would be remiss not to mention the work of Claire Duignan as the HAC Chair and years of service to our community. The committee structure has changed since the board transitioned from developer to residential and the need for an HAC Chair is no longer needed. Thank you, Claire, for your years of service to the community!

• Many new projects have been completed these past few months to include the trailside steps (handrails for the steps are coming soon), fireside patio is complete and ready for use, the new pickle ball courts are complete and have been used extensively since their completion, and new pool furniture has been ordered. LED lights have been ordered for all tennis and pickle ball courts and they are projected to be installed in March pending delivery. Tennis court resurfacing for courts 1-6 is scheduled for early spring weather permitting. The Board also was made aware of broken equipment and maintenance repairs needed in the fitness center. A new treadmill has been installed and a dumbbell rack stocked with new dumbbells was added. Broken mirrors will also be replaced. We are aware there are other improvements needed in the fitness center and will be working on those in the coming months. • Our community is fortunate to have a maintenance person, Alex Vyshnevskyy, onsite fulltime. Alex has been on staff since September and been an asset to everyday operations in our community. He performs regular maintenance inspections, oversee vendor projects, conducts preventative maintenance repairs, as well as other duties. Please report any maintenance items to the clubhouse and many times items can be addressed immediately thanks to having Alex on staff. manager@sterling-life.com. • Covenants compliance is key to maintaining our home values as well as the community in which we live. If you receive a letter in regards to covenants compliance and have any questions, please contact the Property Manager. The board has directed the Property Manager to enforce community covenants. Regardless of the issue, big or small it is our job to maintain the community as it was designed. • Communication is key in maintaining our community. The Property Manager, facilities staff, board members and committee members are constantly working to maintain and make improvements to our community on a regular basis. We also rely on residents to speak up if they see any issues that need to be addressed. We asked that you direct your inquiries thru the proper channels to resolve issues as quickly as possible. The Property Manager should be residents first point of contact as they handle all resident issues at the direction of the board. Property Manager email manager@sterling-life.com. • We want to let all residents know that you are welcome at attend our monthly board meetings in person. We offer an online option via Zoom and solicit resident questions prior to the meeting but residents are more than welcome to attend in person and do have any opportunity to ask questions during the resident question/open forum time of the meeting.

Frequent Violations to Avoid We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are: 1. Trash Cans: Remember to store them out of view from the street and your neighbors. They are not to be stored in front of your garage or on the side of your home. 2. Basketball Goals: Portable basketball goals are not allowed. An application is required for a permanent basketball goal. 3. Mailboxes: Please make sure that mailboxes are not faded and that mailbox numbers are easily visible. 4. Pine Straw: Refresh at least twice per year or as needed, especially if it has turned white or gray or if there is bare dirt showing. 5. Weeds: Lawn and plant beds should be free of weeds. Remember to treat or pull them on a regular basis. 6. Lawn: Your lawn should be mowed at least once a week to every 10 days during the growing season.
HOA DUES AND HOW TO MAKE PAYMENTS As you may know the annual HOA assessment will be $1200, which will be paid in three (3) payments of $400, due January 1st, March 1st and May 1st. Service area fees for the Springs, Hillcrest, and Fellowship Townhomes will remain unchanged. Please note that you may pay your dues online at the SterlingLife site or the CMA site. You may also mail your check to the corporate office or bring the check to the Clubhouse. • Mail your check to: SOTL Community Association c/o CMA P.O. Your Neighborhood needs your help!! Sterling has a solid and active volunteer committee network that supports and assists the HOA Board of Directors and the Property Management Team in our neighborhood's short, medium, and long-term planning. We currently have seven committees: •

