WINDERMERE WELCOMES NEW ASSOCIATION MANAGER, SETH DAUGHERTY With the start of a New Year, we welcomed a new face in Windermere! Association Manager, Seth Daugherty, has joined the Windermere team. Seth replaced Josh Laskowski as the current manager and will be responsible for all aspects of the community. Seth has 16 years of industry experience and brings with him a wealth of knowledge. He is well versed within the Community Association industry and is excited to begin the year at Windermere. Seth may be contacted directly at Seth. Daugherty@fsresidential.com. A MESSAGE FROM THE POOL COMMITTEE The Windermere Pool Committee is seeking four interested Homeowners to serve on the Committee for 2022, who would like to provide ideas and input regarding our pool facility, procedures and policies. The Committee meets monthly from February through November, interacts with our Property Management Staff and Pool Management, and makes recommendations to our Board of Directors. CAT PERSONALITY AWARDS Cats certainly do not lack personality! They can be outgoing, snuggly, shy, independent, energetic, relaxed and everything in between. However, certain breeds tend to exhibit certain traits more strongly than others.

Below are some cat personality awards from some of my recent research and knowledge.

FRIENDLIEST: Main Coon - This larger cat has a big heart to match and is often very social. He will be happy and content to curl up in your lap or follow you around the house. They make excellent family pets because that means more people to love on!
CLEANEST CAT BREED: Sphynx - Hairless breed, very affectionate and certainly won’t need a lint brush!
Also outgoing: Ragdoll, Siamese and Burmese MOST LAID BACK: Ragdoll - This gentle, calm, soft and silky feline is friendly without being demanding. They are normally very cool sharing a house with other pets and kids. They don’t stress much about routine changes or even being carried around a lot. Their motto seems to be “it’s all good”. Others with these traits : Scottish Fold, British Shorthair and Birman MOST PLAYFUL: Domestic Shorthair - They make up 90% of cats in the U.S. with more than 80 colors and patterns and are a melting pot of different breeds. They were originally working cats used to hunt mice and other critters on farms. They still love to stalk, hunt and pounce on toys and play games with their owners, so expect to spend lots of energetic playtime together.
Other neat freaks - Siamese, Russian Blue The Best Cat for FIRST TIME CAT OWNERS : Toss up between • Main Coons who are super friendly, charming and adapt well to various living conditions • Siamese who are clean, love to talk and are loyal • American Shorthair who are smart, playful and independent Remember, most cats especially those found in shelters are a mix of breeds which just means they often combine the best of all personality traits! There are so many in search of warm and loving homes. I am confident you will find your little soulmate!
Other playful breeds - Siamese, Main Coon, Manx MOST INDEPENDENT: Persian - Popular breed which has been around since the 1600’s. Pretty satisfied doing their own thing. Gentle, docile and quiet, they don’t insist on a lot of attention. They

SWIM TEAM NEWS
THE WINDERMERE WAVES ARE LOOKING FORWARD TO THE 2022 SEASON! Come join us in the swim team fun this summer registration for the 2022 season will open by March 1, 2022! The Waves swim team is a recreational team open to all children 5 years or older who can swim 25 yards unassisted. We focus on building stroke technique, team camaraderie and enjoyment for the sport. Swimmers will learn how to do all 4 strokes - freestyle, backstroke, breaststroke and butterfly (freestyle and backstroke only for 6 & under age group). Swimmers will also enjoy fun activities such as treat days, “Fun Friday’s”, themed meets and swimmer of the week awards. Waves practices typically begin in early May and continue through the end of June. Swim meets are usually held every Thursday in June (5:30pm start time) at local Forsyth neighborhoods with 2-3 meets taking place at home in Windermere. We also have a Ripples program for our younger swimmers (usually 4-6 years old) who may not yet be ready for swim

