HOA PRESIDENT UPDATE
Community Updates
Dear Residents, As you know, we have two large issues in the Windermere community involving Daves Creek. Below is some information to share what we know thus far: Update on Daves Creek/Trammel Erosion: We have been told that the ongoing erosion and bank deterioration has been discussed between the County and the Golf Club. It is our understanding that the repair and restoration of the area will be happening very soon. Update on Village Center Lane Erosion Problem: To recap, late last year Windermere experienced a major erosion event on Village Center Lane – the road that connects Farrington/ Grandview to the Lodge Parking Lot. The Board has put together a Committee to investigate and make recommendations to the Board. The Committee consists of Board member Richard Clark, the GM of the Golf Club, Property Manager Josh Laskowski, and a Windermere resident who is the Chief Engineer for a neighboring city. The Committee has now heard back from the County Engineering Department, and the County is strongly recommending a re-build of the culverts as they were. In this way, no costly and time consuming Environmental Impact Studies would need to be done. That is, if the Board wanted to replace the access road with a bridge, or use another water flow system, the County would need to evaluate the effect of that plan on Dave’s Creek flow, the upstream floodplain and changes to the flood elevations downstream. That would also involve federal oversight and add a substantial amount of time to the project. The Committee has been in contact with one Civil Engineering firm, and will approach two others, as per our financial governance policies. At the January Board meeting, the Committee reported back to the Board, and sought authority to spend up to $10,000 on the Engineering study. The study is necessary, as construction documents, county engineering approvals and bid documents are required for rebuilding the infrastructure and procuring construction contractors. The Board approved the expenditure, and approved of the tentative Committee timeline below.

Present until February 1 – Collect bids from three Civil Engineering firms. February – Engage firm for evaluationand present needed scope of work March – Committee evaluates and accepts Engineering firm’s recommendation; recommendation made to full Board for Approval to move forward April – bid out project to Construction Firms April – Construction commences July 1 – Estimated Completion Date Cost. At this point, we still do not know. The Board has set aside $250,000 for the project, but we expect it will cost more, perhaps even much more. We have heard from many of you that do not access the road, and don’t see a need to fix it. We hear you, but you must keep in mind that what exists now is not acceptable to the County, as it has and will continue to affect water flow both up- and downstream. And it is our problem to fix. It is our land. Not the County’s land, nor the golf course’s land. We wish that wasn’t the case, but facts are facts. If you would like to provide input, please feel free to contact Board lead Richard Clark at juniordrums@hotmail.com, or Property Manager Josh Laskowski at josh. laskowski@fsresidential.com. While we realize that many in the three most-affected neighborhoods likely wish this project could be completed faster, that’s just not how construction projects of this magnitude work. It likely won’t make you feel any better, but three of the seven Board members live in the affected neighborhoods, with two more living in Southgate. In other words, we share your pain.

FREQUENT VIOLATION REMINDERS We understand that no one wants to receive those pesky violation letters! The most frequent violations that can be easily avoided are: GARAGE & YARD SALES Individual or neighborhood garage sales, moving sales, rummage sales, yard sales or similar activities within Windermere are prohibited. Community-wide events have traditionally been scheduled twice per year.
LAWNS TRASH CANS They must be stored out of view from the street. They cannot be stored on the side of the house or by the garage.
Rule Update: Trash and recycling containers should be placed at the curb for no more than 48 hours. Generally, this is 24 hours prior to pickup and 24 hours after pickup.

Greetings from The Windermere Architectural Review Committee, FOR A COMPLETE COPY OF THE ARC GUIDELINES PLEASE CLICK HERE. As we ended 2020, we have had the opportunity to add new members to the Committee. With our new members, comes new ideas and new perspectives. This has led to our 2021 initiative, A Community-Wide Communication Campaign. It is the Committee’s goal to evaluate and streamline the existing ARC Guidelines, Standards, and Procedures. The Committee will evaluate each section and add, remove, and edit where needed. This will be done while highlighting and communicating areas of focus to the community to ensure that Windermere is the premier community in South Forsyth county. Every few months the Committee will be highlighting areas that we have asked the Compliance officers to focus on. These will be the areas that the Committee has updated in the guidelines. To start the communication campaign, we would like to highlight the areas that have been discussed thus far, and will be focused on during compliance and ARC inspections: Section 2.05 Landscape (b) Tree Removal and Replacement Standards
the view of the home. Shrubs past their useful age or ones that are hollow/holey/see- through should be removed and replaced if necessary. Dead or partially dead shrubs should be removed and replaced if necessary. Mulch (and ground covering) Rock is not an approved ground covering. (ii.) Rock Rock may be approved in areas where water runoff is problematic only with ARC or management approval. Additionally, large boulders and oversized rock as an accent may be approved with ARC and management approval. The following rocks have been approved: • Large Boulders and Landscape Rocks: Larger rocks used to create beautiful centerpieces for different landscapes. These large rocks can be anywhere from half-man to 4 or 5 man in size, making them incredibly heavy. These sturdy giants are useful for supporting decorative gardens, building bench rocks, and building outcroppings as well.
a. There should be at least one street tree per property.
• Two to Six-Inch Quarry Spalls: These larger, jagged, baseball-sized rockery rocks are often used in smaller retaining walls, or embedded in wet landscapes to provide greater stability for building other structures. Spalls can be compacted fairly well while still allowing water filtration.
b. If owner desires to replace a street tree it must follow the prelisted stipulations.
• Rocks that are NOT permitted include, but not limited to.. River Pebbles, Crushed Gravel, and Pea Gravel.
Street Trees 1. (vi) The ARC will approve removal of a street tree under the following circumstances.
c. If a tree is removed and not replaced, owner should remove the stump, level the ground and add sod or approved landscaping in that area d. ARC may approve removal of all street trees under certain circumstances should the yard have extra landscaping and shrubs to compensate for lack of street trees. Pruning (iii). All street trees limbs should be cut to hang no lower than 12 feet from the ground surface. Beds should contain an adequate amount of shrubs to accent the home without being overcrowded. Empty beds are not permitted. Shrubs should be neatly trimmed and accent the view of the home without exceeding the homes aesthetics. Shrubs should not be so large that they cover