As Sterling continues to grow and develop, we must continue to strengthen our committee membership to ensure the long-term success of our neighborhood. We need YOUR help!! Please consider becoming an active committee volunteer and, by doing so, become an active and constructive voice in your neighborhood. It is a commitment that will benefit you, your family, and your neighbors for many years to come. We do have some current areas of specific need. The Finance Committee helps to prepare the draft annual budget. They also analyze expenses, projections, reserve spending, and major contract renewals. This committee is vital in preparing and presenting information to our Board to allow informed and responsible financial decisions, both now and in the future. No specific financial or accounting experience is required; we hope to add neighbors who are simply interested in balancing a budget and making sure we get maximum value for our annual contributions. Even though some of our committees are focused on a particular area, we can still use help outside of the specific committee focus. For example, the Sterling Tennis & Pickleball Committee could use someone to handle marketing needs. Responsibilities include submitting articles and photos to the Activity Director on a bi-monthly basis for the Sterling-life magazine, designing & posting flyers to bulletin boards at Courts 1 and 4, and helping with the Tennis & Pickleball web page Sterling-life.com. The Safety & Security Committee is one of the 16
neighborhood's newer committees. It was established late last year. This committee is looking for several volunteers who can commit to one meeting a month and will help research and organize events for the community – for example, CPR classes, child car seat safety, bike safety, and neighborhood security events, to name but a few. This will be a tremendous resource for the neighborhood moving forward, and we need your help in getting this committee fully staffed! The SOTL Pool Committee is one of our busiest committees and needs new members to ensure we are meeting and balancing the diverse needs of the SOTL demographic when it comes to all things poolrelated. The Pool Committee works closely with our pool contractor to ensure a safe and fun pool season. They work diligently every year to provide a Summer season that includes Swim Team, swim lessons, and pool events & parties. If you have ever used the pool in our neighborhood, you have benefited from the work of this committee. Please consider giving some time to this busy neighborhood amenity. The Landscape Committee works with the Russell Landscapers and CMA to develop and maintain the landscaping throughout the neighborhood. We ride around with Russell once a month, spearhead projects to refresh our current landscaping, create a gardening calendar for residents to help with their landscaping needs, and analyze our landscaping needs for the future. Anyone who enjoys our beautiful community and would like to share their time and energy would be welcome. Finally, if you enjoy fishing in the lakes or hiking the trails and enjoy wildlife, we need your help on Lake & Trails Committee. We need neighbors willing to devote at least 2 hours a month to attend the monthly meeting and walk the trails to report any issues, concerns, or problems back to the Committee. In addition, we need periodic volunteers who are willing to donate time for special projects such as a clean-up day or the fishing tournament. If you can volunteer any time to your neighborhood committees, please reach out to the Clubhouse. Please consider becoming an active volunteer in our neighborhood; it benefits us all and is an investment in the future of our community!

Safety and Security Committee Article With tax season soon upon us, the Security & Safety Committee wanted to offer you these tips to avoid scams. This list isn't exhaustive, but it should help keep your money in your pocket all year long! 1. Never click on a link in your email, text messages, or social media messages. If it is a site you need to visit, type the domain into your browser bar manually. 2. Do not click the ads when searching for a company since anyone can purchase those positions, including people attempting to steal your information. 3. Look up any phone number yourself via a search engine or phone book and call the company that contacted you. Do not trust a number emailed or texted to you. 4. Any message with poor spelling and grammar is likely a scam. Any urgent or demanding message is almost always an attempt to steal your money. 5. Never give any private information to a third party unless you initiate the transaction. No reputable party

will call asking for your SSN, bank account number, password, etc. Never open attachments without verifying they are from a known and trusted sender. Lakes and Trails Committee The Lakes & Trails Committee is proud of the following accomplishments. Steps have been embedded at the Lake Side Trailhead to make access to this trail from Lake Crossing Dr. easier. A railing is planned for additional support. A patio and fire pit have been added to the lakeside pavilion. Come on down and enjoy a fire by the lake! A HUGE thanks to our HOA board for supporting these enhancements to our community.

Outdoor Modification Requests As you are planning for that new deck or that new pool addition, please keep in mind that any modification to the exterior of the home must be approved by the Association. Please plan accordingly for all projects, including holiday and birthday gifts. Failure to receive prior approval may result in unauthorized modification fines. The Design Review process is outlined below: 1. DRC meetings to review applications are scheduled every 2 weeks. Contact the HOA office to confirm when the next meeting will be held. All documentation (2 copies) must be submitted the Friday before the meeting date. 2. Modification Application – can be found under the documents tab on www.sterling-life.com 3. Supporting Documentation – ensure all required documentation, including but not limited to, paint samples, roof shingles, plat/survey site, materials lists, renderings, etc., are included with your application. Failure to provide the required documentation may result in delays in the processing time. 4. Review Fee – there is a $75.00 review fee for most projects. Please confirm with the checklist if there are additional fees required. All fees must be paid prior to starting the review process. Fees are payable via check or money order. Sterling on the Lake Tennis and Pickball Tennis Programs: The Sterling tennis and pickle ball community continues to grow! Our new tennis management company, Threadgill Tennis managed by Travis Threadgill has been very busy and we have seen immediate growth in our junior program as well as adult drills/lessons. We are excited to see so many on the courts over the winter months. The resurfacing will take place between winter and spring Alta seasons in early March. LED lights have been ordered for all tennis and pickle ball courts in the community. Installation is pending delivery and scheduled for mid-March.