team with whom our coaches work closely learning water safety, floating, kicking and basic stroke work. Ripples is a 4-5 week program that begins in June after school is out. There will be a parent informational meeting in March - date and time TBD. The registration process will be reviewed along with all major topics for the season. We encourage all parents to attend. Ankle Biters Tennis (ABT) is now available in Windermere. ABT specializes in introducing tennis to children 10 and Under. We offer Wednesday classes for 6 and Under, 8 and Under and 10 and Under. Ankle Biters is focused on keeping tennis fun while staying on schedule with online classes, thus avoiding inclement weather and cancellations. SQUEEGEES AND BATT TOWELS ARE HERE FOR YOUR RAINY-DAY RELIEF As the winter weather is upon us, please remember there are multiple tools at our courts to help dry your courts. They each serve a specific purpose, so in order to extend the life of these tools, please use them accordingly. Upon arriving at your wet court, please use a roller or pull squeegee to spread out the large amounts of collected water. The BATT towels are to be used once the water has been dispersed to help dry the court in a more efficient manner. HEALTH TIPS! WHAT IS BLOOD PRESSURE? An individual’s blood pressure is defined by two measurements: • Systolic pressure is the pressure in the arteries produced when the heart contracts (at the time of a heart beat) • Diastolic pressure refers the pressure in the arteries during relaxation of the heart between heart beats Blood pressure is reported as the systolic pressure over diastolic pressure (eg, 120/70 or “120 over 70”). Untreated high blood pressure increases the strain on the heart and arteries, eventually causing organ damage. High blood pressure increases the risk of heart failure, heart attack (myocardial infarction), stroke, and kidney failure. HIGH BLOOD PRESSURE DEFINITION The following definitions were proposed in 2017 by the American College of Cardiology/American Heart Association (ACC/ AHA). • Normal blood pressure — Less than 120 over less than 80. • Elevated blood pressure — 120 to 129 over less than 80. People with elevated blood pressure are at increased risk of developing hypertension and cardiovascular complications; however, medications used to treat hypertension are not known to be beneficial in people with elevated blood pressure.
HIGH BLOOD PRESSURE DIAGNOSIS Many people are anxious when seeing a doctor. As a result, you are not diagnosed with hypertension unless your blood pressure is persistently high at two office visits at least one week apart. The only exceptions to this are if the blood pressure is very high or if you have damage from high blood pressure, such as heart, eye, or kidney injury. Before a decision is made to begin treatment, you may be asked to measure your blood pressure at home or work. HIGH BLOOD PRESSURE TREATMENT Untreated hypertension can lead to a variety of complications, including heart disease and stroke. The risk of these complications increases as your blood pressure rises above 110/75, which is still in the healthy range. Treating high blood pressure can reduce your risk of heart attack, stroke, and death. Lifestyle changes — Treatment of hypertension usually begins with lifestyle changes. Making these lifestyle changes involves little or no risk. Recommended changes often include: • Reduce the amount of salt in your diet • Lose weight if you are overweight or obese • Avoid drinking too much alcohol
• Stage 1: 130 to 139 over 80 to 89
• Stop smoking
• Stage 2: At least 140 over at least 90
• Exercise at least 30 minutes per day most days of the week
Most adults with hypertension have primary hypertension (formerly called “essential” hypertension), which means that the cause of the high blood pressure is not known. A small group of adults has secondary hypertension, which means that there is an underlying and potentially correctable cause, usually a kidney or hormonal disorder. PREVALENCE OF HIGH BLOOD PRESSURE How common is hypertension? Nearly 50% of Americans suffer from it! Hypertension is more common as people grow older. In the United States, for example, hypertension is present in 76 percent of adults aged 65 to 74 years and 82 percent of adults aged 75 years or older Unfortunately, many people’s blood pressure is not well controlled. According to a national survey, hypertension was in good control in only 47 percent of adults. HIGH BLOOD PRESSURE SYMPTOMS Hypertension is underdiagnosed and undertreated because many people do not have any symptoms associated with it. However, despite lack of symptoms, the risk it poses still per16
sists. In some people, severe elevations or rapid rises in blood pressure may cause headaches, vision changes, chest pain, and shortness of breath.

Medicine — A medicine to lower blood pressure may be recommended if your blood pressure is consistently high, usually at or above 140/90. Treatment with medicine is recommended at a lower blood pressure for some older people and for those with atherosclerosis (fatty deposits lining the arteries, as in coronary heart disease, stroke, or peripheral artery disease), diabetes, or chronic kidney disease. There are many different classes of blood pressure medicine and the choice of therapy should be tailored to the patient and his or her other issues. WHAT SHOULD I DO? • Have your blood pressure checked at least once or twice per year. • If elevated, DO NOT IGNORE IT. • If prescribed medication, TAKE IT; it will impact your longterm health in a significant way. Section 1.01 Modifications Requiring Approval Every structure or thing which is placed, erected, or installed upon any Unit and all improvements or other work (including staking, clearing, excavation, grading, and other site work, exterior alterations of existing improvements, or planting or removal of landscaping) which takes place within Windermere, must be in compliance with the Declaration and the Architectural Guidelines. New construction or any change or modification that is visible from the outside of a residence is subject to these guidelines and the authority and approval of the ARC. Section 1.02 Submittals (a) Process A three-step process as follows: (i)Complete online Application for Modification form (ii) Gather required supporting documentation (iii) Submit Application and supporting documentation to the Property Manager – PLEASE NOTE THE DATE RECEIVED BY THE PROPERTY MANAGER MAY DIFFER FROM THE DATE PRINTED ON THE ONLINE APPLICATION FOR MODIFICATION FORM
(b) Fee for the process There are no fees for the standard review process for ARC Applications. However, per the Financial Policies and Procedures Applications to the Architectural Review Committee for changes, alterations, additions, or deletions to property by delinquent homeowners will not be considered until all obligations for that individual property are resolved. Certain projects such as but not limited to, an addition to a residence, new construction and pool/courtyard

additions may require review from a licensed architect. These types of projects shall be subject to additional review fees as determined by the Board or their designee. The property owner will receive notification of additional fees once an application has been submitted and all fees must be paid prior to starting the review process. Fees are payable via check or money order. If you wish to expedite the standard review process for your ARC Application which would not require review by a licensed architect rush fees will be charged as follows: Approval in 2-4 Days once a complete form is submitted - $100 fee payable at the time of submission. Approval in 5-7 Days once a completed from is submitted - $50 fee payable at the time of submission. At the discretion of the Association Manager, certain projects may not be permitted to be rushed. Applications may be submitted at any time, with an average processing time of 14 business days. Please plan ahead for all projects, including holiday and birthday gifts. Failure to receive prior approval for any and all projects is subject to sanctions for violation including unapproved modification fines starting at $200. Please contact us at windermereactivities@ comcast.net if you do not receive a decision letter. Ensure all required documentation including but not limited to: (paint samples, roof shingles, plat/survey site, materials lists, renderings, etc.) are included with your application. Failure to provide the required documentation may result in the application not being accepted or delays in the processing time.
