SAFETY CONCERN FOR NEIGHBORHOOD TEENS

Last week I had a meeting with two concerned mothers of preteen and teenaged children in the neighborhood and I wanted to address the community on their reports. I would like to start off by saying that one of the nice things about Tradition is the outdoor spaces where children can go to play and get fresh air. I don’t know about you but when I was a kid, I was outside until right before dark and rarely spent anytime in doors. Today, kids seem to spend so much time inside playing video games or on social media. As a parent I can relate with the importance of having a safe environment where my kids can play outside. The ladies that I met with shared a few events that have made their children feel uncomfortable when in the neighborhood and using the amenities: 1. One of their children who is 16 years old and has driver’s license was followed home by a resident, their picture was taken and when the child went into the house the vehicle turned around and drove away. The child was a little freaked out by this. Now I understand that we have an issue with underage children driving golf carts, but we need to be mindful on how our actions might make some one feel. The appropriate course of action is to obtain the golf cart number and have the number looked up; management nor residents want to be in the business of following kids around on golf carts. If you happen to know who the child is the only appropriate action is to speak to their parents or report it to the office. Please do not approach the children or do anything to make them feel threatened. 2. When playing at the amenity on the pickle ball court with the appropriate equipment, they have also been approached and questioned by adults about who they are and where do they live. In this circumstance I understand that this person may have been wanting to protect the integrity of the amenities, but your actions made the children feel uncomfortable and threatened. A similar situation occurred when one of their children was riding a skateboard at the amenity. The adult watched them and took a picture of them and made the child feel very uncomfortable. I

have also heard of this happening in different instances around the pond. Please be mindful that it is not possible for you to recognize every person at the amenity or pond area and that we do have a lot of new families moving in every week. It is not fair for their children to feel uncomfortable because adults are taking pictures of them, following them or questioning them. Now if there is truly something going on where vandalism or abuse of the amenity is occurring please report this to the police and notify the management office, but I urge you not to approach the situation. We understand that these actions are most likely well-intended and that we have a lot of residents that want to protect the neighborhood but want you to understand that some of these things can have the reverse affect and actually take away from what makes Traditions an awesome place to live for families and people of all ages. The children involved in these situations now don’t feel comfortable going out to play in their own neighborhood. Parents, you can help by taking to your children and asking them to be sure that they are following the rules and not causing damage to the properties, we did have some reports of ding-dong ditch and minor vandalism over the holiday but there is no way of know if the responsible parties lived in the neighborhood or not. So please talk to your kids and go over the neighborhood rules with them and ask them to make sure that they are being followed.

Payment coupons are not statement of accounts and only show the amount being assessed for the year, they do not show credit balances or balances owed (sorry to keep repeating these items, but I keep getting the same questions). Once the park is completed, they will remove the turbidity curtain and clean that area of our pond if any silt may have gotten through. The stained water will ultimately dissipate over time with help from our fountain and the water will be back to normal. As it pertains to home construction, we toured the neighborhood with Jackson County and received positive feedback with only a few improvements that needed to be made. These are mostly covering the storm drains properly to insure no water pools in the street. The builders have been notified and are making the corrections. Chance is also removing any old drain filters that were left by the builders. We will continue to stay on top of this especially those lots that might drain to the golf course. Jackson County has done this at their expense and is committed to making sure we are properly protected via County and State guidelines.

In 2020 a total of 118 new homes sold in Traditions. There are currently 63 homes under construction, of these there are 17 presales and 46 specs (16 of the specs have been sold). This is a lot of activity which naturally can cause some inconveniences for owners and your patience is appreciated while driving through the neighborhood and as construction is taking place near your homes. GOLF AND COUNTRY CLUB

Traditions Golf and Country Club is excited to announce that we have hired the General Contractor for our restaurant renovation/expansion. We are confident that they will do an excellent job on our muchawaited project. We have finalized our permits and have cleared out the restaurant to prepare for demo. Keep an eye out for upcoming progress reports and details on our groundbreaking ceremony. 2020 was a very successful year for Traditions Golf and Country Club. We have more than doubled our membership, crushed multiple financial/rounds records, and completed many improvements to the member experience. We are very optimistic about the state of the club and are beyond grateful for the support of our community. COVENANT ENFORCEMENT