Section 2.07 Maintenance (e.) (xv.) Play equipment/trampolines and other exterior structures in the backyard should be kept in good repair. Dilapidated, ripped or deteriorating structures should be removed, repaired or replaced. We look forward to receiving feedback and working with the management, Board, and community during 2021. 2021 Pool Stickers are Available Now! All residents who have paid their full annual assessment ($1,100) for 2021 and have a zero balance on their account may begin claiming their pool stickers today.
Important Information Regarding Receiving Your Pool Stickers! When receiving your pool stickers, you will be asked to acknowledge that you have read and will comply with the Pool Rules. The current pool rules and acknowledgment form are available on our website. Please complete the Acknowledgement in its entirety and bring it with you to the Lodge when you pick up your stickers. Please note, the form must be signed by the homeowner. Children, Nannies, and other Relatives are not able to sign
the form in place of the homeowner. YOU ARE REQUIRED TO BRING YOUR ACCESS CARDS WITH YOU. NO STICKERS WILL BE GIVEN OUT FOR ANY ACCESS CARDS NOT PRESENTED IN THE OFFICE. Only 2 ACTIVE Access Cards** are allowed per household. The Staff will only be allowed to activate and provide a pool sticker for a maximum of 2 cards. * The lodge office may be closed during normal business hours on certain days for lunch between 1pm and 2pm and/or as needed for site inspections . **Replacement cards are available for purchase. The cards are $25.00 payable either by check or money order only (no cash or credit cards accepted).

Ankle Biters Tennis Ankle Biters Tennis (ABT) is now available in Windermere. ABT specializes in introducing tennis to children 10 and Under. We offer Wednesday classes for 6 and Under, 8 and Under and 10 and Under. Ankle Biter’s is focused on keeping tennis fun while staying on schedule with online classes, thus avoiding inclement weather and cancellations. TENNIS NEWS Pickle Ball Open Play Has Begun Open Play Pickleball is now being held for all Windermere residents two days a week. No reservations needed – just join us up at the pickleball courts on Thursdays from 6:30-8:30pm or Sunday afternoon from 1:00-3:00pm. Our Windermere Pickleball Coordinator, Robin Wolfe will be on hand the first couple of sessions to help organize play. As long as there is interest, we will continue with these times every Thursday and Sunday. For all other play times, we ask that you continue to reserve your courts on the Kourts.com app in order to ensure a court will be available. Lodge & Fitness Center The Fitness Center was re-opened in June on a limited basis. We are glad to announce that we have been able to open the gym back to its full operations. Please read all posted signs before entering the gym. Although we have increased gym cleaning by our professional cleaning company to 3 times per week, as a courtesy to other residents of your community, please remember to always clean equipment before/after usage, and employ social distancing. Lastly, please limit your work out to no more than 2 hours when others are wanting to use the facility.

I thought it would be fun to research some interesting pet facts, so I found these on “PET RETRIEVER” from 2019 and picked out a few of my favorites.

Other popular pets in the U.S. include birds (7.9 million); small mammals like hamsters and bunnies (6.7 million), reptiles (4.7 million) and horses (2.6 million). 12. Nearly 85% of Americans had a pet growing up.

No Better Year to Celebrate Our Teachers, FoCo! At 11:30 a.m. on Friday, March 12th, the Forsyth County Chamber of Commerce and Forsyth County Schools will virtually host the annual Celebration of Excellence, presented by Northside Hospital Forsyth. One of the Chamber’s largest community events, the Celebration of Excellence recognizes the importance of investing in the education of youths. All Chamber and community members are invited to celebrate the community businesses (“Education Partners”) that help schools and students alike throughout the year and honor some of Forsyth County’s best and most influential teachers at this annual event. The Virtual Celebration of Excellence will also congratulate all of FoCo’s Teachers of the Year and announce the 2021 Forsyth County DistrictWide Teacher of the Year. 20

Annual Assessment Reminder The second installment of the annual assessments are due on or before April 1st. Payments received after that date are subject to a 10% late fee. Please remember to mail or submit payments at least 7-10 days prior to the due date. Be sure to include your coupon with your payment in order to assure your payment is posted to the correct account. For your convenience, payments may be dropped off at the Lodge. However, payments are not processed in this office and are mailed to the processing center in New Jersey. Payments will not be accepted at the Lodge after March 16th so that we can allow ample time for the processing center to receive them and post them to your account by the due date. Per the Windermere Financial Policies and Procedures, late fees will not be waived under any circumstances.