From December 14 to January 14th 68 violations were generated; of those 43 have been closed, six were escalated, and 19 were new. Below

is a snapshot of the types of violations generated. Thank you to those that quickly addressed violations last month! It is never our goal to assess fines and we love to close violations! Please be mindful of the following: • Trashcans must be stored out of view from the street or neighboring properties; • Individual Yard/Garage Sales are not permitted. The Community hosts two community wide Yard Sales during the year. The next one will be in the Spring of 2021. • Please submit a modification request for any changes to exterior of your home; • Please keep your property in a clean, well-kept manner (yard tools, debris etc. should be removed promptly). This is including the rear of your home when your yard is visible from the golf course, any street or neighboring property; • Please ensure that your lawn has been properly treated for weeds and fertilized; lawn maintenance should occur on a regular basis and your lawn and landscape beds should be free of weeds and grass and ample pine straw or mulch should be installed at least twice per year; • Automobiles, trucks and vans must be parked in garages or driveways and may not be parked elsewhere on the property. Unlicensed or inoperable vehicles are considered a nuisance and will be removed. No motorized vehicles are permitted on pathways or unpaved common areas. For example, golf carts should not be operated on sidewalks; • Recreational vehicles including but not limited to motor homes, boats, jet skis, trailers, motorcycles, minibikes, scooters, go carts, golf carts, campers, buses, commercial trucks and vans must be parked in garages or be subject to removal from the property. Recreational vehicles may be operated on the streets within the neighborhood by a licensed driver in accordance with Georgia law; • The exterior of your home (to include the roof) should not have any rotting wood, missing shutters, peeling paint, mold or any other unsightly condition; • Yard signs are not permitted. If you have a contractor working on your home, please make sure they do not place a sign in your yard; • All pets should be leashed or otherwise controlled by the owner when outside a Unit and shall not be allowed to become a nuisance by barking or other acts. Owners must clean up after their pets; • Mailboxes should be properly maintained. You should have brass numbers on both sides of your mailbox, paint should not be faded or peeling, and post should be strait. 30 Minutes Serves 4 This simple Asian dish is super-healthy and will have your tastebuds singing. It’s only 211 calories, too. Ask your fishmonger for sashimi-grade tuna

INGREDIENTS • tuna loin 1 long, 300-400g • groundnut oil 1 tsp • black and white sesame seeds 2 tbsp • English mustard for brushing • microleaves, baby salad leaves or chives to serve

TATAMI SAUCE • grated ginger 1 tsp • spring onion 1, finely sliced • soy sauce 1 tbsp • sesame oil 1½ tsp • lime juice 1 tbsp

DIRECTIONS STEP 1: Rub the tuna all over with the groundnut oil, then season with salt and lots of black pepper. Put the sesame seeds on a flat plate. Brush a little more oil over a non-stick pan. Sear the tuna for about 20 seconds on each side. Take out of the pan and brush very thinly with mustard, then roll quickly in the sesame seeds to coat. Wrap in clingfilm and chill in the fridge for 20 minutes. STEP 2: Mix the sauce ingredients together. To serve, use a very sharp knife to cut the tuna into ½cm slices. Arrange on a platter and scatter over the microleaves and chives. Serve with the sauce.

Donations to iServe Ministries for Toys for Tots December 2020 Our Empty Nesters group invited our community to give to the Toys for Tots in conjunction with iServe Ministries for Jackson County children who would otherwise not have a Christmas. Once again our community ROCKS! We continue to show our hearts in everything we do. Though this has been a tough year for many, this year we were once again blessed to collect toys and gift cards for all ages in numbers that exceeded our expectations. It was enough to fill up a large pickup truck bed, whole interior and another full car and truck load. That’s a few hundred toys that went to our Jackson community kids through iServe. There were families who chose to give toys instead of presents for themselves, families that went beyond and sponsored whole families, and so many others. Jeff Grant from iServe, working with Jackson County and Toys for Tots, had a hot pancake breakfast and allowed children, that are in need of toys and have not been helped by another organization, to shop in the toy closet. Each child received several toys based on the number of children and the number of toys We are truly blessed to live in a community that shows love, caring and support that knows no bounds. 12 Financial Resolutions for 2021

Start the New Year right by reviewing and revamping your financial plan. Instead of hauling out those familiar New Year’s resolutions about eating less and exercising more, how about focusing on your financial well-being? Here are 12 resolutions that can help ensure your financial confidence in retirement. 1. Get your balance sheet in order. You can’t expect to reach a goal without knowing where you’re starting from. Update your personal balance sheet (assets versus liabilities, broadly speaking). If you’re retired, make note of the income you receive from Social Security, pensions, retirement plan assets or other sources. Everything proceeds from this first step, so take the time to bring these numbers up to date. 2. Review your budget and spending. How closely did last year’s spending match what you’d planned? Were unexpected increases one‐time items or ongoing costs? Where can you trim expenses? Although some budget items are fixed, a sharp pencil can produce significant savings on other costs. Start with what you realistically expect to have as income, then assign those dollars to your various expense categories, while also maintaining flexibility to account for things like healthcare that can’t be pinned down precisely. 3. Review your account titling. Account titling often occurs haphazardly, which can create problems down the line. If one partner dies and an account is titled only in their name, those assets can’t be readily accessed by the survivor. The solution may be creating joint accounts, but it’s not always that simple. Titling has implications across a range of estate planning issues, as well as other situations such as Medicaid eligibility and borrowing power, too. Review your account titling and discuss with your team of professionals. 4. Designate and update your beneficiaries. If you don’t correctly document your beneficiary designations, who gets what may be determined by federal or state law, or by the default plan document used in your retirement accounts. When did you last update your designations? Have life changes (divorce, remarriage, births, deaths, state of residence) occurred since then? Update your beneficiary listings on wills, life insurance, annuities, IRAs, 401(k)s, qualified plans and anything else that’d affect your heirs. If you’ve named a trust, have any relevant tax laws changed? Have you provided for the possibility that your primary beneficiary may die before you? Does your plan address the simultaneous death of you and your spouse? An estate attorney can help walk you through these various scenarios. 5. Evaluate your cash holdings. A certain amount of assets should be set aside in cash accounts that can be readily accessed – talk with your advisor about whether your current allocation strikes the right balance. Note that the cash portions of your brokerage and retirement accounts serve a different purpose and shouldn’t be counted as emergency reserves. 6. Revisit your asset allocation. Appreciation in one asset class or underperformance in another can leave your portfolio with a different allocation than what you originally intended. Revisit your current and ideal asset allocation at least annually and rebalance as needed (consider rebalancing with new contributions to help avoid capital gains taxes). Consider, too, whether you’re comfortable with your portfolio’s current level of risk. Risk tolerance isn’t static – it

changes based on your net worth, age, income needs, financial goals and other considerations. 7. Evaluate your retirement income sources. Most retirees have several income sources, such as Social Security, pensions, retirement portfolios, rental properties, notes receivable, inheritances, etc. Think about how secure each source is. Can you count on that inheritance? Would rental property vacancies interrupt your cash flow? Are the notes receivable backed by collateral? If too much of your retirement income is from less‐than‐solid sources, it may be time to reposition your assets. 8. Review your Social Security statement. If you’re not yet retired, go online and establish an account with the Social Security Administration – the SSA doesn’t mail out individual statements of accrued benefits anymore. Review your statement, and be sure all your earnings over the years have been recorded. Use the SSA’s online calculator to compute your benefits at various retirement ages. If appropriate, revisit your spousal plan and revise as needed. 9. Review the tax efficiency of your charitable giving. Think strategically about your contributions – for example, consider whether or not it’d make sense to donate low‐basis stocks in lieu of cash, or learn about establishing a donor advised fund to take an upfront deduction for contributions made over the next several years. Give, but do so with an eye toward reducing your tax liability. 10. Check whether your retirement plan is on track. What changes are needed given your current lifestyle and the market environment? Don’t fixate solely on your retirement assets’ value – instead, drill down into what types of assets you hold, what your expected cash flow will be, what your contingency plans are, what rate of return you’re assuming, what inflation rate you’re assuming and how long you’re planning for. Retirement plans have many moving parts that must be monitored on an ongoing basis. 11. Make the indicated changes. You should now have a good idea of your cash flow situation, what your retirement income picture looks like and where other challenges lie. Do you need to adjust your IRA contributions, other account contributions or tax withholding? Are you taking full advantage of your employer’s retirement plan options, particularly any contribution match? Go after any problems areas – or opportunities – systematically and promptly. 12. Check in with your advisor. Your advisor can help offer specialized tools, impartiality and experience earned by dealing with many market cycles and client situations. Communicate openly about what’s happening in your life today and what may happen in the future. Advisors can’t help you manage what they don’t know, so err on the side of over‐communicating. Establish a regular meeting schedule to review your portfolio and retirement plans.

CELEBRATE AMERICAN HEART MONTH AT TRADITIONS OF BRASELTON! From greeting cards to bright red boxes of chocolates, hearts can be found virtually everywhere during the month of February. While it’s no secret that the heart is a popular symbol of Valentine’s Day, what many people may not realize is that February is also representative of American Heart Month. Launched in 1964 by President Lyndon B. Johnson, American Heart Month is designed to grow awareness about heart disease while reinforcing the importance of heart health, the ways to achieve heart health and the need for continued research. Marking the single largest health threat to Americans, heart disease takes an average of 2,300 lives a day. With obesity being a leading cause of heart disease, healthy lifestyle choices – including maintaining a healthy weight through diet and exercise, getting regular checkups, controlling blood sugar and cholesterol, and treating high blood pressure – are the most effective ways to maintain good heart health. As a lifestyle-centric community with a wealth of amenities just beyond your front door, Traditions of Braselton makes it easy for you to celebrate American Heart Month and embrace a healthy lifestyle all year long! • Walk Your Way to Heart Health – In addition to miles of sidewalk-lined streets on which to stroll, you can take your daily walk “off-road” by exploring our community’s natural walking trail – which will add another 1/3 mile to your trek. You will find it tucked away off Traditions Way. Because most of our community is relatively level, it’s easy for neighbors of all fitness levels to get started. As you become more comfortable, challenge yourself with a new route that includes more hills. Early in the day or just before dark are the best times of day to walk, rather than during the heat of the day (depending on the time of year) or in the dark when you may be in danger of not being seen by drivers. • Grab a Racquet – From tennis to pickleball, the courts at the heart of our community offer another great way to get and stay fit. They both offer a full body workout, improve aerobic health, burn calories, improve bone health, boost brain power, enhance flexibility and coordination, lift your mood and improve cardiovascular health.

• Swing on Over to the Golf Course – According to Harvard Medical School, walking an average course for a round of golf can be as much as four miles. If you walk 18 holes three to five times a week, you’ll achieve the optimal amount of endurance exercise for your heart. If you pull your clubs or carry them, you’ll burn more calories per round, and benefit even more. While you may not want to walk the entire length of our 18-hole course, you may park your cart a little farther away from each hole to get in enough of a walk to get the blood pumping. • Tap a Lap – Once summer returns and our junior Olympic-sized pool reopens, you might want to hit the deck early in the morning to get in a few laps. According to the Swim Strong Foundation, this aerobic exercise strengthens the heart and leads to better blood flow. Research has shown that just 30 minutes of swimming a day can reduce coronary heart disease in women by 30-40%. • Climb Aboard – Our state-of-the-art fitness center is filled with equipment that is designed to get your blood pumping and improve heart health. Find your favorite machine or create a routine that includes a mix of treadmill, elliptical, stationary bike, leg press and dumb bell exercises. While it’s by appointment only now for the safety of our residents, the fitness center will be accessible 24-hours a day again once the pandemic has ended. • Class is in Session – We are fortunate to have residents who provide a number of fun, heart-healthy classes in the Owners Clubhouses. Enjoy a regular rotation of yoga and cardio kickboxing classes close to home. They prove a great way to stay healthy and meet your neighbors!
